We were hoping Royalty Realty had something available for what we were looking for (sadly they didn't at the time) since we've had the best experience over the past 4 years with them. Our amazing property manager Michelle Lum made living in one of their units such a joy. Any little issue that came up she was right there and always so helpful every step of the way. We appreciate everything they've done for us, especially her, and making our living experience so comfortable. We will definitely always check back in with Michelle for our future property needs.     Renter Beware: Avoid This Property Management Company…read more I rented through this agency for over 4 years, always paid on time, and left the apartment in better condition than when I moved in. Despite this, they withheld most my security deposit and tried to charge me for furniture that was never even provided in the unit. This wasn't an isolated incident of poor service -- I had requested replacement curtains after mine fell apart, and it took the agency over a year to follow through. Communication was consistently unresponsive and unprofessional throughout my tenancy. What makes this worse is that I now own a rental property myself. Having seen how this company treats tenants, I would never use them -- not as a renter, and not as an owner looking for a property management company. They seem far more interested in squeezing every dollar from deposits than treating good tenants fairly. If you're considering renting from this agency, think twice. And if you're a property owner considering hiring them to manage your property, look elsewhere.

At one point, our A/C was literally making the house shake and I had to push a little for the to actually come out and get it fixed and order the necessary parts, but eventually it got done. These neighborhoods are not "perfect", so... Why a 5-star review, you ask? Well, if you look at the surrounding area in Oahu, you will not find the kind of square footage and cleanliness you see here for the price to pay anywhere nearby. You get a garage, playgrounds, pool access, and clean streets for 2/3rds of what you'd pay for that anywhere else on the island close to civilization. Are there issues? Yes. But also, the staff will do everything in their power to help you if you're a good, respectful tenant. Pay you utilities, be kind to the maintenance workers, and follow protocol when it comes to reporting issues and you'll be golden.

From our first FaceTime conversation where we went over general wants, needs, & potential locations, through the Escrow process, inspections, & closing day, she was nothing short of amazing. Any time I had a question (which was very, very often lol) she responded quickly & efficiently. I'm not gonna lie, it was a very scary & sometimes overwhelming process. However, Tori went above & beyond my expectations. She ADVOCATED for me. She also set me up with my mortgage lender (Mike A. of Guaranteed Rate - also amazing) after explaining my financial situation & the need to get creative with a program that would fit my budget & goals. I've been in my home for two months now & Tori still reaches out to check on me & has given me great recomendations regarding repair & renovation compnies she's worked with. The only reason I didn't sue this horrible company was because we did not have photo's to prove the house was in nearly the same condition when we left. I really hope someone sues you people because I will help them to do it if they come to me.

At the beginning, her service was satisfactory, which led me to place a great deal of trust in her. However, when the condo was returned to me, it appeared clean only at a glance. Upon closer inspection of the stove, washer, dryer, shower walls, and toilet, I found that the unit did not meet the level of cleanliness expected from a professional service or what would be appropriate for a new tenant. On April 17, 2026, I and Hedi met at the unit. She had already entered before I arrived. After a brief walkthrough, we spent most time to discussed the April rent payment, which I had still not received from her company at that time. Although she spent considerable time explaining the delay, the overall experience with her service has been disappointing. As a result, I had to spend the entire weekend cleaning the unit myself. I documented some of the issues with photos and videos, including the dirty stove and sand and dust under the couch. Unfortunately, some images of other areas (such as the shower walls, washing machine, dryer, and toilet) were not saved. I will be contacting her company's broker to seek resolution. If the matter is not addressed appropriately, I will consider filing a complaint with the relevant licensing authority. I regret that this situation has caused significant frustration.

When I follow up with a call to the office I always get voicemail and no one ever calls me back. So if you never have a problem or question this might work. Unfortunately I find things do come up as a tenant, water emergencies, questions like what is the tax ID when filing state taxes...good luck with that. No help! I had to call the tenant assistance hotline: they called back the next day!
