This place doesn't even deserve one star. If I could give a -5 I would. Worst place I've ever lived…read morein Kalamazoo. Here are the countless reasons why: Reason one: Refusal to prorate or reimburse me for the month of August. When I moved in the 25th of August I paid for a full months rent knowing I would be able to live there the full month of August the following year. But there are 2 weeks that I will not be living in the place, and still am being charged for them. When I called to be reimbursed Shainna Nelson told me she would give me what i asked for if I had been less upset. As a college student who does not have an extra $200 to give to be homeless for two weeks it is understandable why I would be upset. When I asked to speak to her supervisor she informed me she was the highest of command. But then throughout the conversation, her answer to my other complaints was that it wasn't her decision and she didn't make the rules. Disrespectful and terrible with costumer service. Reason 2: Maintenance request go unnoticed and are never fulfilled. That goes without need for explanation. They don't take care of their properties and it is evident. Reason 3: The amount of rude texts received throughout the year detailing various things I was expected to do. Including cleanup outside the home that a grounds crew is expected to take care of. If you aren't looking to be ripped off and would like a nice place to live, this isn't it. Don't waste your time or money making these terrible people rich.

This place is a joke. Lived here for 3+ years while at WMU and the management was always awful. The…read morerent was increased in the last year for no apparent reason, literally not a single update or advancement to the complex. They claimed they were going to put in grills, but never did so. Speaking of grills, they don't allow them either. Trying to communicate with Shaina is such a pleasant experience (SARCASM). Subleasing was an absolute pain in the neck trying to work with her. She took over management over the past year or two and is unprofessional and condescending. When it comes to subleasing, they will take your security deposit even if you find a sub-leaser and they will charge that sub-leaser a full-month's rent. It's literally a money grab. Their reasoning for taking my security deposit was because, "I ended my lease early." Again, even though I had a sub-leaser sign on to the lease and there wasn't a dime of rent not accounted for/any damages done. Shaina runs the property, yet she will ignore calls and not even leave voicemails explaining reasoning for calls. All around, just not professional or very good management. I highly recommend you look elsewhere. If you can't find anywhere, live in a cardboard box instead of this place!

Sadly, I have to update my review, I had a long list of maintenance issues that I turned into AIM a month ago and nothing and I mean absolutely nothing has been done. these are all major code violations such as, I have no GFI outlets in my house, I have massive leaks in my bathroom, my AC my hot water heater and basement drains nothing has been done to rectify it, I have black mold growing in the corners of my garage, on Friday my AC went out, it is now Tuesday afternoon and absolutely nothing has been done, their on-call staff, their answering service staff, and their maintenance staff, have all done absolutely nothing very very disappointed

When my roommates and I were looking for a home in Kalamazoo, we had high hopes when we found AIM…read morebecause Austin was polite, responsive, and helpful when we were inquiring about the house (514 Forest St), which we ended up moving into. As soon as we signed the lease, however, everything started going downhill. Working with AIM for the past year has felt like a constant battle. - They scheduled the carpets to be cleaned ON THE DAY we were moving in (which we had told them in advance), so we had to cram all of our furniture and boxes in the one room in the house that had hard floors so that the carpets could dry. - It suddenly became very difficult to get ahold of AIM via phone or email. We started going to their office in person whenever we had an issue. - We soon discovered that the house was full of maintenance issues when we moved in, some of which were actually dangerous (ie. a completely blocked sewer line, broken toilet, severely cracked kitchen floor tiles, multiple smoke detectors not working, a soft spot in the floor of the porch, rotting wood around the windows, etc.). Some of those issues were fixed right away, but only after we went into AIM's office in person, and when we had to call emergency maintenance as our basement flooded with sewer water. - During the stay-at-home order in the COVID-19 pandemic, AIM became almost impossible to reach, despite their voicemail recording saying they were all working from home. - We had MAJOR pest problems. Some of the more "normal" problems we had were a spider-infested basement (I realize that's pretty common, but ours was excessive), a mouse in the kitchen, carpenter ants everywhere (some had wings), and carpenter bees in the porch. But that's just the beginning of it... Back in the fall, AIM sent maintenance out to the house to haphazardly fix a bunch of things before a scheduled city inspection, and one of the things they did was slap some wood over some holes in the roof, but they never made sure the animals who made the holes were out of there. Around January, we started hearing loud scratching and thumping in the attic that was loud enough to wake us up at night. After submitting multiple maintenance requests online and trying to contact AIM about it for LITERALLY 4 MONTHS WITH NO RESPONSE, I finally called a pest control company myself to do an inspection, and they said we had squirrels, chipmunks, birds, and bats AT MINIMUM living in our roof, and the holes in the roof were big enough for possums and raccoons to get in as well. To this day, I don't know if they ever trapped the animals or patched the holes correctly. Future tenants of 514 Forest, be warned. - I submitted a move-out notice 60 days in advance on their website, to which I got no response, so I sent them a written notice a week later to make sure they received it. Once again, no response. My roommate submitted one on their website and got a short response, so at least they confirmed that they got our message that we're moving out when our lease ends on July 15. When the beginning of our last month started, their website charged us a full month's rent, so we decided to pay the prorated amount in cash in person. When we did, they asked us "are you sure you're moving out on the 15th?" even though we had sent THREE move-out notices making that clear. We did our best to be good tenants: we tried to communicate clearly and politely, pay all rent and fees in full and on time, and take good care of the house we were renting. I even fixed a few minor maintenance issues myself, at my own expense, when we couldn't get ahold of AIM. We held up our end of the deal and then some, but they seemed to only do the bare minimum. We felt taken advantage of. My intention in writing this review is not to be mean, I just want to honestly share my experience and warn future tenants about this company. Unless they become more organized and reachable, I do not recommend renting property from them.
