During that process, the home inspection report performed by Taylor from the previous attempted buyer was shared with us. Their detailed report gave us the much needed insight into realizing how much work this home actually needed. The real estate agent tried down playing it and claimed the report was overly critical. Given the extent of the needed repairs, we were able to make the decision to avoid overpaying for a money pit. He arrived on time, explained his inspection process and let us know that if we had any questions, no matter how small, that he would be more than happy to answer them. He was charismatic in a way that felt like we were catching up with a long time, trusted friend and presented himself with an assuredness that instantly calmed our anxieties about the process. Most importantly, he showed a genuine enthusiasm about inspecting our potential home that can only come from someone who really loves and takes pride in what they do. He was meticulous in looking over every aspect of the house and called attention to issues he thought were important for us to know during the inspection so that there weren't't any surprises at the end. Explanations always included what the issue was, why he thought it needed to be fixed or how it could be a problem in the future. Aspects of the home that were technically safe and appropriate for when the house was built but not up to modern building code were also brought to our attention. Despite having to point out the issues, Martin was also thrilled to show us unique aspects of the home or share what he thought were positives about the property. At certain points, it felt like he was more excited about the property than we were! After the inspection, we felt confident that we knew the condition of the home, what issues would need to be addressed further and educated about the general maintenance we should expect to do as new homeowners. We received the inspection report within 24 hours and as Martin promised, there wasn't anything in it that felt like a surprise to us or that hadn't already been discussed. It was well organized, extremely detailed and a great reference to show other contractors exactly what issues we would like to have checked out further. He was available if we had questions or needed an experienced eye to review a concern we were having about other reports. Overall, Martin was an essential part of our home buying process and a key factor in helping us make the right decision. Bronco was easy to contact, communicative, super friendly, professional, and prompt. Despite the busy time and market, he was able to fit us in within a few days, well within our contingency period. He did a great job with our inspection, taking his time to really inspect, test appliances and plumbing, and look at the property, including crawling up into the attic crawl space and the roof. He looked at the age of everything, and gave us a clear sense of how long things will or typically last and when we might be looking at replacing them. His explanations were layperson-friendly, thorough, and struck a really great balance between "enough useful information" and being concise/not overwhelming us. He took time to answer our questions, and to even explain to my husband in more detail how we might DIY some small-to-medium projects if we opted to. After a week, it finally made it to the office and when they gave me the written estimate it was over $100 more than what Bobby had told me on the phone. But we made the appointment to get it done. The next day, the called and said the appointment had to be changed. OK, so we made another appointment. On the day of appointment, 30 minutes before the end of the time window (11am-2pm) and only after I called to make sure Bobby was coming, he told me the current job went long and he would have to reschedule. I cancelled. They are unorganized and unprofessional in how the do business. I'm surprised they can remain in business with this kind of poor service in a small community. Beware!
