My relationship with JW ends next month. The owner of the property we are renting from wants to sell once our lease ends. We were given two months notice. Still a scramble to find new housing, but that's double the legal requirement for notice. In our two years together, I felt I was well taken cared of. The house is gorgeous and OLD and things happen. Maintenance requests were responded to promptly. Usually by the following business day, we'd already get a call from the maintenence team. Nine times out of ten, they came the same day to either view or address the issue. A few things have had to be replaced and that was also done promptly. The maintenence team, LOVE THEM ALL! My favorite experience with JW is their response to post-hurricane damage. We've had a couple big ones pass, including Ida. Notices were sent out saying they'd come to inspect exterior damage on all properties, no need to submit requests. On two occasions, our fence in the backyard was knocked over or knocked out on certain parts. Since Ida was so bad and we didn't have any urgent repairs needed, we waited to contact maintenence. One day, Ben knocks on our door to inform us he cleaned up the storm debris from our yards. Whaaaa?! A few weeks later, our back fence was repaired. Again, no maintenence request submitted. JW has been managing the rental of my home for 9 years. Hiring them was the best decision I could've made. They have a team of in-house pros who do the maintenance and repair work as needed. This is important because it means the work they do on the home is of the highest quality. They have consistently found wonderful tenants for the home. They are fast to reply to tenant requests. I have had a terrible experience as a tenant in a property managed by JW. Over the summer, the central air unit broke. It literally took them 2 1/2 days to fix. Temp in the house was 94 degrees. They offered to have their maintenance team come install a window unit. Great! Except they showed up without one. Not great. Did they come back with one? Nope. I had to spend two nights at a hotel until they replaced the motor in the central air unit. Did they agree to deduct the hotel cost from my rent? Ha-no way. A couple of weeks later, a lovely insect infestation befell my house. Pic below of my friend's ankle after spending 5 minuties in this house. Bugs anyone?? A rather uneventful few months followed and then the clothes washer broke. No worries, it only took them 2 1/2 WEEKS to replace the unit. But, they did agree to deduct the laundry cost from my rent, so there's that. A few weeks later, the mice showed up! Having mice in your kitchen is unpleasant, to say the least. How many mice traps do you have in your kitchen? None you say? Lucky you. I have 8. Unfortunately, I have a few more months left on my lease. I will continue to post pics of problems in the house, which is located on Annunciation Street in New Orleans. On at least two occasions, I was told the maintenance staff would show up on a specific day/time period. They didn't show up as scheduled-not cool when you have to take a vacation day to be home for them to make requested repairs. None of what I have described is untruthful--see the pictures below. To their credit, the gentleman (I believe Ben)who has responded to various problems is excellent, but he can only do so much with what he has to deal with. Randomly levied a "one time" fee on all their managed properties out of the blue. The tenant wasn't happy with them and neither was I.

I recently vacated a JW property in the 7th Ward, New Orleans after buying a house. I lived in that apartment for five years. It was a lovely space and JW was a great property manager. They are swift with responding to maintenance requests, easy to get in contact with and have a great crew of workers, Ben and Pablo in particular. All rent and maintenance is handled over their online platform and you have the option to pay your rent with a credit card, which can be a lifesaver if your paycheck is lagging. Looked at a condo in the chateau, it seemed like a nice neighborhood. I called JW Property services after reading google reviews. Called to set up a viewing they text me back saying it was a self showing. Text me a code to get in. Needless to say the property wasn't in very good shape. There was a big hole in the top of the 2 nd bedroom closet with gray tape over it...they installed new carpet and failed to repaint the spots back white to match the trim...many areas in the tiles and base boards had spaces and around the bathroom tubs needed caulking. The closet door in the 2 nd room made a loud screeching noise when moved. The place needed a good general cleaning... hair was in the cabinets. The back yard patio was not well maintained, flower pots thrown about as well. This place had a ton of potential but it needs a little love. I was shocked they put this property on the market in that condition. Brianne was the contact person when I spoke with her I mentioned the hole and the other problems I came across she was nonchalant and very quick to get off the phone (never initially asked me what I thought about the property I had to bring it up). She said it's up to the owner to fix issues "because I asked if the owner was willing to make repairs" and said they had nothing else in kenner and told me Thanks for calling. The reviews I read said this company offered reliable and professional services I'm starting to think those reviews aren't honest. read more

