We spent countless time and energy with no results and decided as a family to take the house out of the market. This year we decided it was time to put our house on the market and try again. We were looking around for a realtor and found his ad on Facebook. We decided to contact him and within two hours we were in business. We were pleasantly surprised with how professionally and courteously George Simmons was from the beginning. He came over the next day and was very thorough on what we needed to do to prepare our house for the market. It was hard work and got us out of our budget to do as requested but results spoke for itself. After 10 days, we received a phone call letting us know an offer was placed and not any offer but a couple we personally recognized as being kind and respectful. To sell a home was an experience and to buy the perfect home wasn't the easiest for George Simmons and our family. George made sure that inspections were placed prior to signing any contracts and we are so happy we did that. We found a couple of houses we absolutely loved finding out that the repairs were way outside of our home budget. Together we found another and then another. Finally we found the perfect home minutes away from work and everything we were looking for. Mr. Simmons was very patient and worked countless hours answering our questions, helping out anyway he can, and being there to make sure we will be 100% happy with our final decision. For this, I would recommend Mr. George Simmons as a realtor you can truly depend on.

WARNING: Do Not Trust John Fravel or The Fravel Group My…read moreexperience with John Fravel and The Fravel Group has been a repeated nightmare. This man operates with deceptive, unethical, and manipulative tactics that no honest buyer should ever be subjected to. I've now dealt with him on two land purchases, and both times he pulled the same dishonest bait-and-switch strategy that should raise red flags for anyone considering doing business with him. In 2024, I pursued a property that was clearly listed as having "no restrictions." I signed a contract under those terms. Then, after the contract was in place, John came back and said the sellers would not proceed unless I accepted a restriction of "no more than 2 mobile homes." This wasn't a negotiation--it was an ultimatum. He retroactively changed the terms and backed me into a corner, effectively forcing me to accept conditions that were never disclosed upfront. Now in 2025, he's done it again--to me and others. Buyer Jacob Kidd fell victim to the same bait-and-switch scam. The listing on Jacob's property said "no mobile home park," but after closing, the deed revealed a much stricter clause: "no more than 2 mobile or manufactured homes." This is a calculated pattern--not a one-off mistake. Currently, I'm in the middle of a second purchase with John. The land was listed for $95,000 with "light restrictions" that only mentioned no mobile/manufactured home parks. I offered the full asking price. John rejected it, then came back demanding $100,000--and once again, the restrictions changed after the fact to "no more than 2 mobile or manufactured homes." It's a repeat of the same sleazy game, and it's clear this is how he does business. Let me be blunt: John Fravel is not an honest broker. His methods are underhanded, immoral, and in my opinion, a direct violation of what a licensed real estate agent should be allowed to do. If you are forced to deal with him for any reason, do not go in unrepresented. You absolutely need a qualified buyer's agent who can protect your interests and challenge the deceptive practices that John and his group rely on. Without proper representation, you're a target for manipulation. In my opinion, John Fravel operates like a predatory used car salesman--only in real estate, the damage runs far deeper. Do yourself a favor: approach with extreme caution, document everything, and never sign a single page without having your own agent and legal backup. He is not someone you want to trust with your money or your property rights.
