We have now done two home inspections with Keith, and, as evidenced by our repeat patronage, his service is excellent. Very thorough, prompt, and professional. For example, when we were buying our first house, he noted a disparity in the floor level. The seller had told us that it was ok, because she had new windows installed and the window guy had said it was fine when he was doing his installation. Keith suggested we get a foundation expert out. Boy are we glad we did. We had to back out of escrow, and Keith's advice saved us hundreds of thousands of dollars down the road. So, when it came time for our next inspection, we gave him (or, more accurately, his wife Georgia) a call. When Keith said the house was in great shape, we trusted that he was right! Keith Vreeken has been a life savior to my neighbors and myself. I was unable to have my home professionally inspected prior to my closing as the builder didn't finish it as the contract read. After a very short time I noticed several problems with my new home. I tried to work with the contractor to fix these issues but he became extremely difficult and verbally abusive. I hired Keith to do a Construction Defect inspection on my home. He found and expertly documented the defects. He has helped myself and several of my neighbors who unfortunately also bought a home built by this same contractor. We are now in the middle of an on going lawsuit. Keith is our expert witness for these proceedings. His CV with his many licenses and his experience as a general contractor has given us the upper hand in our lawsuits. We needed a home inspector quickly, and our realtor introduced us to Keith Vreeken. From the first moment of the inspection Keith was friendly, clear, and thorough. Keith really put himself in our shoes to explain which specific home repair issues we should address right away (kitchen sink pipes) and which could wait (a few cracked roof tiles). He spent 3 hours scrutinizing the house and answering all my questions. By the end of that time, I felt like I had a detailed home repair and maintenance calendar customized to my prospective home. Keith's experience as a firefighter provided us with great tips I don't think we would have gotten otherwise (use a magnetic stop for the door connecting the garage to the house, since the garage must be sealed off from the rest of the home at all times). The inspection felt like a conversation with a new, incredibly helpful friend, but Keith was hard at work the whole time. He retook photos to get the perfect shot showing minor damages. He wrote and re-worded explanations of damages so that future contractors would know exactly what to fix. And he sent 15+ pages of detailed inspection notes within an hour of leaving the house. My husband and I found out about Keith and Georgia through our realtor as we were about to close on our first home. Keith saved us over 50,000.00, yes fifty thousand dollars! We hired Keith Vreefken in 2008 to inspect a 35 year old house in Arroyo Grande that had almost zero updates or improvements. Six kids grown, wife passed away, old Filipino gentleman moving out. Keith took hours to do a complete inspection, enumerating a long list of grave problems. We bartered over the price and bought it. When we got it, it was so bad, our AAA wouldn't insure it; but our plan was to gut it, which we did, and rented it and sold 7 years later. Keith also inspected a condo in AG in 2018 and did a very thorough professional job. He is very easy to work with. A very nice guy. read more

I had an inspection by Taylor Vreeken on my home. The home was built in 1958, and recently remodeled. He noted items as if the house was brand new and according to current building code. He noted a light switch that apparently didn't go to anything, but all that was needed was a light bulb. He said a sink stopper pull up didn't work, he just didn't pull it up hard enough. He noted that the chimney was not tall enough and didn't have the required clearance, but when the house was built it passed inspection. He called for the water softener to have some repairs when it wasn't even hooked up and being used. It was obviously abandoned. He called so many items he killed my real estate transaction. Really stupid stuff on the report that scared the buyers away. This man is a deal killer. I'd stay as far away from him as possible. read more
