They are slum lords. They take the majority of your deposit to fix damages that were there from the previous tenants. Our apartment tested high for mold in every room. They keep raising the rent but only renew the lease for 10 months. They are constantly telling you all the things you can't do. Anyone you interact with at their office is rude and/or dumb. So had friends in our building going to pick up a few flower pots, I forgot to take my door's mat. I got a bill for 230.00 for removing these items. The office is always locked, no human interaction is encouraged. I would rather get a tent then ever deal with these people ever again. My daughter has had nothing but problems with them. The place she rents has 2 other units. It is by far the least desirable of any place she has rented - it looks like a firetrap to me. I hear about all the problems the have with the place and how Impact is slow to respond. It was rented as a 2 bedroom but the 2nd bedroom is a room upstairs with no door. The owner refuses to furnish a door as they say it is a loft...it is not, it is a self contained room that with 4 walls but no door. Impact is a BIG disappointment. My daughter must not be the only one as Yelp is full of 1 star reviews. Watch out if you plan to rent from them. I can only assume the higher reviews are from employees. read more

I await response as to when this company is going to send someone to clean out the overflowing gutter. It has been weeks since they were contacted. I did receive a $10 late fee late fee for a partial shortage of payment on my expensive condo dues. That was after I had called to see if I was caught up and they said yes. I am very frustrated that they have no solution and will not require landlords of rental properties to buy quiet washing machines. If I could leave zero stars I would. This company is a complete joke. It is literally staffed with people who are 19 years old. Recent high school graduates that have never had to live in the real world. I recently rented a unit "managed" by impact. I was never late on my rent. I never had a single complaint against me, not even for noise. It was just me in a two bed room place, there was nothing to complain about. When I moved out, I lost nearly one-half of my deposit. I was charged for such recurring business expenses as carpet cleaning and "re-keying". In addition, I literally left the unit cleaner than when I moved in, yet was charged more than $150 each for "burnt out light bulbs' and "dirty freezer microwave, and bath tub". And by far the biggest crock of all of this: The "cleaning" and "maintenance" companies used by Impact do not exist. They operate under the same corporate umbrella as impact, so it is, of course, in their best interest to screw you out of every available penny of your deposit. My battle for my deposit is just getting started. If you need a place to live and it is managed by Impact, I recommend running as fast as you can to a company that actually cares about their tenants. read more

Impact Property Management is THE WORST property management company my wife and I have ever had to deal with. They do not handle maintenance requests in a timely manner. We have experienced multiple instances of them not following through with repairs, to include not fixing our refrigerator, which did not work for over a week from the time of the maintenance request. They also entered our home without our authorization. They are incredibly unprofessional and condescending on the phone and have terrible email etiquette. I am a veteran of the US armed forces and I cannot recommended another service member, or veteran, and their family to rent from Impact Property Management. read more

I don't usually take the time to write reviews but after having the pleasure of dealing with Mike and the rest of the team at Impact Property Management, I decided to sit down and write one. From the beginning of the process all the way through to getting my keys and having a few minor situations fixed after the move in, Mike has been very open with communication and respectful with his interactions with me. I had several small issues with my rental when I moved in but they were quickly resolved. The team got me into my rental quickly and followed through on all of the promises and guarantees that were given. I will hopefully be able to rent from Impact Property Management for as long as I am a renter and definitely recommend them to family, friends, and anyone looking for a rental that comes without the pain and harassment of dealing with most property management groups out there. read more

The rental storage unit is just fine, however, the management company is unorganized and harasses their customers when they are not at any fault. This company repeatedly emails notices regarding parking and garbage violations to non-offenders. They have a crazy policy of emailing you in the morning on the first of the month if your rent is late. However, their mail is not delivered until the afternoon and they are always behind in posting their payments. I called about my notice on Nov 1st and when the gal looked thru the mail she found my payment had been delivered on October 31st. No apology for the nasty email about being late, instead I was lectured about bearing in mind they get a lot of payments near the first. So I rented a house from impact property management, lived in the place 3 months . When I first moved in they didn't clean the downstairs at all, the place was to be torn down in one year from the time I rented it, the rental agent "Melanie burrinda " put pressure on me to accept the place before seeing it , it was a Friday when I contacted impact and Melanie stated she wasn't avail till the followng Tuesday and if I didn't reserve the property (commit to it) she was gonna move on to the next applicant, that there were others wanting it . Reluctantly I accepted it. Oddly enough melanie was able to accomplish doing the paperwork over the weekend even though she wasn't avail to show the house till the following Tuesday . Long story short the place failed housing inspection due to outlets being to old and without grounds on them, the owner refused to do anything to the house , when I moved in I replaced the flooring in kitchen and bathroom, as it was worn through to the subflooring , the basement was filthy trash on floor dirt and filth throughout , In the 3 months I lived there I purchased and installed new vinyl flooring , framed insulated drywalled taped and painted the basement , painted the entire downstairs (walls were dark grey when I moved in ) a nice white color , the kitchen had one wall with wood exposed I hung drywall taped and finished that wall , everyday for 3 months until I was told I had to move (Because it failed inspection ) I busted my ass working on the place to make it to where my 14 year old would live there , she refused to move there wben she saw it in person . In the end of this impact not only took my whole 1500 deposit but they charged me an additional 300 on top of that for bogus reasons look at their bill very vague , to boot I asked for itemized breakdown and they refused look at this "settlement letter " this was a term they used immediately after I asked for my deposit back . read more