Josh Williams, property manager of JWProperty is absolutely the best landlord any tenant could ask for. He has gone above and beyond to help accommodate my needs as a tenant!!! I couldn't give negative feedback even if I searched for an issue. Maintenance is done promptly and Matt does such a wonderful job at getting any and all issues fixed. My carpet was replaced upon move in, pest control comes once a month, and water, garbage, and wifi were included in my rent! What more could one ask for. Pleased beyond belief!! Seems like people need to understand that JW manages the property, and is not the owner. I lived in a halfway decent place, but he service provided by JW was excellent. Whenever I had a maintenance issue, it was taken care of right away and they have a full staff of different specialties that can take care of just about anything. I also got 100% of my deposit back. We are on year 3 of renting with JW Property Services and we could not be happier. We have had several major issues, as it is typical of old New Orleans homes, in our property. JW has always been prompt, responsive, and moreover empathetic when it comes to responses. Typically, with standard maintenance the LATEST, it takes them is next day to repair. We have had several large issues including a pipe burst which took a while to get fixed and JW immediately told us to get a hotel and we were to take the difference out of our rent without us even having to ask. We've also had need for them to provide letters/statements when it came to fostering dogs as well as getting insurances and such and again the same day and prompt responses. We always strongly encourage our friend looking for rentals to look for JW Property rentals. read more

READ THIS FIRST BEFORE SIGNING WITH JOSHUA !!!I never leave reviews and I like to give people the benefit of the doubt often, but I thought this might help someone else. I worked directly with Joshua Wilson to rent out my condo. He and his wife came by and seemed very nice. I trusted him and signed the contract. I don't know much about setting a price on properties so we set a price that he was confident about and worked for me as well. This is were the problems came: 1) Either he is terrible at marketing/selling/renting properties, terrible at judging what a property will rent for(or lies to get the listing), or a combination of the 2 -I understand that you sometimes need a price reduction because of the renters or the market but after MANY price reductions you and, you start to think this is just a lazy excuse. It took him many months with many price reductions to get the condo rented EVERY time a lease ended... it was pathetic. 2. This guy has absolute no respect, is only nice until things dont work out, is delusionionl into thinking I worked for him(or at least his attitude reflected this), and is a straight thief.- He has a system that when things break in the rental property, he can automatically charge the owner's account. He pitches this as a convienence thing so I don't have to deal with the renters, but after I started to get all of these random things breaking and I was getting charged, I naturally asked for him to send me receipts on whatever is broken and needs to be repaired. When your getting bills for several hundred dollars every couple months..you naturally want to know exactly what's going on. Joshua got very defensive and actually started arguing and yelling at me saying that's how this business works and he REFUSED to send any receipts. Makes you wonder he is making these damages up to put some money in his pocket. So I decided after this continued for a while, when the next lease was up I would just find a Realter and sell the place. Once he found out I was goin to sell the property and not rent it, Josh lowered the price of MY CONDO WITHOUT asking me(which is illegal) and got a tenant to sign the lease to try and lock me in to another year with this crook. WTF? I called him immediately and told him I didn't give him permission to lower the rent or to sign a tenant. He of course responds by yelling and saying I'm being irrational. HE then actually makes up a story that the tenant will SUE ME if I don't let him move in to my condo because he signed a the lease agreement(obviously this is another scam to keep me locked in with Joshua so he can get him commission)! Luckily the Realter I was working with emailed josh, calling his bull and got me out of that situation. Talk about about a nightmare. Basically this guy is full of it. Don't trust the mom and pop small business scam. read more
