OVERALL - While I may be young, I cannot imagine a more immoral, dishonest and cheap rent company. They have constantly tried to take advantage of us, take our money for illegitimate reasons, and ignored our concerns, some of which are incredibly serious and dangerous. While living on campus may be more expensive, I would recommend living there over Jerusalem as standard of living will be much higher. This is pretty long and is really only the tip of the iceberg, but I can safely say dealing with Jerusalem has been one of the worst experiences of my life. REVIEWS - Many of the individual reviews suggest that the overall reviews are skewed, and there is a lot of truth in that. The reviews for this company really should be lower, and Jerusalem goes to extreme lengths to cushion their scores. For starters, the staff is constantly nagging you to give them a 5* review. Once an employee had come into our apartment and warned us that if we did not leave a good review and mention MASH benefits, that MASH would see no reason to continue giving away benefits and we would lose them. A separate time me and my roommates all left honest, negative reviews, and Jerusalem offered us each 250$ off a parking spot if we remove them, which we did of course. Long story short, the reviews for this company should definitely be lower than they are. MICE - The apartments themselves, are disgusting. Walk-troughs are quick because Jerusalem does not want people really giving a close inspection to the apartments. Imagine my surprise when I move in, open my kitchen cupboard, and find that they go straight into the walls and have mouse poop all over them. Our apartment is clean and we keep food out of access to mice, but still we see them on a daily basis. We have electrical stoves, and the mice are even crawling out of the top of the stoves onto our counters. It is so unsanitary. When I tried to bring up the importance of the issue to JIm (manager) he kinda shrugged it off and said "yeah man, well ya know, they're mice, I live in a $900,000 house" (Jim mentioned that 3 times actually. Cool.) "And I have mice in my house, ya know. What can ya do, am I right?". If you choose Jerusalem, mice will become part of your daily life, no matter how clean you keep the apartment. FIRE ESCAPE - Fire escape is very dangerous. Both times its been used, when we moved in and once when I was locked out, a stair has fallen through while standing on it. The second time I was 3 floors up, and would've seriously been hurt if I did not catch myself. Jerusalem has been made aware of this months ago, but has struggled to find any solutions. SECURITY DEPOSITS - Jerusalem is widely known to not return security deposits. Our neighbor only received 37/535 dollars back for "water pipe damage" or some other bogus excuse to steal their money. Also, they don't mention this to you prior to signing the lease, but they take about $150 out of your security deposit for "redecoration fees". While they may counter this and argue that tenets should read the lease before you sign it, the reality of the situation is that when you're a 19 year old kid and you're given the choice of reading a 20 page, very blurry lease, or take the word of an adult and long time land lord looking you in the eyes and telling you that you'll receive your full security deposit back, you tend to just believe them. I now see that was a mistake. EXTRA - Unsurprisingly, you will see Asaf try to attack tenets and previous tenets rather than defend themselves in these reviews. This should come as a red flag to anyone who looks. (If he doesn't delete his responses to reviews after reading this) Because I will probably be lied about or accused of things that are not true, I lived here from start of school year to end of school year 2019-2020, have always paid rent on time, and we have a pretty clean apartment. Just looking a the way Asaf replies to these reviews, does anyone really think this man is mature/professional enough to trust with your living situation for a year or even more? read more

This is by far the worst people to do business with. I 10000% do not recommend it and would highly advise you to do business with someone else. My house has been broken into twice, had a mice infestation and they have not done anything about it. My housemates and I constantly try and contact Ana from the main office and she gives us little to no information which is very useless. They do not care about their tenants in any way possible and just care about their money by trying to rip off college students and not following the lease. We were also supposed to have assigned parking and have yet received those either. Please do not sign with Jerusalem management, you will save yourself a lot of trouble. read more

