He refused to fix that. Every time he was in our home he ranted and raved about politics and people in politics. He asked if I had family in the military at all (who asks that at the first visit?), and I said my grandpa and uncle were both in the Air Force. I assume he found this to mean that I was on 'his side' politically. He then ranted about Chelsea Clinton for a good 30 minutes one day, but anyone he considered to be liberal was a target. To his credit, he thought Donald Trump is an idiot. He is extremely unprofessional and I was uncomfortable every time he was in our home, but he was the only option we had under the home warranty once we started the process. He also refused to fix a part that he broke. Avoid at all costs.

When the part arrived Jim came out the same morning I called him, ran to the supply store to pick up some screws that I had lost while trying my own repair and fixed the oven. My cost was still under the amount originally quoted to me.

It did not fix the problem - the ice maker still did not work. I contacted Michael three times asking for assistance to further address the problem. He did not follow up, nor did he reimburse for the service call. On a related note, I watched as Michael "tested" the water valve. After the fact and when I did my own research on how to test a water valve, I learned that Michael did it incorrectly - he did not place the multimeter leads on the appropriate terminals. When I did it correctly, I found out that my water valve was still functional. In other words, something else was the cause of the problem. I am most dissatisfied with Michael's failure to follow up with me. He writes about his business, "Honesty and customer satisfaction are my number one goal." He did not live up to this promise with me.

I mentioned that we didn't need an emergency visit and he fit me in his schedule for the next morning, quoting $175 for the service call. After diagnosing an electrical short in the contactor, he left to pick up a replacement part, and finished the job that same day. At no point, before or during the repair, was I given a total cost estimate outside of the initial $175 or a chance to approve the total job amount prior to completion. It was shocking, then, that the final invoice came out to $800: a $175 diagnostic fee, two hours of labor at $175/hour, and a $275 charge for a part (contactor) that retails for $50 or less. In addition, I wasn't given an invoice upon completion of the job, but rather I had to ask for it twice afterward. If any part of this review gives you pause, I'd consider taking your business elsewhere.

I have Xcel Homesmart coverage for my rental property. Bilder is who they hire for repairs…read more Sometimes I have to go directly to them. They are a great company to work with, especially if you are a Homesmart customer. If you are a landlord, be sure to tell your renter to have them contact you when making buying decisions as the technicians will not always know to call you and may ask your renter to authorize a purchase for which you have to pay the bill. Many service companies do not service rentals due to the confusion that I just described. But Bilder does. There was another incident where a service technician told my renter that I needed a new furnace. It took me a long time to explain to my renter that I cannot replace the furnace until it fails due to the terms of Homesmart. As a landlord, you may want to consider being there to avoid any issues like this. However that can be difficult when you are given a 3 hour window and you can't sit in your rental for that long like you can at your own residence. That said, BIlder has done a lot of service for me at low, wholesale pricing and no service fee, so for that I give them 5 stars and will continue to use them.
