Before I get on with my review, I will acknowledge my work with (John) Juan Torres on my concrete and landscaping project was exceptional. His work style takes a lot of stress out of even the most difficult and hung-up jobs. You will see shortly how. Firstly, I have had many contractors provide me with estimates but in each case, they either did not identify the problem areas upfront or did just the bare measurements to give a quote. Enter Juan - his immediate attention went to the unusual fencing around my backyard, he did not dismiss the problem and was apt in providing a plan that was to my liking; for other contractors, I had to explain the situation, and they pushed to get their way, to adjust the outlook to what they are most used to doing all the time instead of adapting. Secondly, many contractors I got fell in either licensed but pricy, or unlicensed and very desperately needy. There were a few shady, unlicensed contractors who asked for a lump sum money upfront. Enter Juan - a certified, licensed contractor that you can verify through the CSLB website. His pricing is fair, any deposits are within the state regulations, and all said agreements are in signed paperwork. Any additional work desired is assessed and agreed upon in writing before proceeding. And the icing on the cake - he does not take a lump sum; all the work and payments are broken down into smaller parts and paid as work progresses. Thirdly, his work is very efficient and creative (see the photos), and his team has been punctual. I started the project later, during the rainy season, but Juan was quite capable of juggling the various areas of the project and timings with the weather to complete all the phases. Speaking of rain, there has been plenty this year, end of 2024, yes, in Modesto, California, and my new concrete backyard was able to handle all the drainage easily - perfection! Let me pause, firstly experienced and knowledgeable, secondly licensed and learned, thirdly efficient and reliable. And finally the actual outcome and quality of the work mattered the most. Juan got all the pieces together from the start of the project to its finish without any hiccups and I ended up with a yard that is both beautiful and functional. If you made it reading this far, thank you. Lastly, a word of advice. I get how the unlicensed contractors are still out there - at the mercy of your mistakes, letting them run away with your money. No authority will protect you, not the CSLB, not the police, not the court, without a signed contract from a licensed contractor with a valid photo ID. Take the driver's license card and contractor's license number, and watch for signs of false verbal promises, any backing away from what they said on the prior visit with more false promises, any shifty mention of getting started tomorrow with a deposit today, and of course the medical excuses. So enough said on this state of affairs. Do your research and work with honest licensed contractors like Juan.
