My experience with this agency was horrible enough that I am writing a review to warn anyone before…read moremaking the decision to work with them. I was a first time home buyer and in my experience, found that this agency is not willing to compromise with you when making a deal, and it makes it harder to negotiate terms when they do not answer emails or phone calls. My agent had the worst time communicating with them, they started a bidding war in the middle of our offer without any response to our initial offer. They answer when they want, keep you waiting, are unapologetic and you are at their mercy when you are very interested in a property. We did have our offer accepted, however, we were holding our breath every step of the way, based off the actions of this agency from the very beginning. Then when it finally came down to closing, THEY dropped the ball so many times, wasted time off we had to not have things done on the day of, that any other agency would not have forgotten. We had our closing delayed to later in the week, the night before the original date, (that was the fault of the village) then we scheduled it for Friday at 9 am that week, and they had us sitting around all day, did not have the stamp ready for the finalization of the closing (Real estate 101-DON"T FORGET THE STAMP) , then literally LIED and told our agent that the runner was on their way to us to bring the STAMP, this was a LIE. Later to find out, that they waited until 10 minutes before the village office closed to attempt to make a payment to obtain the stamp (that was 3 hours after they said the runner had already done this and was heading our way.)The office did not accept the payment since the runner did not come with the right type of funds, office closed and the whole day came and gone and we were not closed and finalized until Monday after they finally went back to get the stamp. Bank did not let us move our stuff throughout the weekend, so we lost a weekend of moving and truck rental. Please be careful before working with this agency, they will not be cooperative to communicate with, (which is key when buying and selling), they do not want to work with you in any compromise, they are not held accountable for THEIR mistakes, they do not care about your time and I'm pretty sure is against some sort of rule, to LIE to your clients in a real estate transaction! Make sure whatever property you want to buy or sell is WORTH having to put up with such UNPROFESSIONALISM! Did I mention that they never even came to pick up the key lock?

SWAY AWAY FROM Michael Olszewski HIS CHARACTER SHOWS HIS INNER PERSON, HIS UPBRINGING AND HIS GREED…read more I never write reviews but this time i am so much frustrated with the behavior of Michael Olszewski from Area Wide Realty that i feel i need to get my frustration out and tell everybody about this guy. I was trying to purchase a property and had to put an offer thru www.exceleras.com and the initial offer was place on 3/9 and at one point the bank countered at 699,000 and when we counter back 675,000 they rejected and again we offered 700,000 and they rejected and instead of asking the bank to accept my offer the agency and specially Michael advised me that the counter from the bank was a mistake and i should go for 725,000 which was ridicules. we have no choice but to take banks counter @ 732,500 and even after accepting that the bank didn't confirm accepted until 2 days. the whole process took from 3/9 to 3/27 and in 2 days before they show accepted on the web site we got another offer accepted and we took that offer and i told Mary at the office that we had to accept another offer. After this to my surprise Micheal called and started yelling and using nasty language that this is not the way to do business and i should never bother him and do business with him. He was so rude and attitude is not civilian and i don't have words to express the way he talked. What kind of character this guy have, his greedy nature saw the commission slipping from his hand and shown his inner character of an animal (i am using these words because i cannot over come this way to talk). What kind of business ethic he have that he was telling me that this is not the way to do business, in waiting for the offer for almost 3 weeks and had to listen that the counter bank gave was in mistake we had another offer selected and took that offer. For my properties people cancel contract after accepting, after inspection, even day before closing and i would not imagine behaving like an animal on these people. I had to select at least 1 start but i am going to give 0 stars to him, he don't deserve even 1/2 SWAY AWAY FROM Michael Olszewski HIS CHARACTER SHOWS HIS INNER PERSON, HIS UPBRINGING AND HIS GREED

You do have to be patient and willing to work closely with their team. Most importantly, it really made me take a hard look at my finances -- I had to get everything in order! Is it worth it? Absolutely.

I appreciate NACA's mission of making homeownership more accessible, and I understand the…read moreimportance of ensuring borrowers can afford their mortgage payments. However, I believe the Payment Shock requirements need greater flexibility and consideration of an applicant's complete financial history. I have stable employment (over 2 years), meet the income requirements, and have a credit score above 700. I previously paid $1,800 per month in rent, and at another point $2,450, without missing payments. I intentionally moved in with a family member to aggressively eliminate my debt before purchasing a home. Instead of recognizing that as a financially responsible decision, I was told I must now demonstrate six consecutive months of saving my full $2,752 affordability amount. I also asked whether substantial financial resources, such as a documented $10,000-$30,000 family gift or accessible retirement funds, could satisfy or reduce this requirement. I was told that one-time contributions do not count because NACA needs to see consistent monthly savings. I understand that having money available is not the same as demonstrating the ability to sustain a mortgage payment. However, I believe verified rental history, stable income, debt reduction, and available financial reserves should all be considered when evaluating an applicant's readiness for homeownership. My concern is that the current approach can unintentionally penalize people. I would encourage NACA to consider more individualized assessments, clearer explanations of exceptions or waiver eligibility, and greater recognition of documented financial responsibility. I would also appreciate clarification on whether Payment Shock waivers or alternative methods of demonstrating affordability are available, as this was not clearly explained during my counseling session. I believe in NACA's mission, but the process should recognize that financial readiness is not always demonstrated through one specific savings pattern. I hope this feedback helps improve the experience for future homebuyers