Me and two other students of UAlbany were interested in 45 Elberon back in November of 2017. It looked nice and Jim gave us a look around. He was able to send us a copy of the deposit contract and lease contract. We had some concerns about the lease besides the unreasonable decoration fees and what not, some parts of it were missing, misspelled, worded strangely. Jim was okay with changing everything we asked for, including some of the wording on the deposit slip. I want to note here. There was one part of the lease we saw that said something to the effect of, "Tenant is not allowed to take Jerusalem Management to court involving anything within this lease." Really? I'm pretty sure the is extremely frowned upon in the court system. We paid $375 total for the deposit as written, which was $100 deposit per person, and $25 application fee. The rest of the deposit contract was a schedule for if we signed the lease and needed to pay the rest of the rent for the first month. We found out a week later while on break (and we weren't in Albany at the time) that 45 Elberon was leased out before us on the same day. How Jim didn't know that? I'm not sure. You would think with their fancy application system and website that they would at least have a system to double check available apartments. Anyways, he offered us 47 Elberon which was supposedly the same exact thing and he sent some pictures. Initially, we were okay with it, but we started to get a bad gut feeling about this whole thing. Eventually, I approached him and said that we were no longer interested in 47 Elberon and would like a refund for 45 Elberon (which was on the deposit contract). He said that he can't do that at the moment and kept asking me if I wanted 47 Elberon. About a week later, I contact him again and he says that he can't talk to me and said to talk to Asaf. I was asking for a cell phone so I can have everything on record over text. After texting the number and not getting a response, I asked Jim about it and he said that he sent me the office phone number and just to call it. I told him I want to text so I have it on record, and after having to ask a few times, he finally sent me Asaf's cell phone number. I texted Asaf and told him the basic situation and asked for the refund. Asaf avoided my question and was trying to convince me on getting into 47 Elberon. After asking again, he told me that he doesn't understand why I'm being unreasonable and that the other guys said they are on board with getting the apartment. I told Asaf that I was talking with my roommates recently and that we all want our refund. He told me how we only paid $375 and that we owed the other $1500 for the deposit, which is not what the deposit was. The deposit agreement had a payment schedule for when we do sign the lease. As stated in the contract, if we are denied residency for [45 Elberon], then we are entitled to a refund. He, from here, continued to ask me why I was acting like this and said again that the other two wanted the apartment. Eventually he told me to call Gwen at the office to figure out what to do about the checks. So I called Gwen. I told her, "Hi, I was told to call you about the deposit refund checks?". In a very aggravated tone, she said, "YEAH YEAH, I JUST GOT THE FILE ON MY DESK I NEED TO LOOK AT IT." About 3 weeks later, I called again just to ask if the checks were ready. After about 5 minutes on hold, she eventually came back and said that the checks will be ready soon and that they will call when they are ready. 14 days, later on a Wednesday (since we were busy), we went in to get the checks. They were very nice... but didn't check ID or have us sign anything. She just gave us the checks, even though we've never seen her face to face before. I took a picture of the check back and front and deposited it immediately via mobile deposit. It seemed to go through, but was waiting to see if it bounces. Each check was $125 as requested and total to $375, which is what we paid in total. I urge you to not do business with Jerusalem Management. read more

Horrible management. These landlords will scam you!!! Apartment was filthy when we moved in and we had to call an exterminator because of multiple mice and bugs sightings. They said parking was free and then when school started they charged us $500 for a parking pass. They said they was a washer and dryer and then when school started it was broken and disgusting all year. We fixed the house beforehand they still took half our security deposit and made up nonsense charges. They said we were missing 2 smoke detectors, a light cover, along other things that weren't true. This was after they delayed giving us our deposit almost 2 months after we moved it out. Do not rent with these people at all. Professional scam artists who enjoy ripping off college kids. Stay away from them at all costs it isn't even worth it and you will be glad you did. read more

I had specifically told Jim at Jerusalem management that I was working full time and no longer a student. They denied my request to move in on the first. My old lease ended the 25th so I was hoping that I would be able to move in to my new lease as soon as possible. I was told that they needed a full 10 days to clean and make repairs to the apartment, so I waited until the date my lease started, June 5th. On moving day my Mom and I took the day off work to move me in and set up the apartment. She drove in from Brooklyn with a van loaded with furniture. We were told we would have to wait till 1:30pm to pick up the keys, again we waited. After 2 visits to the office, they finally gave me the right keys and I went over to the apartment. I thought that Jim was going to meet me at the apartment to do the walk through, but he was not there. I opened the door to the apartment and was horrified: The apartment still had the previous tenants furniture in it, was filthy and partially painted with paint cans and brushes littered about. None of the repairs had been made; the kitchen cabinet below the sink was disintegrating, there was a patched and active leak in one of the closets, holes in several doors, missing cabinet doors gaping holes between the sink countertop and wall in the bathroom. Carpets looked like they haven't been vacuumed or even swept in over a year. Dust accumulated all over the apartment. It looked as if squatters were staying in my apartment. We called Jim. He came and was clearly irritated. "It is not my fault that the previous tenants only just moved out". When my Mother disagreed he started raising his voice and tried to bully her. He refused to say when the apartment would be ready saying that he had filled out a maintenance request and we would have to wait for an answer. He also said that her could not agree to the rent being prorated until the apartment would be delivered in the condition that had initially been represented. No apologies were made and instead he was beyond rude and beyond that he was aggressive. I had not moved in yet and already had problems with the management company who shrugged and insisted that the fact that the apartment was in disrepair and filthy was not a big deal and I should be able to take possession in a few days. I had nowhere to stay, a van load of stuff that I did not trust to leave in an apartment that already had someone else's stuff in it and both my mother and I had to be at work the next day. After going to the office and then being told that the maintenance crew had cleaned and repaired an apartment at 29 Elberon St instead of my apartment at 19 Elberon St, which did not make sense and contradicted what Jim had said we decided not to take occupancy as we no longer had confidence in the management company who had yet to even apologize. I feel as if the only way I will be able to rectify these wrongs is by getting my lawyer involved, which I have. Still trying to get my security deposit, first month and last month rent wish me luck!. read more

