I agree with the last review left on here that if I could give a 0 star review, I would. And that was posted 2 years ago! Obviously nothing has changed for the better with JMC. Avoid renting from JMC at all costs, renting at an apartment complex is better because at least the Emergency Maintenance line is answered, which it never has been in 8 months of renting with JMC. You have to hound them to get anything done, even when it comes to health and safety issues of the properties they manage. My fault for not looking at reviews before signing a lease. This review is specifically for Kayla. Their old manager Haley was not great and just like previous reviews have said, she was a nickel and dime type person, barely responded, and was very passive aggressive in her communications. She has now left the company and I have been dealing with Kayla who is absolutely wonderful. She is communicative, and prompt in her dealings with owners but for me, the best thing about her is that if she doesn't know an answer she immediately works with the new manager Rachelle to make sure she not only gets the answer, but that the owner is kept in the loop in real time. Her and Rachelle are super professional and friendly and I believe they will help turn around the perception of this company from a public review perspective! read more

If I could leave a no star review I would. This company is incredibly predatory, has no issue on preying renters that do not know their rights. When emergencys happen, good luck finding anyone to answer the phone. They will charge you to replace lightbulbs. They will charge you for any maintenance requests you have. They will charge you for any issue that arises in the home that you pay rent for. Do Not Rent HERE. Do not do it. My basement floods everytime it rains, is likely infested with mold and I have called multiple times. Nothing has been done to fix this issue and living conditions are getting worse and worse. read more

If I could give this place a negative 5 stars, that wouldn't begin even to cover it. This management company has never done anything written in the entirety of my one-year lease. Paula, the head manager, can't seem to keep her staff hired; the people you call all go to voice mail and never call you back. They charge for a 150-200$ nonrefundable cleaning fee. When I moved in here were broken cabinets, dead bugs, and paint chipping on the walls. I had an instance with no heat in the middle of the winter, and they didn't fix it until two weeks later and didn't provide a solution (had to have my oven open to heat my apartment. There was also multiple leaks from the roof and said they're going to send someone to look and fix it. It has been almost a month and they have YET to come to fix it. Overall this place is full of crap workers that really don't give a flying F about you or your home. read more

My son has been having a terrible time with his apartment. For two months, shower water from the upstairs has been pouring into his kitchen. He's reached out to the management many many times. They take a week or two to send someone over who spends a few minutes, says it's fixed, and within a few days, water is pouring in again. This is someones dirty shower water dumping all over his stove. Gross. Monday, we are going to the leasing management company, Jacobson Management Company, to tell them he's breaking his lease. This is by far the worst management company. The owner Hailey is dishonest, rude and the business is simply shady. She managed my property and did a horrible job. She is out to take money and take advantage of property owners. She will make up charges to make money, refuses to respond to inquiries and is simply dishonest. The tenants were unhappy as well. We decided to try a management company and gave Jakobson Management Company (JMC) a few of our rental properties to manage. The Management fee was only 8% but this doesn't mean anything. The following is what we experience during one year with Jakobson's Management: 1. They repeatedly made mistakes in charging us double or triple management fees and when I brought it up, they said it was a computer glitch. They continued to have "Computer glitches" until the end. 2. They charged us $200 per property to generate one 1099-Misc. So, if you have four properties, they will charge you $800 to put the amount of rents received in one 1099-MISC. Moreover, the 1099 was incorrect; it was inflated to show they had paid us more rent, over 12K so I requested to have it corrected. They sent u a corrected 1099, but we are not sure if the corrected 1099 was sent to the IRS. 3. Be aware that they take commission from late-payment fees. The truth is if your property management receives commission from a tenant's late-payment fee, Jakobson is being rewarded for not doing their job. What motivation does Jakobson's have to encourage on-time payment, if they make more money from late payment? JMC keep the entire late fee and if the tenant doesn't pay it, they will take it out of the rent owed to the owner. 4. Like the tenant's late payment fees, charging a lease violation fee to your tenant is a penalty. It is the property management company's responsibility to make sure the tenant follows the lease. So JMC keeps the lease violation fines such as city fines. In other words, we the landlords are losing money or suffer property damages and we the landlords are not even entitle to the revenue generated by lease violations. 5. We are proud to maintain 40-month rental certificates in all our rentals with the city of Kalamazoo. However, Jakobson's management caused us to lose our 40-month certificate because of a no-show with the city inspector, so the cert became a 12-month rental certificate. 6. Jakobson's management doesn't provide you with the invoices from the vendor's doing the repairs because they inflate the repair charges, often more than double. 7. When we took back the management of the properties the tenants complained that the employees treated them badly. If they were not able to pay rent online because the system was down, Jakobson's would proceed to charge a late fee (10% of the unpaid rent) to the tenant and JMC keeps it. 8. You will wait three months after the actual contract cancellation day and JMC will charge you for all sorts of things at the end making sure they keep all the rents they owe the owner. The check I received is in the amount of $0.20. 9. In summary, we had to scrutinize every report and babysit their work. You hire a management company hoping they will do their job but in fact you must inspect their reports closely and thoroughly, reports that are very confusing. I am glad we are computer literate, and we were able to find their mistakes and bring them to their attention. I have documentation to prove this review is accurate. read more

