    DO NOT RENT AT ANY SOUTH OXFORD MANAGEMENT PROPERTIES BEFORE READING THIS!…read more We took a short term lease at Ariel Springs in Spring Hill, FL. Prior to lease end, we were informed via email from the local property office, that if we decided not to stay, they ask for 60 day's written notice and that we were legally obligated to give them 30 days written notice. We notified the office using the designated form in the local property office before giving 31 days notice. The property office gave us a PRORATED rent to pay as our last payment with firm instructions not to pay the amount on the system. Upon lease end, Christopher Koback in the South Oxford Management regional office in Jacksonville charged us a late fee for paying the prorated amount the office gave us, and charged us for an additional months rent as we did not give 60 days notice. No warning from the people in the property office, no contact from the regional office, and no acknowledgment of the prior conflicting instructions given by the local property office. They simply kept our security deposit and did not bother letting us know anything at all. If you do choose to consider renting at one of their properties, do not rely on any advice from the local office. In Florida, be sure to try and contact the Christopher Koback at the South Oxford Management regional office in Jacksonville at (904) 512-6206 or by email at ckoback@somliving.com to determine the exact exit process and any charges you might be subjected to. You cannot rely on the people in the local property office to give you the proper information or advice. They are paper pushers with no decision making authority. If you decide to rent with them anyway, have a lawyer on standby.

First of all when I moved in the peep hole on the front door was…read moremissing it was just a hole in the door and the shelves on the door in the fridge and freezer were missing and 10 months later still no peephole and no shelves. My neighbors above me shot an AR through there floor into my master bedroom and I told the office I wanted to terminate my lease or move to a different building on the third floor as I didn't feel safe. No one ever called me back and I told them I would not pay rent if they would not allow me to terminate my lease or switch units because I did not feel safe. They did none of the above instead they filed for an eviction all while not posting anything on my door or sending through certified mail I never received any 30 day notices I never even got a notice that they filed for an eviction or a court date for me to contest in court as to why I did not pay the rent. How interesting that I wasn't given that because if it was posted on my door I would have went to the court house with the police report and the proof of why I wanted to terminate my lease and the eviction would not have been granted. They illegally filed an eviction without giving me the proper notices. What makes it worse is they did all this secretly and I could have had time to remove all my items that I had which I lost because they placed a 24 hour eviction notice on my door and did not let me retrieve my items. They placed some of my items on the side of the road for people to take and they never removed my washer and dryer from the unit that I personally bought myself. I know this because I had people watching all day the day my items were removed. This place does not care about tenants safety this place doesn't care about anything or the way they expect you to live. They are shady and do things illegally behind your back. Tania thinks she is slick and can get away with these things but she is nothing but a snake. I will be seeing you guys in court with my attorney and I will be sure that your negligence for peoples safety and the way you treat people will not go without reprimand. I have documentation of everything including the numerous times I reached out to the office and Ann Marie about the shooting In my master bedroom and no one got back to me.

    No! The actual inspector was a beautiful, lovely gentle-man. He was great. The owner of Mizell,…read morehowever, not so much. The inspection was beyond expensive and we found report omissions after we closed, so we could no longer ask for seller credits. When these omissions were pointed out to the owner of the inspection company, Shawn Mizell, he wanted to argue instead of fix the issues for us or reimburse us anything. One issue was no hot water in the shower. He said it was our (the buyer) fault for not turning on the hot water heater. Uh ok. How about telling us we needed to turn on something we don't even own? Have you ever heard a home inspection report NOT covering hot water in each faucet? The other issue was a huge hole in the wall with dangling electrical cords not included on the report. When we pointed this out to Shawn, he simply did not respond. Sure, millennials may be into ghosting these days but not the owner of a home inspection company to whom we paid around $1k for reports. If Shawn addressed these inspection report oversights for the money we paid him, we'd have been happy. For him to argue with us, however, is absolutely not appropriate. I hate to say this, but stay away and pay someone else. We were charged too much $ for a report to be ignored when we pointed out errors. I'd imagine he carries error & omission insurance or something but he simply went silent on us. On inspection day, he didn't even bother to let us know inspector was running 30-45 minutes late. And we left the house to go get pizza while waiting

    First I want to tell you all about the Management with Kathy as Manager and Frances as Assistant…read moreManager how caring and friendly they both are. They do their job well I feel safe and I feel happy. The Maintenance staff are awesome. I had a minor issue and it was taken care of very quickly. My apartment has both a washer and dryer. They wash and dry well. My clothes always look great. I also know if I wanted to buy a washer-dryer set, I can do that but at a reasonable charge per month, leave it alone lol. The apartment itself is so uplifting and so beautiful. There is a patio that to me is worth bragging about because it's screened in and during the cooler months enjoyable to open up the sliding glass doors to enjoy the cool air and to sit outside which to me is a feeling of owning a house again and I decided to sell my house elsewhere and I have that same feeling just don't have high overhead and have been able to retire. Rent is fair and so is electricity. In the Summertime, my apt. cools down quickly and I sleep very well. Great neighbors, no one is noisy and again, I feel safe. People who live here are screened very well. The apartment is just off of Spring Hill Drive, Omaha Circle is just off of it. Deltona meets up with Spring Hill Drive and you are smack there. Spring Hill is wonderful as a city. Shopping is amazing and this is great to be fairly near the 19 so it lends itself to quite a bit. The grounds are kept immaculate. The trash bin is emptied often and you never see a dog not on a leash. Just want to add one last thing, no flooding. This property was thought out well. We have very good drainage. The property to me looks like a vacation home,well lit at night, I have tossed out trash late in the night. I love to cook but I like to throw out today's trash, today. The apt. is easy clean. The carpeting is low cut shag and neutral in color. Any style of furniture will look great in the bedrooms. The rest is tile. I just want to say this is to me, Spring Hill's best!
