After the way they have not given the money owed to me, the hundreds of phone calls I've made with nobody returning my VM or said they'd get back to me and didn't, I'm disappointed, frustrated, angry, exhausted. This company is run by a man who lost his first real estate company, it went belly up. After taking a peek myself, my pvc piping for this house is beling held up with a piece of wood that was a cast off another. People have been putting their house up for sale, other people are calling to cancel the house they were going to buy 5 years ago (that's how far behind construction is.) Be very, very careful and do your due diligence if you consider this company to build your next home. I wish I would have listened to people warning me before I bought TWO homes. I feel foolish and now I'm broke. They have all my money and won't refund a cent. They do not communicate. I'm an educated person but I watched their videos and fell for it. I think they have taken on more than they can deal with. Land being used without permits, promises made. People selling their current homes with the promise they're Tiny Home will be ready by a certain time and now they have no where to go. It's abusive practices. Most people are older and elderly simply stuck with nothing. How can this be happening with any amount of good consciousness? I'm wondering if they have any feelings toward humanity at this point. If you purchased a tiny/modular home to be placed on Buffalo Creek, I would greatly advise you do some research into the legality of their practices. What may have started out as something amazing, has turned into a money grab full of greed and displaced responsibility. They sold my mother the Amanda model in October of 2024, with a 100 year lease at $300 a month transferrable. The requirement was to purchase the house in full. Ended up costing her over 172,000 dollars. It is now December 2025 and she still doesn't have a home or a lot. On Thanksgiving, Randy came out and said that they could build the homes and assist with placing them somewhere else. How does this resolve the issue for those that paid with a promise of a lot to put it on? It doesn't. When she inquired about having the home placed on another lot, she was told that those lots were only for "NEW" buyers. What sense does this make, when the home hasn't even been built. If you call the main number, you will find that you can speak to someone in sales, but nobody from any other department will call you back. If you send emails, you won't get any responses. At least, emails and calls regarding complaints. I am sure they are happy to answer to those with only good things to say. The most recent email sent out was just a few days ago, saying no electricity and suggesting the use of generators. Who can afford to live off a generator. A stop order was sent out preventing any further utilities from being installed on on the mountain/buffalo creek. A criminal suit was filed on December 4th by the State of Tennessee. None of it adds up. They have retaliated against "whistleblower" residents by not renewing leases, etc. To see the numerous comments on their videos supporting the work they have done feels deceptive and feeds into their ability to target older generations. Why is this ok? It isn't just one person this has happened to. There are a lot of people who were impacted by this. Please look into their practices and think twice before providing support to their cause. They have collected millions of dollars with deceptive sales practices and it is causing a lot of harm. read more

I had my incredible Tiny Home delivered a couple of years ago from Tennessee to Colorado. The sales people were so helpful and easy to contact. I paid upfront and was given everything promised in the sale. And then the Tiny Home wintered outside the first year I had it.. It held up like a champ. ESP panels are absolutely the way to go in a fire prone area. It feels so much safer. I have called a couple times with questions since I bought the Tiny Home from these caring awesome people and they have always come through with very helpful information and I feel they go above and beyond there job. If you are reading these reviews, please note that most highly rated reviews are not from actual ITH customers, just YouTube followers - no real life experiences. I accepted delivery of my Incred-I-box near the end of 2022. I have lived in it since January of 2023. At first, there were just a few minor inconveniences. They didn't include my propane tank in the delivery so I contacted them and they shipped me one. There were no user manuals for anything, ie; on demand hot water heater, solar charge controller. Thank you internet for filling in the gaps! After a few weeks of not being able to get the solar to charge the batteries correctly, I had to contact ITH again. Again, they were appropriately responsive, but the problem was that the charge controller had never been programmed! QC anyone? I spent 10-15 minutes on the phone with the ITH employee while he walked me through programming it. Within maybe 6 months of that, I started having electrical issues. I would lose power randomly, and then it would come back on again. FYI, I am also hooked up to the grid, so if there isn't enough sun to charge my batteries, they