I moved in June 2018 and didn't receive the HOA covenants until Oct 2018. Having never lived in an HOA community before I didn't know how strict rules were here. The property owner received notices from the HOA about garbage cans and parking- rules I was unaware of due to their negligence. Spalding Brokers then labeled me as a bad tenant and have harassed me since then. I also received a notice to vacate at the end of my lease term (June 30 2019) in December 2018 because I disagreed with the HOA issues being my fault when I was fully unaware of the rules until October. I have a friend over that I allow to hang up shirts in a closet so he doesnt have to live out of a suitcase and they entered the property, took photos and are trying to use them against me stating I have another person living here and am in default of my lease. A house guest I gave them 2 months+ notice about that they deny receiving....I have all texts and emails saved. This type of property management drives away great tenants and doesn't allow you to have a long term person. I suggest going elsewhere where your tenants will feel safe living in your rental homes and not attacked or harassed. Regarding their response: the "handicapped" space wasn't a handicapped space. It is now that an ADA complaint was made and the complex had to make it a legitimate space and repaved /repainted the entire lot. The offer to call and discuss anything with this company is a joke! I have done this multiple times with no response. Also, they are now demanding a property inspection and it's on a day I work all day and they want to be there at 1:30pm and will not budge on time to be accommodating so I may be there with them to work this out. So, what exactly is there to discuss? You do nothing to properly assist your tenants. You are hands down the WORST management company and I cannot wait to be free from you. Tenants and home owners BEWARE!!

    This review is especially critical considering that the starting price is now around $540k (versus…read more$340k last year). Honestly, if you're charging north of a half million dollars for a townhouse, the grounds, features, amenities and finishes should be commensurate; they're not. Sales are continuing, albeit slower than before due to the new incoming demographic to South Forsyth--they're not very sophisticated or discerning home buyers. Location is good and it's quiet at night for the most part and it's one of the largest townhome floorplans in the area. You can option yours to right around 2,800 sq feet on three floors. The neighborhood is populated by many families with many kids and while this isn't anything to normally be upset over, it is in this neighborhood because there's absolutely no room for them to play. What you end up having is a noisy neighborhood where you cannot park your car in your miniature driveway because it will inevitably get banged into by bikes and be pelted by tennis and basketballs. I'm sure you wouldn't want to live right on a playground, but that's what it's like here. The storm water management pond is absolutely putrid and serves as a catchment for construction debris and other garbage. It honestly makes the heavily polluted Ganges River look picturesque. Be sure to take a look at it during your tour. Standard noise mitigation is decent, but the layouts weren't thought out well. In a well thought out layout, you'd want to put stairwells abutting the other stairwell next door. This isn't the case at this community. My neighbor has a two-level model and I can hear (and feel) the pounding and vibration from his first floor stairwell on my third floor. He is an avid gamer also, the hours-long tirades and bombings and explosions from Call of Duty were annoying but I was willing to tolerate it for a year as that was the only noise and it was isolated to the first floor; well, usually. There were some days that he just wanted to feel vibrations more and subsequently increased the volume by a lot. Noisily trudging up and down his stairs at all different waking hours (starting promptly at 6:29 to 6:48 AM on most weekdays) was the last straw. I completely changed my schedule and now wake up at 4:00 AM and I'm not so polite about morning music (with bass) on a wall adjoining his master bedroom. Like I said, I put up with it for a year. The HVAC unit is a 14 SEER unit and there was absolutely no paid option to upgrade to an EnergyStar rated unit because Beazer is so cheap. The unit has had three (3) service calls in eight months from poor initial installation and a failed blower motor. I'm sure it'll completely die in a year or so based on its foregoing problems. The garage is undersized! The area the water heater occupies in the garage severely eats into the space for parking. And to further add to the squalor-like theme of this neighborhood, most people use their garages for barbeque areas or living rooms for parties. The garage doors are usually left open or partially open allowing a glimpse into their astoundingly sloppy homes. Finally, the neighbors are mostly hostile and unfriendly. But above all, most neighbors are just plain rude and noisy. I'm used to neighborhoods where almost everyone waves to and stops eachother just to talk or at least say hello. Not here.
