Not only did the home show beautifully, he got us an offer right in line with what he projected. He handled all contractor conversations, scheduled all upgrades and updates, and seamlessly worked through any hiccups. I cannot recommend Billy enough and happily referred him to a neighbor where he did the exact same thing. As a Realtor myself, I know excellence when I see it and have no hesitation recommending Billy to anyone in the greater Atlanta area.

Selling our home in Atlanta's Edgewood neighborhood was quite a rollercoaster, and we thought we…read moreknew what to expect. Before working with Billy, we listed with two other agents, figuring their experience would lead to a quick sale. But not much happened; we waited... and waited... hosting endless showings and open houses. There were no reasonable offers, and the experience was way below our expectations. We were so frustrated and ready to give up. Then, we found Billy by reading his reviews online, and from our first meeting, we could tell he was different. He didn't just nod along and promise quick results. He recommended small changes that significantly impacted our success--stuff the other agents never mentioned or recommended. We were impressed, so we decided to take a chance and list with him, hoping his fresh approach would make a difference. Once we hired him, he helped us clarify what we wanted. He then rolled his sleeves up, got to work, and implemented his systems to help us achieve those goals. He had an entire team to help with staging, paint color consulting, and other vendors/contractors to help us! We felt protected because he was so hands-on with the process; we knew he had as much vested interest in selling the home as we did. Billy didn't just put our home online and call it a day. We were shocked to learn how much science was involved in his strategy to showcase our home. He vetted the interested buyers to make sure every showing was impactful and was always present for every buyer appointment! He didn't want the buyers to miss any detail about what made our home exceptional. But, to be honest, we were worried that his selective approach to showings might limit our exposure. We were amazed when we received two solid offers within two days of listing after only three showings! We wrote this review to help anyone skeptical about whether Billy delivers on his promises. The results speak for themselves, and Billy is worth every penny we invested in him because we not only sold quickly but also got $10,000 over our asking price! Therefore, we can say that Billy is the best realtor we've ever worked with in Atlanta. His systems are different, and they work! Based on our experience, it doesn't matter whether you're selling in Edgewood, Dunwoody, Sandy Springs, Marietta, or wherever; if you're looking to sell your metro Atlanta home and want to maximize your profit with minimal hassle but are tired of the same decades-old approach, give Billy a call. You want him on your team in this wild Atlanta real estate market!

My family searched for a home for nearly four years and never found what we were looking for even working with another realtor. We found a couple homes that were ok but never really what we were looking for. By the good grace of God I found a house on Zillow and Kelly showed it. It was fate. That house wasnt what we wanted but Kelly made sure to talk to me and learn what was important so she could help with the search. In less than a week she found our new home. Yes folks what we and others failed to do in FOUR YEARS she accomplished in less than a week. She also follows up with both parties and stops by the home frequently to be sure everything is on track. She sent us pictures of progress (new home build) and was our voice if something needed to be addressed or even with our loan. Her bubbly yet professional character really helped make this process easier. Please do yourself a favor if you are in the market and hire her. She works magic.

I had to ask her several times to update the search criteria she used for us, and she never made that update. We wound up finding the townhome we eventually purchased on our own. And when we put in an offer, Caroline put all of her energy into advocating for the seller's interests. I really had to fight with her to get her to accept my offer and subsequent negotiations before she would pass them along to the seller's agent. As far as selling my condo, that was a complete disaster. I regretfully accepted a lowball cash offer that I received from a lottery jackpot winner. Caroline was so desperate for her commission that she offered to cut her commission as part of her way of cajoling me into accepting the offer. I spent too much money preparing the unit for market on her advice, and accepted too little in the sale. Joe Cassar may be a better agent, based on the other reviews that I'm reading of this Realty firm. But if you ever work with Caroline, you should be prepared to receive a lot of bad advice with a combative attitude.