are charged automatically from the grid. Also as an FYI, very few electricians are trained in solar equipment so it's hard to find someone to take a look at it, and if you do, they are very expensive, especially if you live in a rural area. Anyway, I lost electric again one day, so I opened the door on the charge controller and moved the cord on the 30amp plug and it arced and popped and smoked! Just about scared me to death! Tried calling and emailing ITH, letting them know that I was concerned about it being a fire hazard. CRICKETS! My 60+ female self shut down all of the electric coming from panels and grid and changed the 30amp plug, hoping that was the problem and it had been corrected. It seemed to be.........for a while. Then it stated happening again. Again, I called and emailed ITH, voicing my concerns about it being a fire hazard. Again, nothing. I finally got a regular electrician to come out and they replaced the 30 amp plug with a junction box, but now I was having a problem with the solar again! As a last resort, I diplomatically told my story on the ITH Facebook page and, wonder of wonders, got a reply! I was then put in contact with Lucas, who I know has been working with solar for many years, and he helped me reprogram the controller again to get it working properly. My electric has finally been working properly for several months. Add to this, the leaking around a couple of windows, again, QC, and just general lack of properly applied caulk and sealant, and you have a less than cozy little home. ITH just recently uploaded a video regarding the naysayers - Amanda literally said, the "Don't listen to them, listen to us." I had to laugh. There wouldn't be any social media naysayers, or at least, not enough to make a video about them, if you addressed the issues you are having with the customers who invested in your product, if you had any communication at all! Time and again, I have heard them say to call or email them, but time again, I see customers who are being ghosted when they have a problem or concern. And I thank my Creator that I live on my own property and not theirs, because from what I've heard, that really intensifies the nightmare! I do love my tiny home, but would I buy from ITH again? Absolutely not, and I suggest you do much investigation before you consider it for yourself. They are big on upfront money and no refunds. If you have 1000's of dollars you are willing to risk, then take the gamble. read more

The quality and value of all the homes I have checked can't match Incredible Tiny Homes. I can't find any Homes that meet all my criteria than this Company. Randy and Amanda are fantastic people to work with. They go out of their way to help Customers and the Value of all they offer is unmatched by anyone else that I have met in my 3 year search for my Lakeside Home! I saw some reviews by people who have worked at the Company, the economy has impacted many businesses. The bad reviews are written by disgruntled employees! All should keep in mind that the entire Country is experiencing issues with inflation and many other problems, what was written is in no way my opinion of this Company. OMG!! Please do some in-depth research on this outfit BEFORE you hand over even a PENNY to them!! Quality generally leaves much to be desired. Timeliness of Delivery is extremely poor. Especially if you're renting or buying a lot from them. I waited TWO YEARS for my lot on the Mountain to be ready. ITH did everything BUT get the development complete. Some people (mostly the people who are friendly with Randy and Amanda and/or those who "invested" their hard earned money into this outfit) were moved onto the Mountain before it was finished. By 'before it was finished', I mean NO SEWERS, NO WATER, NO OCCUPANCY PERMIT from the county. Not surprisingly they got kicked out - with no place to live or compensation from ITH - because the county issued multiple STOP WORK ORDERS on the project. PLEASE - I beg you - don't just watch the official ITH videos on YouTube - they paint a rosy, idyllic picture - one that is soooo not the reality. Use a search engine to search for ITH, Tiny Home Scams, etc. DO DEEP RESEARCH ON THIS OUTFIT BEFORE HANDING THEM YOUR MONEY! After watching, listening, and asking questions I decided not to purchase a Tiny Home. Here is why: 1) I would need a "lot" to put my home on, Randy says he has the "cheapest lots around." How does he figure that when he gets anywhere from 10K-20K with nothing in return, plus 300. a month and if I move in a year or even five years, I would get nothing back.? If I paid 600. a year in lot rent to someone else, I'd pay 7200. a year, so for almost three years, my rent could be paid with the 20K, Randy wants and no extra 300. a month for that lot-rent. He says we would be "buying in" to the community, but really, if you put the effort into it, isn't every neighborhood what we make it? So, in those three years if I lived on Randy's lot, he would have been paid 23600. I thought about this...what I am saying here is this is not a "deal," really, I'd be paying as much to Randy as I would anyone else, and maybe even more, especially if I didn't live there that long. The lease is not transferable either, as he did say in one of his videos so any profit from the next lot-renter, I would not get any money from. Now, add to that I have heard that he allegedly has something in the contract that states he has "right of refusal" to renew my lease again, if he so desires." (i.e. HE wants no negativity about his business, so if my board falls off or my appliance doesn't work, I'm at his mercy because I damn sure can't complain or l'll allegedly be banished as a "naysayer." And, again, I still get NO money back. WHAT???? I also considered that a landlord who is trying to take away my FREE SPEECH rights might have something to hide?" Buyer beware as they say, if you are planning on this Tiny Home "deal" then you might wish to consult YOUR OWN LAWYER. 