Riverstone Leasing Office - Riverstone Apartments 2 months after the snow storm... I put in a work order and they tell me 2 months later to clean this by myself...

They take 1-2 weeks sometimes to respond to maintenance orders. Because of the snow storm, the water was shut off for 2 weeks. When I moved in, the apartment itself was dirty. The dishwasher doesn't wash dishes well. There's still food particles on the dishes after I run the dish washer. The washer and dryer are both old and small. The carpet has old stains in it.

But they have you pay your bills using an app which they keep their hands clean by not being able to assist if there are any problems. My first payment was late due to the wording selection in the app I chose and I had to pay a late fee. They don't do refunds. When I moved out I asked if there was anything else that I needed to do after signing out and handing over the keys. "No, you're all set" I check my bank statement and I'm still being charged for renters insurance, and of course it has nothing to do with the apartments themselves. I had to contact the renter insurance policyholders to cancel the recurring automatic payments. Again no reimbursement. There is frequent pest control but it does nothing. I used tape to cover the outlet holes and my own sticky traps which helped minimly. I would not recommend this place.

Don't walk, RUN from this place. Especially if Joey is still the manager. He's all full of himself…read moreover being an apartment manager. lol. Maintenance is terrible, and the pipes are so old that they won't even let you screw on your hoses for your washer by yourself. You have to wait for them to come over and do it. When I was speaking with the guy who fixed my ac, he told me the unit was so old it shouldn't even be there. The pool is always closed, as well as the rest of the amenities. You are forced to pay for cable and internet whether you want it or not, and the same with valet trash. You have to pay rent for your pets, but not your kids, and you also have to pay a fee on top of the pet rent.

I do not recommend living here! I had a 10 month lease and I…read moream on my last month and as you can see in the first picture I have provided, I had my rent auto drafted for the full amount the first of the month. I received an email on the 5th of may saying my rent was late. I went to the office and asked the lady at the front, Mercedes, to confirm on her end that my rent was actually payed. She asked for my name and apartment number and confirmed on their end that it was payed for in full. I left the office and then received another email saying that my rent was not sufficient and was sent back to me ( it was in fact not sent to me) and then I was charged a late fee of $75 and a $128 late fee tacked on. I called the office and spoke to Mercedes and she said I wouldn't have to pay the late fees and that they did in fact receive the full payment and that she would speak to the assistant manager Molly and have her call me back informing me of this. The assistant manager called me and told me that the money was sent back to my account and that if I continued to not have it payed they would keep sending late fees. I told her that I have proof that it went through on the first and asked that the late fees ($75 & $128)be removed due to their error on their end and that my rent money be legitimately returned back to me. She told me that the bank will reimburse me of my money even though Riverstone ranch is responsible for my money not being processed till the 5th and my late fees and me not receiving my rent in full +$75 &$128. I work very hard for my money and it is my last month here and this mess up on their end is unacceptable and I expect not only that this is to be handled immediately, but that I hear directly from HR on how they are going to fix this issue. I hope this feedback is helpful to people that are looking for apartments in the south Austin area.

Being a poor student, I rented the studio apartment by Marta who was the most vile person I've ever met in my life. She promised me that my apartment would come with a Murphy bed and after we moved in, she simply told me "we aren't doing that anymore." Where am I suppose to sleep? I couldn't believe that her response. I was so upset and she told me that she would have the manager call me back which she never did. Then, my apartment reeked of cat urine and even after replacing the carpet the place still smelled horrible. I had an issue with the shower because it would only run hot water for 5 minutes and after calling them so many times, I finally had my husband draft up a letter to warn them that I was going to be taking legal action (he's an attorney). They then proceeded to call his office to complain about him BUT they were scared enough to fix my broken shower, lights, and closet within 24 hours. The worker were really nice and said that they were just so slammed and had to make priority for people with more urgent repairs like heaters, etc.. Um, how about just hiring more people instead of ignoring my calls for 2 weeks??? Anyways, do not be lured in here by the cheap rent. They promised me so many things that was completely false. The gate was wide open the day I came to visit which they promised me would be fixed within a "couple of days" but it was still broken 6 months later when I moved out. The lawn was also litter of dog poop because no one picks up after their dogs and there are no poop bags available anywhere. I would not recommend this place to my worst enemy. Do yourself a favor, and look elsewhere.

Rude customer service…read more I am looking for an apartment and work in the Medical Center. Cinnamon Creek is ridiculously close to the Medical Center so looking down this street was one of my goals yesterday, I tried to visit most of the apartment complexes, this being one of them. I walked into the leasing office and spoke to Crystal who works at the front desk right when you walk in. I told her I was looking for a two bedroom apartment to which her question to me was "What is your price limit?" I told her that it was around $700-800 and she rudely told me that her two bedroom apartments start at $964. I told her that seemed quite expensive for that area and wouldn't have even come to the leasing office if I had known. She told me most of the apartments in that area cost as much, which they don't. Little does she know, I am an avid googler/yelper, I know lots about apartments and the price ranges in that area as well. Anyways, this isn't anything to do with the apartments itself because I obviously didn't get that far ;) but just the customer service. I felt really embarrassed that she had treated me the way she did in front of other people. Out of all the apartments I've ever visited, not one of them questioned what my price limit was, they just told me about the apartment and gave me the prices. Apparently she didn't want to waste my time or waste her own time.

I honestly don't understand how this company continues to manage communities this way. Since…read moreAssocia Hill Country took over our HOA in San Antonio, communication has been consistently ignored. Emails go unanswered, calls are not returned, and getting a straight answer is nearly impossible. There are ongoing concerns about missing or delayed financial reporting, unexplained or questionable late fees, and a general lack of transparency. Instead of resolving issues, they seem to rely on delays, passing responsibility around, and hoping homeowners eventually give up. A few things I've learned: - Document every interaction -- emails, calls, dates, and names. - Read your HOA bylaws and financial disclosure requirements carefully. - Ask for one dedicated point of contact instead of getting bounced between "assistants." - Escalate early and involve the HOA board directly when responses stall. - Bring awareness to unresolved issues by sharing factual experiences and documented concerns publicly on community forums and social media so other homeowners stay informed. - If financial or compliance concerns continue unresolved, homeowners should familiarize themselves with consumer protection resources, state HOA regulations, and the appropriate oversight agencies available in Texas. The most frustrating part is not even the issues themselves -- it's the complete lack of accountability and communication. Homeowners deserve transparency, professionalism, and timely responses, especially when fees, reporting, and compliance obligations are involved.
