***Roy Breshears is the worst home inspector money can get you**** I have been attempting for…read moremonths to hear from someone in charge of his Franchise with WIN and it seems they would rather be sued at this point. Here is my review on Roy below with a briefing; I purchased a home in Idaho Falls in March of 2024 that I mistakenly hired Roy to inspect. I based my research off his reviews which was another huge mistake, kind of like shopping on Amazon, when there's a lot of reviews you should question it. ******Also, be sure to read what his personal insurance requires you to sign before the inspection, as this should be a red flag of the expected quality of the inspection. ******You are essentially paying for an inspection for him to tell you the house is there and it has a door and that's it.***** Come to find after closing, the home has serious termite damages from the prior owner. The damages were in locations such as the door frame Roy used to enter the home. Mud-trail remains on the ceiling of the basement. All in open view, unobstructed, Termite damage to windowsills and floors. According to all the actual licensed professionals that assessed the home, ALL of this was warning sign for MAJOR underlying issues to my home that would have been reason to walk away from this purchase. This was a big let down as I wanted an older farm house that needed the normal updates to make my own and now I can't do anything further with the property. Contractors have come out and informed me that the home would be likely a tear down based on cost of repairs. Roy ignored me for months to even get a response, WIN has a main number that does nothing, which Roy even is aware of himself. Knowing WIN would just route me back to his useless self. Roy also let me know the only unfortunate part is that I crossed his path after he willingly took my money and not the fact that he gave a botched inspection. The report also stated the shower leaked, which was another lie. The foundation leaked, just as my report stated, it was raining during his inspection and the first rain I had at the home proved the rain water on the floor in the same area he said was the "shower leaking". I even removed the shower wall, which confirmed there's no leaks. Roy's personal insurance is a company that uses "internachi standards." Mind you internachi standards do not require him to report on the evidence of pests or anything in relation to pests so HIS own insurance is deemed useless even though this was clear gross negligence on his part. The company WIN advertises that the home inspection includes a section for pests and specifically reports on all door frames, flooring and windowsills (that are not covered) NONE of my inspection included photos of the areas listed or any details of condition. My report also did not even show a photo of each room in the home, which made me question Roys thoroughness. In addition to the obvious missed defects, the roof on the home is not even considered a roof-according to 3 different roofers, which is also an expensive cost. Roy also said it's fine for metal to be put over rotten wood shingles. I will continue where I can to ensure this situation is known so no one else makes this tragic decision of hiring someone with this low standard of effort and dishonesty. Roys only help was assisting me in getting robbed with his lazy inspection.