2) Randy gives no guarantees for rent increase for his lots either. ALLEGEDLY, He can raise that rent "at will." So, I could move in, give him my 20K and then find out he is raising my 300. a month lot rent to 400 or 500 hundred a month, if he gets anymore behind or in need of pay raises or whatever. The Tiny Home buyers are paying for his and Amanda's million dollar dream. And, that IS how business works however, usually, in business there are things owned and clauses protecting the buyer. 3) I have noticed even on TV, that some of those homes are put together rather shabbily with dents and old wood (Randy says it adds character, well I say it will rot quicker and he is using this "adds character" thing to pick up wood from anywhere he can get it. He admits to doing that and that some of the foam comes from dubious places as well. Has anyone called an environmental person to see if this stuff that he gets from these places is prone to chemicals or harmful stuff? What happens if Randy and Amanda go bankrupt again? Does the bank call in all those tiny homes they financed? Would my home be safe? What about the land, would I have to pay someone to move my home and then pay someone else to place my home. Remember I won'tt get any money back. Amanda is on TV right now saying these are affordable homes, but 10k-20k for a LOT PLUS 300. a month, is not what I call "affordable," Especially one I could be booted from at will. If i have 20K to put down on a Tiny Home, I think I might run an add and get a bunch of people together to buy an acre of land and put in my own sewer and water (some may come hooked up already if I buy into a decapitated or old mobile home property. Then, I could go to Home Depot and buy one of their Tiny Homes for 15K, take out a little extra and put in the kitchen and bathroom, using my new neighbors to help each other and when I get done, not only will I have a much larger and better-quality home Checked and guaranteed by the makers, I WILL OWN IT. The resale should be much, much more as well. Even Elon Musks homes are comparable but built strong and they come and set it up for you. LOOK AROUND, contact a lawyer, CHECK EVERYTHING out, you can still get a community together, but you won't be "renting," for the rest of your life with someone else telling you what to do. These are the reasons I give this company a poor review, and it saddens me as I was hooked in the beginning, but now, the rose color glasses are off. read more

ITH (incredibletinyhomes.com) is a production line I-Box and outsourced model, tiny home builder "First" and foremost! Full Stop! The issues come with the communities. ITH was not prepared or knowledgeable enough to offer tiny home communities. They have had to learn along the way, which always brings huddles & headaches for both ITH and the community members. Infrastructure: water, power, sewer, roads and lots were in part, paid for by the potential community leasee. With delays of months, beyond weather hurdles, communication between ITH and leasee became strained. The most recent community "The Grove", shined a light on all weakness of ITH in handling, building and supporting a tiny home community. The Grove was several months past completion time lines used by ITH. The potential leasee's, whom in addition, had paid in full for a home ahead of infrastructure implementation beginning, were very disgruntled, with the delays, the quality of lots, condition of roads and even the build quality of the homes. In general, the potential community members had sold their homes, pack-up belongings and were "Homeless" for weeks or months, depending on each persons actions and needs. ITH finally understood, the leasee's had to be allowed into their pre-paid homes in May '23, (with Dec '22 being original completion date). That meant, a few were in their homes without water, power or sewer for up to a week. Some were able to be comfortable due to having "Off Grid" packages, already on their homes. As I provide this base information 7/23/23, The Grove is not completed. Infrastructure is in, most occupy their homes, roads are a disaster, punch list (work orders) on many homes still open, paid for items (paint, stucco, decks, fence, yards and more are not completed. Changes made by ITH as of late, to rectify issues are as follows: 1. Property Manager - mainly to try to educate community members at all four tiny home communities, of rules & regulations. And that now, they will be enforcing them after 3 to 4 years of being lacks. 2. Meetings with each community and leasees 3. Putting in the effort to complete projects in all communities. 4. Someone at main gate, one of three, m-sun for a few hours Sat and Sun Still lacking attention or effort towards: 1. Gates on the three main community entrances 2. Customer service skills and communication that does not put the community members "Against" ITH. 3. Completion of project, amenities or communities. 4. Leading by example and lack of following the Contract they have had community members and home purchasers sign. 5.Being consistent with rules, regulations, procedures, providing the same services and opportunities equally to all. read more

