This was my first time using a builder's preferred lender after previously purchasing homes through…read morea private lender and mortgage brokers, and unfortunately the experience fell short. The biggest issue was a lack of transparency. Throughout the process, I repeatedly asked for a clear breakdown of their par rate versus the cost to buy down the rate, but never received a straightforward answer. It became apparent that their starting rates were intentionally higher, with the expectation that builder incentives would be used to buy the rate down closer to market. Despite being proactive and providing all financial documentation upfront, we were later met with concerns about our income that should have been identified much earlier. This created unnecessary stress and uncertainty during the process, especially given that nothing new had been introduced -- it simply required a review of information already provided. Communication around loan disclosures was often vague, even after multiple requests for clarification. We were also told several times that they would review and potentially match outside lender rates, only to be informed later that they do not compete at market par rates as a starting point. Overall, the experience did not reflect the level of service that would justify higher pricing. This lender may make sense if you are relying heavily on builder incentives to cover closing costs or rate buydowns. However, if you value transparency, clear communication, and competitive starting rates, I would recommend exploring outside lenders.

Popi works with me outside of my work hours so I don't have to disrupt my work schedule for this home-buying (time consuming) process. I also realize that it's outside of her work hours so it means a lot. There's never a question that she does not know (or is not willing to find out) and I always get an immediate response. She'll talk numbers but she'll also check up on you to see if you got the house you wanted. She goes far beyond any Originator would! Before I decide if I want to make an offer, I give her the purchase price and she tells me my estimated payments within a matter of hours - even if its late.
