He arrived on time, explained his inspection process and let us know that if we had any questions, no matter how small, that he would be more than happy to answer them. He was charismatic in a way that felt like we were catching up with a long time, trusted friend and presented himself with an assuredness that instantly calmed our anxieties about the process. Most importantly, he showed a genuine enthusiasm about inspecting our potential home that can only come from someone who really loves and takes pride in what they do. He was meticulous in looking over every aspect of the house and called attention to issues he thought were important for us to know during the inspection so that there weren't't any surprises at the end. Explanations always included what the issue was, why he thought it needed to be fixed or how it could be a problem in the future. Aspects of the home that were technically safe and appropriate for when the house was built but not up to modern building code were also brought to our attention. Despite having to point out the issues, Martin was also thrilled to show us unique aspects of the home or share what he thought were positives about the property. At certain points, it felt like he was more excited about the property than we were! After the inspection, we felt confident that we knew the condition of the home, what issues would need to be addressed further and educated about the general maintenance we should expect to do as new homeowners. We received the inspection report within 24 hours and as Martin promised, there wasn't anything in it that felt like a surprise to us or that hadn't already been discussed. It was well organized, extremely detailed and a great reference to show other contractors exactly what issues we would like to have checked out further. He was available if we had questions or needed an experienced eye to review a concern we were having about other reports. Overall, Martin was an essential part of our home buying process and a key factor in helping us make the right decision. He was a knowledgeable and insightful guide that we felt was always looking out for our best interest. Sprinkler box was missing with open live wires, my husband has since capped off and the electrical sockets were loose and wouldn't hold prongs. I would never recommend this company to anyone EVER. On the day of appointment, 30 minutes before the end of the time window (11am-2pm) and only after I called to make sure Bobby was coming, he told me the current job went long and he would have to reschedule. He takes his time without seeming rushed or annoyed and makes sure we (the homebuyer) understand every single thing. He even showed us the shut off to water and gas.. explained how they worked and what to do in an emergency. Third, he is very thorough! Even down to there needing to be little screens installed in the garage where the water softener pipes come in so rodents don't come into the garage. He pointed out several very small cheap things that would cause more damage in the future if not fixed... and made sure we understood the importance to fix it before it's a huge issue. Bronco was easy to contact, communicative, super friendly, professional, and prompt. Despite the busy time and market, he was able to fit us in within a few days, well within our contingency period. These people upset at a guy just doing his due diligence and uncovering problems they hoped would stay hidden to the buyers. That says much more about them and about Mr. Rudnick. As a buyer, you want this guy on your team. As an ethical seller, you would too so that you can pass your home to the next family with a clear conscious.