They are way overpriced, they never drive through your neighborhood, the won't go to bat for your development when needed, heck they won't even take care of the neighborhood!! The renters for the most part, don't take care of their yards and don't do maintenance on the house! Even some homeowners don't do anything about and overgrown, weeded infest yard!! They might send a letter, but they never follow through. I think that is extra above there $15 or $1600 a month. They fired our landscapers because they said they were using chemicals!!!!!! How dare they-but what they don't know is we had a landscaper several years back that was let go for the same reason! Our planter boxes and parks (2) and common area looked bad as well! Everything looked like crap!So we hired back the previous landscapers!!! The only thing they do is mail out your HOA dues. So if that's all you need, then they are the right company. If I could put zero stars, I would. Impact management group is by far the most inconsiderate and least professional company I've ever dealt with. From the amount of neglect, to the lack of care,q and consideration for the tenants. Even to the safety and sanitation in the neighborhood. I've brought up numerous times in the past year about the amount of bird feces all over our buildings, my front door and they took the time to put "bird spikes up" but make no attempt to clean it up. I'm not talking about a little bird poop, massive piles of feces and its splattered all over the front doors of the tenants. It was very obvious they were prepared for my complaint because they were ready for an excuse of the birds being "protected". I guess they just don't care about the safety and sanitation for my children. They used to play outside here, not anymore. My guess is the people who work for impact choose not to live here. It's absolutely disgusting. Last winter they completely neglected the massive amounts of ice that was on our sidewalks and in our parking lot and made no attempt to help us until at least months of dealing with the mess. My fiancé was 7 months pregnant and was forced to walk on the icy sidewalks and they could've cared less. I was forced to park across the street of a busy street to make sure my car could actually get in and out for work. I know moving into some of these apartments managed by impact are inexpensive, compared to others on the market....I promise you putting forth the effort to find something comparable in price or a little bit more expensive is well worth it. Don't believe anything they tell you in the office or on the phone. They don't care one bit about you or your family. read more

We rented a property from Impact for years. I don't recommend anyone sign a rental contract with them. First off, our credit score was in the 700's, yet they demanded we still give them an additional deposit upon move in. We had to give them over $3000. We moved in to an unfinished unit with promises the finishing touches would be dealt with promptly. Once we signed a lease and moved in, they refused to do any of the work, saying "The owner will not be doing anything else now". It took lots of calling them to finally get screens on the windows and on the sliding back door. There were babies and kids in these units and thank god one of them didn't fall out a second story window. They took $1500 of our $3000 deposit after we spent 9 hours straight cleaning every inch of the place, replaced anything broken or needing updates. We were very meticulous and were clean tenants from day one. We also hired a professional carpet cleaning service. But when it came time for the walls and I asked how we could best leave them upon our departure, they just threatened us not to paint over anything. Then they were later able to claim they needed to paint the entire unit over normal nail holes and charged us over a grande! I'd even gone over all the walls and removed any marks from normal wear and tear with a box of magic erasers. I was surprised when we received a blank piece of paper with some mathematical formula for what they supposedly paid for a paint job. No letterhead proving if it was done professionally, like they require of their tenants when told we must hire a professional bonded and licensed service for carpets. I envision their hired help doing a few touch ups over the course of 30 min and calling it a day on that. It would have been interesting to show a judge our 15 min video we took of the place had we not needed to give our newly purchased home all of our attention. Be it from the owner or lazy management on their part, they did not once care for the landscaping or vegetation on the property aside from a few instances where migrant workers were used to blow everything onto neighboring property. No annual bark replenishment, so the yard areas were exposed mud and dirt. About 6 months after move in, we noticed a change in the quality of tenants they were approving. By the time we left, we had tweekers roaming around barefoot, babes in arms, chain smoking outside their front doors, back patios, and inside their units- blasting out bedroom windows and wafting into ours. Despite multiple complaints about this, they did nothing to enforce their own no-smoking policy- which is right on the lease tenants sign and on their public listings. We noticed when we gave our notice for move out, they used photos of another unit that looked nothing like ours to advertise the unit we were in. We are now homeowners in beautiful Lake Stevens. I was pretty surprised when told the owner of Impact actually tried running for mayor. Judging from the negative word of mouth here, that will never happen. Even so, if he were to run again my family won't be voting for him. Treating people fairly and having integrity is a virtue. I know the housing and rental market is very difficult, but my recommendation is to think hard before renting from Impact. I realize they are a business and the goal is to profit, but some property managers actually also have standards: they take pride in what they do and possess ethical standards. You know it when you see it. My real estate agent, for example- who would never rent to or sell a home to anyone if she wouldn't put her own kids there. It's out there, people. From the get go this company was rude and difficult at the end of our contract we decided to sell our home. Our tenant moved out and the responsibilities that a rental management co is supposed to take care of they either did it half way or not at all. We had to baby them the whole way to take care of everything. Our tenant left cigarette burns everywhere and they defended them saying it was tar. Really? I had nothing but the best experience with this company. I (like the previous reviewer) was moving cross country, and had to rent a house unseen. They let me flip-flop my application to different properties as I changed my mind and never seemed put out by it. After finding a place, they walked me through each step via phone and email (working with MY preferred form of communication). I was able to point out mistakes to the lease/reservation over the phone and have it corrected and re-sent. We continued to communicate as I traveled cross country by car and when I got into town over the weekend, the key was waiting for at the house in a lock box. I had a great experience with them and I'd recommend them to friends and family. The key is to communicate. They don't know there's an issue if you don't tell them! read more