If I could leave a negative star review, I would. Avoid this company at all costs. My roommates and I are terribly disappointed and dissatisfied. The company has not a single clue how to communicate properly with their tenants let alone manage their properties, and they have caused our household a great amount of emotional distress. In addition to the numerous ignored maintenance requests (some of which were a danger to us tenants), JMC employees do not know how to professionally communicate, promptly respond, or take accountability for their actions that have negatively affected their tenants. Unfortunately, due to their negligence, my roommates and I will be having to take these matters to the extreme involving my attorney. This is a money hungry company. They charged us $300 for cleaning after we move out, but when we moved in the place had mold, holes in the walls, and the bathroom sinks were leaking. The place had definitely not been cleaned after the last tenants moved out, so I assume they are just pocketing that money. I wanted to sublease my room to someone for the last 3 months of my lease because I was moving, and they said it would cost me 2 months rent in advance. For what? Writing someone else's name on a sheet of paper? They never pick up their phones and the office is locked during the week (even though they say they are open), so when I go to pay rent I have to call them to have someone take my check. Absolutely terrible staff!!!!! My application fee was taken, and I was promised a unit. I called at the end of the month to check on the status and was told the associate was terminated and the apartment had been rented. I was offered a more expensive, less impressive unit which I passed on. My application fee was not refunded, and I was told, they operate on a first come first serve basis, even though I was already promised the apartment. They are shady and just want your money. DO NOT rent with Jakobson Management. When I moved into the unit, I began to notice that the property around the house was not well maintained (even though it says in the contract that it will be maintained by JMC), and the inside was even worse. I had to do much of the upkeep and maintenance myself, and when a work order was put in, it sometimes took months for them to complete it. The communication was horrible - it was rare for them to answer the phone when I needed to speak with someone, and they did not disclose charges that were later added to my account. THEY WILL CHARGE YOU FOR ANYTHING AND EVERYTHING and will not give you any leniency for late fees. Don't expect to get your security deposit back because they will find a reason to spend it. Took $275 off security deposit to remove a small dresser (without drawers) - that we had asked to retrieve the day after move out. The two women that I had contact with -- owner, Haily and receptionist, Autumn -- were unbelievably rude and unreasonable. Be careful if you rent with them -- there's a section in the lease that you have to return keys to them by noon on move out day or they will charge you $25 per key per hour after noon. I called on move out day in the morning to ask about procedures for the day and was not told about the noon deadline. Then at 1:30pm got a text reminding us about the deadline. Total money grab. DO NOT RENT FROM THIS COMPANY! I am warning you all now, as we have been at our property for less than 6 months and have had numerous issues with JMC. It took them over 1 month to fix multiple items in our house, even major safety issues such as lighting and unlocked doors. There were a million red flags from the start that I wished we paid more attention to such as: paying a cleaning fee for a house that was obviously not clean and litter all over the yard that they neglected to throw away. To top it off, we were contacted 1 hour before moving, informed that we would not be allowed to move into our property for another four hours (all of my roommates and I were almost there at the time). Also, the house flooded the day we were supposed to move in and the dishwasher was broken. The office staff is terrible with communication and refuses to take accountability for their actions. We even went into the office to speak with the manager and we had to convince them to let us talk to them, which they eventually did but in the lobby which was very unprofessional. Funny thing was that someone else was there the same day to complain about issues they've had for over 3 months. I have rented with different companies in the past and never had a single issue. Rental discrimination is a real thing and we have unfortunately experienced this from the day we moved in. If I could give this company no stars I would. read more

Please be careful when you sign a contract with this group. They ask for the right to collect late fees from the tenant and even if the tenant does not pay, they charge the landlord for late fees. Poor communication, excessive maintenance charges - some I am sure was not even legitimate AND surprise expenses after the fact - I had to pull out of the contract after one year. read more

This is the worst rental company there is. They don't care about their tenants whatsoever and only care about stealing your money. We had so many problems with the house we rented from them, there was mold everywhere, leaky pipes, and just a dirty house. They never answered the phone when we called or replied to emails. Took days to fix the mold and pipes and left us without a working shower for 3 days. And their properties are not worth the price they charge. Overall if you can go with another company do it, don't get sucked into what seems like a good company at first but really isn't. You'll regret it. I know we do. read more
