He said he'd find me someone here in Austin that I can trust. This turned out to be Steve Shire. The things that I liked most about Steve are: 1. He is very accessible. That was big for me. From previous experience with another guy, I realized that I wanted someone who would constantly keep me updated on our progress. In fact, when I mentioned this to Steve, he told me that if there was any issue it would be that he would provide me with too many updates. That, to me, was a good sign. 2. He is thorough. He took the time to explain things to me, and he seemed generally interested in actually helping me get the best deal I could. I didn't feel like I was just another transaction. I felt like he enjoys helping people and he offered me suggestions and ideas for ways to save money on any future work that I have done to the place. 3. He is a martial artist and has helped a lot of others find a gym. I have confidence that the properties are being well maintained and that tenant issues are handled promptly. I have 2 duplexes = 4 tenants, and had to leave Austin in 2010. Have had 2 other property management companies since; one kept costs low by ignoring long-term maintenance that the tenant didn't report, the other outsourced everything ($114 to put mylar numbers on mailboxes!). With property taxes and insurance skyrocketing, I had started to go cash-negative -- until hiring Tx Property Manager. Now have the cash for preventative care like exterior painting that become more expensive when delayed.

So wanted to look at places within 30 miles of Georgetown,Tx. (Placing Georgetown in the center of a circle). Some agents were willing to look north of Georgetown but not south.....Gary looked everywhere! He connected with sources to locate potential homes before they even barely came on the internet. He was just amazing to work with! He walked me through each step, even when I was up against another offer on the home I wanted to buy, his advice to me made the difference when the seller chose who's contract to accept. I found E&S llc Property Management while renting a property for Memorial Day 3 years ago. The rental process was wonderful and Sally was prompt, patient and thorough. Everything was perfect for our weekend and it was obvious that a lot of care had been taken preparing for our weekend because of all of the personal touches! My husband and I bought our first rental property a little over two years ago and were lost. We knew we couldn't do it ourselves and didn't even think of calling anyone but E&S. Sally and I talked immediately and the next day we went out to the house she and Earl (the E in E&S). From my first phone call I felt like I knew thet I was dealing with professionals who cared about getting my property not just rented but rented to the RIGHT, QUALIFIED people!  I am so glad I made the decision to have E&S handle our property. They gave me guidance throughout the entire process and still do (much needed), follow up on every communication and keep us in the loop. Our property was rented immediately after getting it ready. I see consistent excellent feedback in reviews and I give Sally and Earl so much credit. The detailed prep that Earl does, from blowing leaves, readying the BBQ, to dealing with contractors and emergencies with the house is truly incredible. The connections to anything and everything that they have is more than impressive. The way Earl and Sally partner to make guests' stay from contact, throughout the stay to the conclusion is seamless. We stayed at the Rio Madera house and it looked out of date from the outside...I did not like what…read moreI saw. It didn't help either that there was construction going on 10ft to the right of us with very loud banging noises, if I would of known about that I would not have booked this house. The inside was remodeled okay but the furniture was nasty looking and stained and not very comfortable. Both showers need to be redone with new plumbing and new shower doors needed...one looked like it was made from some type of cheap plastic that wasn't even placed correctly! Management was not very friendly either(Sally). Not that easy to get a hold of like everyone has said...only to be greeted with an attitude.