If you want a constant headache with your rental go through this place. I am currently renting an apartment from them, they don't communicate when issues arise and you bring them to their attention. I have been dealing with water coming through the bathroom floor which I'm almost two months in of not much being done about it. They do NOT communicate that things are/ aren't being done and are argumentative when asked about it. The garbage bill wasn't being paid and the garbage bins were taken even though it's apart of our rent. Then argue with you with excuses about how they didn't have control over that and now I have to wait a week to have somewhere to put my garbage because of their unorganized management system. Also this place was not kept up well and things are breaking left and right. They don't seem to real care about the renter just that the space is bringing in money. You will be on the hook for paying to re-key your unit AFTER you move out. $126.85..... I've never heard of that before. No matter how you leave the unit when you move out, don't expect your deposit. It has been brought to my attention that I've been neglectful of the prior arrangements made with Ms. Kari Zimmerman of Impact Property Management. This was an arrangement made in October to get caught up on my balance after facing extreme hardship. And although I've made consistent payments beginning in October and was given until 01/31/2014 to get completely caught up the board will proceed to turn this into collections despite the agreement made with Ms.Zimmerman. On December 9th I received an E-mail which caught me off guard stating it's been a month now since Kari has received any payment from me. This is completely and utterly false and have all her E-mails to support this. Matter of fact it was as of last week that she finally cashed my check that was sent in November. Not only have I been proactively relaying messages of payments mailed but have been given her word that if I pay my account in full by the end of January, Melody at Penny Creek will take no action on sending my outstanding balance to collections. I've forward my E-mails from Ms. Zimmerman to her supervisor Ms. Tricia Slocum. I felt it was appropriate to escalate the situation as her employee has made arrangements with me which cannot be fulfilled and now I'm being penalized for it. Clearly her employee was at fault for allowing me an extension through the end of January. If Ms. Zimmerman was in no position to grant me this extension I should not be held responsible Another thing I must bring to your attention is that although Ms. Zimmerman's company has taken over for Pinnicale beginning last February, it was not until October that I received any notification that my account was past due. She's confirmed that they failed to send me notification throughout the 6 months and is unable to supply me with anything other than the letter they initially sent out to owners when they merged and then the one from October saying I was delinquent. This is a fine example of her negligence in managing our property. When I asked Kari for contact information for my board I'm told she cannot provide it and it must go through her. After I ask to work with Kari's Manager until this is resolved I get a Email ( NOT A PHONE CALL ) saying I need to work with Kari, way to take owndership! BAD BAD BAD BAD SERVICE! read more

