Beware the parking lot underneath the hotel, it is very cramped and difficult to navigate.Luckily they have additional outdoor parking across the road- but reception did not tell me about it. Also- this hotel is located on Armada way... my iPhone GPS took me to the other end of Armada way but the middle portion of Armada way is a pedestrian shopping street- and it is not obvious that the street continues on the other side. After driving around for 20 minutes we had to ask a taxi driver where the hotel was.

We were right by the lifts which might have disturbed some people, but didn't really us. The reception was pretty hectic on arrival. Just the one lady with an awkward American guest trying to get some duct tape. I don't think that is on the list of forgotten essentials. Luckily toothpaste was as we'd neglected to bring any! The receptionist was quite stressed finding us a room too..she kept calling upstairs and asking about the state of transition of various other rooms before finally finding us one clean and ready to go. The location is great only a couple of minutes walk from the Hoe and maybe 5 minutes (if you know the right path) from the Barbican area. The pool and gym areas were rather nice. I was a bit disgruntled at the 20 quid charge if we wanted wi-fi for our stay!

In a previous hotel, we did not complain when the toilet would not flush, as we only used it for liquids and politely reported it upon check out. We did not complain at a previous hotel with no AC or the one that had a tiny room with twin beds. But, this was a two night stay that went from happy to disaster. Check in was easy and we enjoyed the decent sized room and comfy bed. We also enjoyed the three roomy and speedy elevators. But that's where it ended... The next morning, I got up to shower and when I turned the water on, the shower head and two metal couplings shot off the wall like bullets out of a gun and crashed against the back wall. If I had been standing in the shower, they would have likely hit me in the head or face! My husband burst in the bathroom to see what happened and saw how frightened I was. He managed to rig the shower head to the spout enough for us to both have a quick wash up, but no way to wash hair as the water was running only an inch or two from the wall. We are on a tour and had a schedule to keep so a quick wash up would have to do until we got back. My husband brought the shower head and it's two couplings to the front desk where two very young staff were waiting, clearly ill trained to deal with an angry customer. Yes, my husband was angry and I was visibly shaking but all they could tell us at the time was they would take care of it. We returned from our tour, six hours later to find the shower head still missing and no note or voicemail from the manager. By now, we were quite angry. We asked to speak to the manager and the same young and inexperienced man from this morning came over. He then explained that there were no maintenance staff on duty on the weekend and we would have to change rooms. My husband asked why he didn't ell us that this morning and he indicated he didn't know that there was no maintenance staff on weekends. This was the manager and he didn't know the maintenance schedules? At first, he didn't even offer an apology or any compensation but when we pressed that we were very unhappy and the inconvenience of changing rooms made us even more unhappy, he offered to upgrade us to an "Executive Room". We packed and reported to our upgraded room. The room was identical in size and furnishings as our previous room except for the addition of a small fridge and coffee pot, neither of which we needed or used. To add insult to injury, no air conditioning, which they clearly knew as the windows were all opened as wide as they would go. So we had to leave the windows open and we were delighted to stay awake all night listening to the traffic and street revelry of a Friday night after a big soccer match in the city. The next morning, I turned the water on to shower and it was only loosely attached to the wall so 50% loss in water pressure as have the water spurted out of wall and drenched the floor. Ugh... We will be contacting our tour company and letting them know what happed and that we will no longer tour with any company on a tour that uses this dangerous and poorly maintained hotel chain.

It's also less than 10 minutes' walk to the main shopping area. The hotel itself has been comfortably refurbished, with gentle greys and greens. There's a guests' lounge and dining room. I had an Executive Double Room, which was very spacious and tastefully furnished, with a huge bathroom. The room had quality bedding and towels, and nice toiletries. There was a welcome tray to make tea, coffee or hot chocolate. The bed was very comfortable and I had a good night's sleep. Everything was very clean. There was lots of hot water and a great shower. The breakfast was a buffet for cereals, fruit, yoghurt etc, and a wide range of cooked items were available to order (I had a lovely cooked veggie breakfast). Gluten free options were available. Staff were helpful and very friendly. There is a limited number of parking spaces but the hotel tries to manage it to park as many cars as possible. Parking permits are available for street parking for a small fee. The only potential issue is that of noise from the single glazed windows - there's little traffic, but there are, of course, seagulls in the morning! It didn't bother me but might irritate light sleepers. Overall, though, I shall happily return there.

Perched on The Hoe, it's about 100 yards from some of the most spectacular scenery in the world, Plymouth harbor and an easy walk along the sea to the Barbican area. The rooms are very comfortable (maybe a little old fashioned) with enough modern conveniences such as very fast wi-fi and flat screen TV - to make your in room time relaxing (we did not always find such good wi-fi in our travels). There are menu items (not a buffet) for breakie that are well cooked and served to a perfection in fine English fashion. I learned from the staff what eggs and soldiers are, for example. The hotel includes a small bar for that chapeau de soir after a long day of touring. The desk staff at any time of the day were charming and so helpful. For what we wanted in a hotel (not really a B&B in my mind), we could not have done better.

The staff at this hotel are really friendly and accommodating and offered me advice on where to go and how to get there. At breakfast you are encouraged to choose just exactly what you want from the usual breakfast options (and the food was good too!) and as well as starting the day right, you can end it right at their bar, which has a really good selection of bottled local ales (including the wonderful Cornish Knocker by Skinners). Most hotels in Plymouth seem to be in this part of town right near Plymouth Hoe. This makes for an unusual few streets that feel a bit odd because the people living in them are always being replaced on a daily basis.