Once your home is delivered, they ghost you. You have issues like the water heater doesn't work after a week? Good luck, figure it out on your own because even after several attempts over a month's span of trying to reach ITH, they don't care to reply. I am living full time in my tiny home with an infant, these SOBs know I have no running water, it may be a simple fix or the water heater may have broken under the 90 day warranty, whatever the case, they don't care to reply. Randy has said it before in his video, "we try to focus on the positives, not the negative." ... I'm so happy Randy's day isn't ruined by dealing with a poor mother and baby not being able to shower in their home for almost a month!! A new finance program has been established with hidden fees and long wait times. You will be paying and have nothing in return and company is requiring Non-Disclosure's to silence customers. I watched their videos and was ready to write a check for a home but I had questions. When I called, I had to leave a message. I left a second message. Finally, after the third call, someone called me back. I explained that I had the cash but I had some questions about the way they were constructed and I wanted to see one in person BEFORE I wrote out the check. At this point, the office person got a condescending tone and said they didn't have time for tours and if I wanted one I would have to pay up front. I asked to speak to someone to ask my construction questions even if they had to call later. No one ever called. I was pressured to pay for the unit before it was too late to get one. Buyer BEWARE!! I purchased a "Christmas Deal" for $25K and paid in full back in December 2023. It is now June 6, 2024 and I still don't even have a date when my house will be built or finished but it's a least a month away from the slippery answers they give me, when I can even get any kind of communication from them. They give no specific details about what they are selling, no pictures, no manufacturer or model #, no basic information on any of the amenities like the mini-split, tankless hot water system, or the wood fireplace. They're all talk and that's it! They talk so nice on their you tube videos but there's no competence on the business side. Salespeople are terrible, finance department doesn't know what they're doing, and the operations can't put out a product in a decent amount of time. Can't say anything about the quality because I've never received anything. The company operates very loose in every area which is a sign they're no good. I have lost all hope that anything good will come from my purchase. From what I hear right now, the company is not going to make it and for me, that's a lot of money down the drain. ITH fleeced my senior parents with bait & switch... shop elsewhere! My parents who are senior citizens had been following ITH for years and were so excited to finally order their own custom home in January. They kept up with the progress through photos posted to Co-construct. That's where they noticed the roof was wrong. The builders had put on shingles when my parents had ordered a tin roof. They made ITH aware of this error in August. It took WEEKS before anyone even acknowledged their concerns, and even then it wasn't clear what ITH would do about it. My parents had to scour YouTube videos of Randy for clues to guess what ITH might be doing to get their house that they've already paid for. It should be very simple -- fix the roof or expedite a new one to get it here in the same time frame. Communication was completely non-existent. We didn't know for months whether or not they were even going to have a home. When ITC finally did have a conversation, at the end of October -- a full 10 months after ordering and 2 months after being made aware of their error -- ITH made it clear that my parents had two options: take the home as is (with the wrong roof) or wait months for them to make a new custom home. It was clear that ITH intended to sell this one to someone else, rather than eat the cost involved with redoing the roof. My parents ordered the tin roof so that in 5-10 years, at 69-74 years in age, my dad wouldn't have to re-shingle the roof. They're currently living in a camper and specifically ordered their tiny home when they did in order to have it here before winter. I am appalled at the horrible lack of customer service or even just basic communication. ITH, MAKE THIS RIGHT! ITH is delivering my parents a house today, but it is not the home my parents ordered. It is the one they were strong-armed into taking. This is supposed to be their forever home, the one they retire in, the last home they will ever own. This day should be exciting and happy -- one might even say