Well I'm sitting here after spending 22K + on a new roof. A total tear off because everything is rotten, full of holes or disintegrating. He missed the asbestos in the attic, right by the attic stairs. (another $1,500). Then there is the moisture. That guy swore there was no moisture anywhere. Considering the roof was a sponge I don't see how. The chimney cleanout was leaking rain water into the basement down the wall and under the floor. There was water and mold under the LVT. How did they miss that? !! Did they even turn on the machine? If he had been truthful about the roof I could have negotiated the price down. I don't know why he wasn't. My nephew was my agent. I know he is honest. I am guessing they wanted to please the real estate company to keep getting recommendations from them. Who knows??!! All I know is I got screwed out of at least $25K and it is seagate's fault. Do yourself a favor, hire a reputable contractor, plumber, and HVAC guy to inspect your new house. It will save you $$ in the long run. Like they say, a picture is worth a thousand words, in this case it's over 25 thousand dollars.

From the second I made the phone call, they lived up to their reviews. Michelle (sc) was extremely helpful and nice in giving me prices and telling me the services offered. She provide me with helpful information that ended up saving me approximately $125 in the end. I got in the same week. Bert was my inspector and he was also just as nice and helpful. He encouraged me to accompany him through the whole process and explained everything even though it was going in the report. He actually gave me more information on my pest inspection that he actual pest inspector gave me, provided by the seller. We crossed paths when we got there. In the end, he taught me more about the house than I would've noticed in the first year. I can't recommend this company enough. I didn't even bother comparing prices, but given the customer service alone, you get what you pay for.

Namely speed, timeliness, depth of reporting at a more than reasonable cost. I contacted Kevin the day of making an offer on a house and he was able to schedule me the next day (extremely important when you have a short window to complete the inspection). He actually arrived early and began his inspection before I arrived. Once he completed the inspection, he took a substantial amount of time to review his findings with me in a way that I could understand, prioritizing items which he considered most critical. Most importantly, based on his findings, I was able to negotiate a $3,000 reduction in the offered purchase price of my home, which was almost a 10x return on investment in his service. What I appreciated most however, was his willingness to be available via email after his report was issued (a 24 hour turnaround) to answer my questions as I made decisions on hiring contractors to remedy the issues he identified. His replies were very timely, within a day of asking a question. The result of his service was essentially, peace of mind. I was able to enter into a contract to buy a home with my eyes wide open, knowing exactly what I was getting into. And it was precisely this factor which causes me to recommend Majestic Home Inspection wholeheartedly.

He even worked with me on a bulk discount and outlined a great game plan for inspections before and after renovations on multiple properties. The actual inspection reports blew me away. Kevin includes a lot of detail and records both photos and videos with his own audio commentary and suggestions for fixing any deficiency he finds. I've worked with many inspectors and Kevin's videos are above and beyond. Kevin also has a great online portal for viewing and sharing the reports. This portal also has a handy tool for generating and sharing a repair request list to help in negotiations. All in all I'm very pleased with Majestic and will use them again for all my inspection needs in Toledo. Kevin made sure we went over all his observations on the phone and made sure to answer all my questions.

    My experience with Jeff Peterson as a buyer's inspector was, in my opinion, an absolute nightmare…read more I have never dealt with an inspector who was this wrong, this careless, or this reckless in the claims he made. Jeff confidently stated that the home had "sagging hardwood floors" and multiple "structural concerns." These weren't small comments -- they were dramatic claims that would scare any buyer. The problem? None of it was real. Not one thing he said held up under actual expert review. Because his statements were so extreme, I hired both a licensed structural engineer and a foundation specialist to verify the issues. They independently confirmed that there were ZERO structural problems, ZERO sagging floors, and absolutely nothing resembling what Jeff described. His claims were not just slightly off -- they were completely fabricated in my experience. The amount of unnecessary chaos, stress, and wasted time this caused cannot be overstated. His report felt alarmist, uninformed, and wildly irresponsible. I genuinely cannot understand how someone in this profession can be so dramatically inaccurate. In my opinion, Jeff Peterson is not a reliable inspector and showed a stunning lack of professionalism or competence. Based on my experience, I would strongly warn anyone against hiring him. There are plenty of inspectors who actually know what they're doing -- in my experience, Jeff was not one of them.

He…read moreis the only inspector that takes apart the furnace to inspect and walks on roofs .ken knows all aspects of building and codes, Ken is calm, not alarming and super attentive!! Ken has never disappointed, he has killed some of my deals and rightfully so! We chose to reach out to Baker Inspections after asking in our new community's Facebook page for recommendations and it was practically unanimous that they were the ones to call. The response time was phenomenal from my very first inquiry, and Marshall was kind and professional every step of the way. When I spoke with him and explained our situation, that we were making this purchase from across the Country, he didn't view it as an obstacle but rather gave me several options for how to handle the Inspection and how to communicate during and after. The morning of the Inspection I received a text message along the lines of, focus on work and know I've got this covered. I almost cried with relief! Our Inspection report was timely and thorough including pictures and some video. Marshall walked through the entire report, made recommendations, and was patient while we asked a million questions.
