We recently had the opportunity to refinance and without hesitation, Stephen reached out directly to us as soon as he noticed rates were coming down. Based on his numerous good reviews, I messaged Stephen early last August about the possibility of…read moregetting a United Wholesale Mortgage (UWM) 15-year fixed home loan at 1.99%. This was a new program announced by press release, which I read about in a Yahoo! Finance article, through a link on Google News. Having worked previously in real estate and finance, I knew what the key points were to our situation, so I included those in the message to Stephen, asking whether he would be able to do the loan. Stephen responded abruptly by saying that he would have to talk with me by phone, to discuss "details." After I called him, he proceeded to try to browbeat me into accepting a different program at a higher interest rate. His approach was to use old-fashioned psychological pressure tactics, along the lines of: "Are you so naïve that you think you could actually get such a loan? That rate is just a teaser that you would never actually get." He was crude, demeaning and even insulting. I informed him, politely, that I had a background in real estate and finance, so I was not naïve about these things, offering him one last chance to do business with us, if he was so inclined. But he insisted that the loan would not be possible for us, so I thanked him and said goodbye. Shortly thereafter, I found a straightforward loan broker who in fact did the loan for us, on exactly the terms I had in mind: 1.99% 15-year fixed, with a reasonable fee. We closed in less than three weeks and none of the things that Stephen said were obstacles turned out to be an issue. I am pleased to report that my wife and I are now enjoying substantially lower monthly payments. BOTTOM LINE: If you want someone with an "old-school" approach to sales--involving psychological games, pressure tactics and absence of transparency (resulting in your not getting the best deal that you could)--Stephen Wong may be a good fit for you. Anyone interested in connecting with the straightforward broker we ultimately used is welcome to send me a private message, as I'm not allowed to include that information in my review.

To help you see the difference, I will compare my experience with her with my typical experience. 1.) Quick: Closing process usually takes at least 1 month, and more so when you refinance. Ka-yi makes it happen in 2 weeks. 2.) Attentive: It usually takes a while for the lender to get back to you on questions, especially during crazy time like this where everyone is refinancing. Ka-yi stays very on top of things and she will respond to you quickly, sometimes even at weekends, or later in the evening. I appreciate the attentiveness. 3.) More choices: An advantage of working with her is she can give you several choices on lenders that work best with your situation, whereas individual banks dont give you much choice at all. Prior to making with Ka-yi, I have no idea about online lender and I am surprised at how quick, efficient, and much less fees compared to what a normal bank would charge me. 4.) Less fees: She genuinely helps you to save money and fees, which I find to be a very very rare quality in a lender. 5.) Honest and open: She breaks it down for you very well, and is very detailed. In the beginning, I didnt go for 30-year fixed, and she actually told me quite honestly if I am looking for 7/1 ARM I can find better rates elsewhere. You can't find a better and more honest lender to work with. I will def come back to Ka-yi if I have to refinance/purchase again.

It was really nice to work with her and she was very patient, professional and knowledgable. I heard a lot of stories about the pain in the loan process, including asking for ridiculous documents one or two days before closing date, saying close on time but actually can not make it. I did feel worried when the closing date was approaching. There seems to be some extra processes that need to be addressed because it's a newly constructed home, even the builder told me It will be a very challenging task for her. But Ka-Yi nailed it and did pretty nicely. She explained everything very well, even when it's very late at night or when she was on vocation. And yes we made it. Ka-Yi was there helping me whenever I had questions, and responded fast. Signing documents, lock rate, actively helping me pinging the lender, builder and Escrow, everything went pretty smoothly. Ka-Yi also helped me get a pretty decent rate. The lender she was working with was flexible, also react pretty fast too. I would give more than 5 stars if I can, and I feel lucky that I met Ka-Yi and asked for help on loan. I have referred her to one of my friends that is thinking about buying a new home, and I would definitely recommend Ka-Yi to anyone that needs a loan.