incredible. But instead, it is tinged with bitterness and disappointment. This company charges ridiculous fees just for the option of renting a lot in their tiny home community. this fee is called key.money. you pay between $10,000 to $30,000 just for the privilege to live there. you get nothing for that fee, like free rent for a number years. you are giving them an interest free donation. then you sign a year lease. they can decide during that time that they do not like you and evict you. you do not get your key money back. then ITH goes on to collect key money from the next prospective renter. they are ripping off the elderly. they charge the key money, force them to pay in full for their tiny house to be built. then the lots are not ready to put the house on it. so the houses are just piled up out in the weather rotting. these house buyers have been waiting 4-5 years for their lot to be ready. several have died waiting for their dream home. Saw the previous review and thought I 'de let you know my experience with ITH. Last year(2020) was a difficult year for everyone. ITH was no different although I suspect they were totally overwhelmed by all the people wanting a safe little house. Luckily I ordered my ITH in march of 2020 just before the total inundation of COVID related requests for an ITH ASAP. There were some hiccoughs along the way as ITH got more and more organised to handle their increased workload. Talked with and emailed ITH continually along the way. ITH now uses Coconstruct which is a useful software program that lets you know almost every week, with pictures, the detailed progress of your home construction. So what about the home quality. Home is made of high quality pine with barn wood accents. Quality of windows, appliances, etc. was good to excellent. No problems with anything. We have had the home for three months. You do of course have to set up electricity , propane, sewage, and water. We had the outside and floor stained, and the kitchen countertop stained with urethane. Really looks beautiful. Much of the info you need once the home is delivered is in an owners manual you receive with the home. Yes it is a big deal to pay upfront for your home. But for us it was totally worth the slight risk that things would not be the way we asked. But everything and everyone was just about perfect. Everyone we have shown it to loves it. That includes several professional building contractors who were blown away with our little hen house. I researched deeply for several months before going with ITH. Did not see any other tiny homes anywhere that approached this level of quality at a price below $30,000. Overall a really great experience with ITH. read more

Plain and simple....atrocious communication and constant lying to me since I paid in full to have my home built. Sam (very rude and angry person by the way) told me they'd start building my home in December 2021. I paid in August 2021 by the way. Putting completion around March 2022, then the lies started and the non-communication and the stalls and the excuses. It took 15 months BTW to get my damn home. That is absolutely sad and pathetic. I lost my coveted lot in another state since I could not commit to when I'd be there because ITH can't give anyone a straight answer and stick to a damn schedule like normal people. You can't get these damn people to lock in a date to save your life, thus leaving them open to do whatever/whenever they decide to. This place is basically a barely legal Ponzi scheme where they'll take your money and spend it to build another home and one day many many many months down the road they'll take another person's money and eventually build yours. BTW: Randy will change his mind daily, so if you hear one hair-brain idea one day it'll change by the end of the week, so you can't make any plans based off of anything he says. I worry for the resident of ITH, this place is poorly managed financially, hence all the begging they do on the videos, then all these poor folks will be out of a lot to put their homes with an already national shortage to put these damn things. P.S., the only honest person I dealt with was Dave, the rest are shady and won't return calls or give you a straight damn answer. I would never buy another tiny home from them. I bought an RJO for $25,000 and it is built just like any other junky trailer house. No communication from them during the build and my tiny home was built off site in Kentucky which was never communicated to me. I was promised pictures along the way (never got them till it was almost done). Cheap mobile home door on front, neither lock works or keeps the door closed. I sent them an expensive lock for the front door, they lost it and put on a dead bolt with a key, then they decided to find mine and put it on. It was put on crooked and it doesn't work either. I didn't want the flower boxes on side of home, they put them on anyway. Now I have to tear them off and make it look like it should. Put a white vent in the middle of my barn wood shutter, I have to paint it so it doesn't stand out. Shoddiest workmanship I've ever seen, sometimes price shopping isn't worth it. I will pay the high prices from now on to get exactly what I want. Will not and would not recommend any kind of a house from them. read more
