Dogs jump and attack random people and their animals which I have multiple video proofs of. We tried to peacefully talk to the neighbor who throws his dog toys off our window and has his dogs unleashed running by our window as he yells commands to those dogs and it resulted in him becoming very hostile and landlord refused to do anything about that. We filled multiple police reports. Said agressor keeps harassing our family yelling slurs and training their dogs unleashed in right in front of our window after 11pm. We both work early morning jobs and this became impossible to live to the point when we have to move out several months before contract ends because it affects our mental and physical health. This person uses his dogs as leverage to harass and attack other people. Landlord keeps ignoring every complaint and we had to also call animal control several times. Do not move in, you will lose your money and will be forced to move out way before your contract ends.

They would even follow up with us when we may have let a contractor slip through the cracks. I highly recommend them and all their staff has been nothing but courteous and kind. Claire was my specific point of contact and whatever they are paying her isn't enough for how hard that girl works. She doesn't miss a beat and always makes times for tenant questions or concerns. Upon initial interactions with my short term (1 month rental) the process seemed friendly enough, LOTs of emails, background check, docusigns and additional ADMIN fees not part of the original listing; just to stay in an apartment for 1 month(while I was looking for a long term place). Looking back I should have just used Airbnb to make it more seamless... Upon extension of my short term lease, I was stuck in a tough situation where I needed to make an unforeseen change to my short term lease, less than 24 hours after signing. I promptly contacted Fox Management to clearly explain and asked to make an addendum to the lease. I was met with absolutely zero flexibility, a complete lack of empathy, ignored emails, ignored phone calls, unreturned voice messages, absolute disregard for people transitioning into new living situations from Tiffany and Ross. Management cited "we're a business we have to do what is best for our business" and "we are too busy, we'll look at that later". Fox Property management touts.... "smooth, thoughtful, guest centered operations" "bringing a sense of ease, comfort, and care into every stay".... I was met with the complete opposite from the short term management team. I can wholeheartedly say that this company has zero interest in helping you have a smooth experience, and is solely operating to gouge you with extra fees and maximize their return and benefit on the already overpriced properties they manage in Boulder. Absolutely shameful. Steer clear.

Those companies give me incorrect information, are rude, and basically show a lack of compassion and understanding for their tenants. I always get the feeling that Jennifer cares about her tenants and is always trying to be considerate of them. The information she gives me to service her properties is always correct, and she pays her invoices on time. Also, she answers my correspondence in a timely manner. Don't you wish everyone did that? He schedules calls, fails to follow through, and then directs you to deal with someone else. They have breached the management agreement multiple months in a row by approving "repairs" above the contractual threshold requiring owner notification without providing that notification. These repeated decisions result in excessive deductions from the owner's monthly payout, with little accountability or meaningful communication. Property owners deserve transparency, accountability, and a management company that follows its contractual obligations. Initially I thought Evolve Properly Management was good. I worked with Maya and they picked up my…read moreproperty mid lease from a property management company. At the end of my current tents lease is where the break down occurred. 1.) They didn't obtain any pictures of my property from my previous PM, nor did they make an effort to get their own pics when taking me on as a client. Basically they had zero baseline of the condition of my property taking me on as a client. When I contested damages at the end of the lease Maya simply implied they need pictures to establish the damages occurred under this tenant. I was shocked to hear they had nothing to go off of to establish the condition of my property when they brought me on as a client. Luckily, I was blessed to have a good tenant that admitted to certain damages but it could have went terribly wrong if major damage occurred. When I contested Maya on this she said pictures were requested but we didn't receive any. My question is, why wouldn't they take their own pics or even ask me if I had pictures? She then proceeded to not answerany of my texts because she didn't feel talking about it further would provide resolution. 2.) Upon the tenant vacating the property Evolve didn't even have the correct access key to my property. It was left for me in a lock box and I attempted to open the door and the key wasn't close to fitting. I thought it would be a simple protocol to make sure you at least have the correct key to the property you're managing, especially under an emergency. 3.) I wanted to get estimates on home improvements a couple months prior to the tenant leaving. Maya intially denied that request because the tenant was still occupying the property. It wasn't until the tenant asked for a two week extension, where again, I mentioned I wanted to get estimates prior to the lease expiring and suddenly it was okay since the tenant needed a favor. In the end I would say this property management company needs to learn best practices to protect their clients high dollar asstes, need to be micro managed, and favor the tenant over protecting their paying clients. Response to Marina: I've done 7 reviews since 2016 with unsatisfactory services and your company makes the list over 10 years. You prefer to work with clients so hands off you expect them to chase down keys when they live out of town and do sufficient file combing to ensure "start service photos" are either transferred or taken. You want a new clients but not willing to execute the transfer properly. You're not interested in even having a properly functioning key hand. That means you're truly have no concern for properties or tenant safety. The monthly cut is all you're interested in. If want your clients to be truly hands off learn how to a proper transfer of service. You can't have your cake and eat it too. Also looking at your review response track record, you spend a lot of time saying you have the incorrect company please remove your low review. You're about to hit 3 star level. The people have spoke.