I wish yelp would allow me to rate lower than a star. My experience with this company had been nothing but torment and agony. From day 1 when Asaf showed us the apartment he would highlight only the good things about the apartment I lived at such as the "granite" table tops or the "stainless steel" faucets in the kitchen and the bathroom and just to realize less than a month later they were fraud items, the stainless steel really just plastic coated and the granite just a really foolable covering. That was first and probably least of my concerns with all of lies he told me and my roommates. This one I thought was pretty funny, when you sign the lease, I don't even know how legal this is, but in small font about 6 size font he fits in at the very end of your lease that regardless of the condition of your house a portion of your security deposit will automatically go directly towards "cleanup and maintainence fee" even if your house is spotless at the end of the year, it's mandatory....Oh how I hate this guy. On top of scheming money off of the font he will make sure that your complaints don't get dealt with until at least 2 weeks after and god forbids your a day late on rent he will make sure you notice by tacking on a $50 late fee the day of. This man is a frugal scheming individual and if there is a penny to make off of you, he will try. Our electricity once went off because of an electrical outrage and all of our ceiling lights would not work for a week, and instead of properly helping us like a landlord is responsible for, he instead told us to purchase lamps, and if you don't know how albany houses are, a week with no light is a scary barren depressing place. Thanks asaf... But what really took the cake was even after we payed all of our rent me and my roommates called up the management because we needed to leave a few pieces of furniture there for just a weekend while we were moving out and we would return that Monday and retrieve all the items that were left. When we told the office about our situation they were fine with that as long as it was gone by that Monday. So Monday comes around and every piece of furniture is gone and all the items we left. We called up the office and even though the office said it was okay, Asaf said we were violating terms and didn't even give us the weekend to leave our stuff and instead scrapped all of our furniture over $2000 worth of merchandise, just to be petty. I hate him and I hope no one else has to suffer through the torment he put me and my roommates through. Just a tidbit to add, shortly after writing this review his company immediately flagged it and threatened to bring me to court off a review, just to give you more of an idea of the person he is. read more

I rented a wonderful apartment from Jerusalem Management for the year that I was in Graduate School. The people that work there are very nice and very responsive to the needs of their tenants. They even wrote me a letter of recommendation to help me secure my next apartment in a different city. I absolutely recommend for anyone (college student or otherwise) to rent from this company. DO NOT RENT FROM JERUSALEM MANAGEMENT CHEAP BUT CONDEMNED If there was an option for 0 stars I would chose that one. This is by far the worst management companies operating in Albany NY. After a year of not being able to live in a house that was on the verge of condemnation we made the choice to look for a new management company. we found another that seemed good and when we told them who our previous management company had been they looked at us with such pity and apologies for how we had been treated. All we had told them was the name of our previous company but already they knew due to the reputation that Jerusalem has throughout the region. we lived on Washington ave and when we received the house it was basically condemned. The floor was ruined, there were holes in the walls and ground, and the basement and attic were deplorable. Poor management of this house had lead to squirrels living the the attic and eating through the walls. this was an issue we had pointed out on the first day and they assured us they would fix it .After 6 months of living there 2 ceilings had collapsed, 2 walls had caved in, half of the radiators weren't working or leaked. we had weekends with no heat in the dead of winter, and management refusing to send assistance only about 1 out of every 3 complaints were serviced. during a bad storm a window was popped out of the frame, it was PLEXIGLAS, so we called and someone came and popped it back in. The next night it happened but this time it broke and the managements solution was to duct tape it, that was our window for 4 months. despite all the damage that the house endured non of it was from us but was due to lack of management and maintenance that was done on the house prior to our occupation. at the end of our lease they had the NERVE to charge us for damages even though we caused NONE. If only yelp could let me give a lower rating than one star. Asaaf and his minions over at Jerusalem Management gave me the worst renting experience. I lived on one of the apartments on Elberon and was given a parking pass for the lot. After tenants including myself started complaining that people without the pass we're taking up parking spots that we were paying for. He decided to get every car towed in the parking lot. His guys did not even look for passes. They towed my car and several other tenants. When I called up to tell him he was towing the wrong cars, he began to raise his voice and told me about how I was at fault. Shortly after compensating for the towed cars, he began charging unnecessary fees such as snow and garbage removal. However, my roommates and I took care of both and his maintenance guys never paid a visit. The apartments look very nice in the beginning and then you start to realize it is all cheap material and lazy installations. The kitchen cabinets began falling off due to the lazy installation. The plumbing was terrible and there were leaks every other week. And when you thought it couldn't get worse, a fire started in the kitchen while we were asleep. Luckily, people outside saw the smoke and called 911. When the fire marshal came in, he told us how the smoke detectors were not properly installed. Due to Jerusalem Managements greed and wanting to save money, my roommates and I could have lost our lives. Do not rent with them. read more