Will absolutely milk you for every dime they can, not only did they charge $200 for rekeying the door (which had no dead bolt-which I was told front doors don't need them) and charged for a dent in an appliance which was already there, and other numerous charges for an old run down apartment that is outdated. They try to raise rent by $150 a month. Dryer broke 2 times for a total of 5 months in the 2 years I was there and also stove was out for over a month, numerous calls and contacts with no response back. Have to agree with the honesty issues. They will not even respond to safety concerns leaving property owners at risk of litigation. I was fed a line over maintenance issues but a year after signing lease it was never fixed. They tried to charge us for this pre existing damage to the property when we left and they conveniently "lost our lease", luckily we had taken photos when we first moved in and kept copies of everything for ourselves. I have worked with this company for five years. They have managed my property beautifully. I am always notified when something is in need of repair and they find the right person to deal with it. They communicate with my tenants on a regular basis. My home has never remained empty for even one month at the end of a lease period if the tenant is moving. We, as home owners, are severely disappointed with the performance of Impact Management and would not recommend them to anyone. We had employed this company to assist in managing our association. When a critical issue arose that required remediation, we couldn't get timely responses or reasonable action until there was no choice left but to write a formal notice of 15 days to comply with the CC&Rs with the threat of serious legal consequences. After so many months, their incompetence was damaging our family. If you find yourself in the similar situation with this company, draft your own letter to put them on formal notice, have your attorney review, and mail/email it to them. This was the only thing that lit a spark under their (you know what) and started getting the results we needed within days... it might be the only way you can get Impact to act. Better yet, from our perspective as an owner, don't use them in the first place. read more

Dealing with property management companies is generally not fun, but my experience with impact was less pleasant than usual. We were initially moving to the Lynnwood area from out of state, so we looked around and found some new construction town-homes that looked decent and started the process to reserve one of them. We weren't able to look at the homes in person and take measurements of walls and living spaces, so we requested a blueprint/layout of the home to see an overview of the general layout and plan out where we could put our belongings. My request was met with confusion, and I was ultimately told they didn't have one. I find it unusual that a professional company that rents out multiple units of the same layout doesn't have a layout available. After driving to the area from California, I were trying to get everything set up so I asked about initial deposits and rent for the first month. I was then informed that I needed to bring a cashiers check for the security deposit, and two money orders for each $250 pet deposit(one refundable, one non-refundable). This seemed a bit strange, but we were glad to be back home in Washington and just wanted to get the process over with. We drove to pick up the keys and hand over the initial rent and deposits and then proceeded to check out our new home. There was someone there still finishing up some trim paint that left shortly after, but I was a bit surprised to see the build quality and attention to detail(or lack thereof) for something that was 100% new. There was paint over-spray from improper taping all around the front door, you had to push on the front door to get the deadbolt to lock, there was a dent in the kitchen floor, sawdust in the cabinets, the back door didn't lock properly unless you aligned it to the perfect position, a large ding in one of the kitchen cabinets, and scratches on appliances. I filled up every page of the move-in report and none of those items were ever addressed. As a business owner, I'd be concerned if a tenant moved into a brand new town-home and the interior of the place looked anything but....brand new. Over the next year or so, our only real dealing with impact was when they informed us that we'd be receiving screens for our windows and they needed access to our unit or they could drop the screens off. I opted to have the screens left outside for us to install ourselves. We were shorted one and given the wrong size for a couple others (which they eventually remedied). After extending our stay an additional month to fill the gap between the end of our lease and the availability of another place, we cleaned the house from top to bottom, and got the carpets professionally cleaned. The move-out pamphlet/checklist specifically states not to touch up scratches and dings, but to just spackle them. I spackled some scratches on a few walls and window sills, and was subsequently charged for painting multiple walls(a little over $400). it would be easier on the tenant and property manager to provide your tenant with some touch-up paint from the vast supply that was likely available when the rest of the identical units were finished less than a year ago. Expecting the walls in a home to remain immaculate is unreasonable. The worst deduction was the $200 cleaning fee. I was charged for oven cleaning(which we did twice right before we moved out) and wiping down drawers and cabinets inside and out. The problem with this deduction is the quality of the paint/stain used for the cabinets. It doesn't matter how many times you wipe down the drawers or cabinets, they look like they have a film of dust over them as soon as they dry. The cabinets were wiped inside and out before we left, If there was anything remaining inside the cabinets, it was likely the remainder of the sawdust left from when we moved in. I feel like around $600 of the stated deductions were unreasonable, so naturally I pick up the phone and try to talk to someone about it, mistakes happen, and reasonable adults can have a discussion and work things out. I was told I can't talk to someone about it, because speaking over the phone creates a "he-said she-said" situation and they have to have everything discussed in writing so email is the only acceptable form of communication for discussions about deposit deductions. After growing increasingly irritated over the explanation given I hung up the phone. At this point it's not worth it to get into a lengthy email chain that will likely span multiple weeks and just make me re-live this situation over and over again. I can't speak from a property owner's perspective, but I'd recommend looking elsewhere for a property management company if you're in the market for a place to rent. read more
