Mr. Randall will inspect every inch of the house! AND I MEAN EVERY INCH! He provides very detailed inspections and backs up every section with pictures and advice of what was installed incorrectly by a contractor or home owner and what may have been repaired. He will include in his report everything he finds and i mean anything that is out of building or installation code. If the inspection does not allow him to look inside of possible code violations he will still recommend further evaluation by a specific license contractor for your benefit. I have never honestly seen any inspector crawl through an attic like he did to inspect trusses and framing like he did along with the under framing of the roof.I have dealt with other inspectors who lets just say nicely are a little heavy around the mid section which doesn't allow them to do this type of physical inspection. My reason for seeking out several other appraisers was to vet the one recommended by my real estate agent (also highly rated). It turned out that everything was on the level and in the same price ballpark so I opted to honor my agent's referral. Had I not had a matching equivalent I would have gone with Mark and Pride Property, hands down. Their full inspection, including infra red (strongly recommended additional "search" behind the walls, ceilings, and floors) was similar at around $600 (i.e., reasonable). Both a Tucson realtor and another home inspector who was booked recommended The Edge Home Inspections owned by Matt Leahy. Communication began by way of phone and e-mail. After this I was clear on the expense, which was $200 lower than my brother-in-law said it would cost. Also, the extent and process of the service was clearly explained. This inspection was thorough, professional, and at the same time relaxed and personable. Matt was patient and not rushed. I appreciated the explanations of home situations that needed attention, as well as tips on rectifying the situations. He was experienced, knowledgeable, and considerate of fixes that weren't required, but would make the house safer. The inspector was sensitive to my out of state situation and helpful with certain home problems that were not covered in home inspections, i.e. the sprinkler system. He recommended companies he was familiar with that could offer me those services, for example, termite inspectors. The Edge inspector, Matt Leahy, also photographed all of the home appliances and registered them in a recall check service. I have since received a report from that company on the home appliances. Also, since I was out of state and only accessing Internet through the library, Matt Leahy considerately delivered a hard copy of the inspection report to the home the very next day! I'm so thankful I received a dedicated and sincere home inspector who not only went the extra mile, but also accomplished all of this within my very limited window of time. All in all, I'm super happy and impressed that I received more than I needed and more than I could imagine, because I used The Edge Home Inspections.
