I, unfortunately, cannot recommend Ideal Home Loans. I was in the market for a mortgage and reached out to Ideal really to query what their rates were. Every bank or other mortgage lender I've spoken with was able to provide me with daily rates (of course you can't lock in til you have a home under contract). My officer was very evasive with rates, telling me he couldn't tell me anything without a contract or full application. Against my better judgement, I still proceeded because I wanted to see whether Ideal could be competitive. Even after a full application, my officer refused to tell me numbers, but I did get him to tell me a ballpark and it was MUCH higher than other lenders I'd spoken with. Ultimately, I decided to go with a lender that was very upfront with their pricing, rates, and was extremely helpful. I would normally have just moved on, not every lender can have the best rates and Ideal does offer some competitive advantage with their pre-underwriting process, but when I told my officer that I had found better rates (which I never did really find our Ideal's rates because he wouldn't tell me) and would go with another lender, I received the most unprofessional email. The officer accused me of wasting their company's money running a credit check and his time as well as their underwriters. I was so taken aback by the unprofessional communication from someone in a service industry. Ideal needs to realize that in a mortgage origination scenario, THEY are the ones that stand to make money. I am not indebted to you at all and to accost someone for getting a better rate shows you're money hungry and not looking out for your customer's best interests. read more

This company is either too big or just completely unorganized. There is no way to contact a person without waiting a week to hear back from them. Lack of information and communication and being bumped around to several people. We waited 101 days for our loan to "miraculously" be approved 10 minutes after we decided to cancel it. Working with Joel Barach was a great experience. We approached Joel in early January to prepare for our purchase with a goal of June to begin shopping. We had quite a bit of things to pay off or down to get the home we wanted which is why we had to wait. Joel didn't even brush us off as other lenders had done. He was patient and encouraging and never over-promising. After the market started picking up in our area around April we decided to pull the trigger and begin shopping. Joel worked diligently with our realtor to help us determine which homes we could afford and the requirements for our loan. I strongly encourage everyone to give Ideal Home Loans a chance to work with you. It goes both ways though; please make sure you provide as much financial information as possible. I say this due to the fact that we still shopped around for another lender and ended up being quoted $100k less for a loan that what Joel offered through Ideal and they didn't care to look into any of our financial records. $100k!!! I honestly had to grill him on how that was possible since the other lender was one referring by multiple people but his numbers didn't lie. Here we are, living in our new home with the amount that Joel qualified us for. This is a warning, if you are thinking about choosing Ideal home loans as your lender, go select another company. I'm dealing with their shady stall tactics. Thought I had locked in a low interest rate, but with them stalling and never returning emails or phone calls and near impossible to reach by phone. My interest rate lock contract expired, with them finally reaching out that we had to lock in another rate which was 1% higher than the original. Wouldn't recommend. Summary: If you want a company that has poor communication (often replying to a morning email sometime around 9PM at night), the loan officers disappear without warning and without leaving an alternate contact for assistance, rates move up twice without notification to prospective customer who has filled out application, and then refuses to give you Loan Estimates (which from what I've read is actually illegal) after several requests... what a garbage company. Here's my experience: Feb 2nd-11th: Back and forth discussions with loan officer as my wife and I consider. Feb 12th: Decide to move forward with refi, ask for quotes from two companies (one of which is Ideal Home Loans). Feb 15th: Question to agent about costs Feb 17th: Loan officer returns from 2 days of PTO (without telling us or having an out of office email or an assistant to contact). We tell agent we want to lock our rate, but apparently loan rates went up in the 2 business days it took him to get back to us. I ask him about cost to get to the rate we originally agreed to pull the trigger on and he shows a chart saying it'd be $1,500 Feb 18th: I ask for a formal Estimate because now we have to go back and compare to our other competitor's offer. The loan officer sends me a screen shot (not an actual Loan Estimate doc) and the cost is now $2,000 Feb 19th: I ask again for an actual Loan Estimate doc. Officer says the screen shot is just as good Feb 20th: I express frustration with price magically moving up, after rates had moved up while loan officer disappears, and ask once again for a Loan Estimate Feb 22: Ask (again) for Loan Estimate Feb 22: Now it's after business hours (again) without response... I've given up up on this company and seeking quotes elsewhere. read more

I hear their commercials everyday all day on the radio and TV and I cringe everytime. They screwed me over for five months, didn't fund, hinted that I should commit fraud,sent a totally over his head inspector, were unable to decipher simple tax forms,dumped me without telling me etc, etc, etc. Careful who you deal with. Beware of Ideal Home Loans. Experienced several issues regarding re-financing of my home loan completed in July 2020. ALL documents I had to print off on my own. (What if you don't own a computer?) I requested follow up through e-mail, a mailed letter and also ph calls and received ONE attempt since Sept. The final disappointment was when I had to problem solve ON MY OWN to get my home insurance covered by the new mortgage company as it was not taken care of properly through re-financing. This is not RIGHT! The advertisements and segment on Colorado and Company are misleading and concerning to me. They made their money and didn't bother (care) to follow up and address my issues. What would one's conclusion be? A lack of service or commitment to their mission. What a disappointment!!! read more

My husband and I had shopped a couple of local lenders here in the Denver metro area, before choosing Ideal Home Loans. One of the lenders was quoting us 1% interest rate higher, and the other lender we began with rushed us through the first two weeks of our refinance process. Then that local lender just stopped connecting with us, we tried many attempts to send emails voicemails, However did not hear a word back. Time is of the essence as we were doing a debt consolidation and also needed to pay quickly. We had heard Ideal Home Loans ad on the radio and thought why not give it a chance? We connected instantly with the receptionist that directed us to one of the partners Joel, who was phenomenal right from the beginning. He asked us if we could come in the next morning to meet personally with him and go through the lending options that they had. We were able to refinance our loan a half of percent lower than we were at already with only a $50 increase in our mortgage, and we were able to pull out cash to pay down our debt. The process was so smooth! Much of it was done online, with their shared secure upload link which made it easy for both of us with our working schedules. We are ecstatic about the service we received from Ideal Home Loans. We would refer any of our family and friends and will be back for any future lending needs. Avoid these people like the plague! I used them a number of years ago for a mortgage, and was super pleased with everything. Because of that, I tried them again this past week, and they seem to have adopted the "used car lot" way of doing business. Tried to screw me on ALL the loan terms (rate and junk fees), and then handled my concerns with the slimiest of car salesman double talk. Got the same nonsense when I spoke to the "sales manager". So sad that this business has sold out its principles and ethics for more money. read more

We went back, recently, to drop the PMI and they were easy to work with, the team stayed in contact and they even came to our house for the closing of the new mortgage. I am a first-time home buyer, and I was referred to Ideal Home Loans through family. When I started the process 2 years ago, my credit was bad and I didn't qualify for anything. I started working with Craig Becker, and following his advice and instruction, I had improved my credit to the point that I qualified for an FHA loan within 8 months. It has taken me 2 years to finally close on my house because of the market and the lack of inventory in my low price range, but throughout that whole time Craig and Debra Vigil and the rest of the staff at Ideal continued to treat me like I was their most important client; they were great communicators, they got things done expediently, and Craig spent untold hours working to get me into a home that was extremely difficult to buy, and had a great attitude while doing it. If you want a super aggressive evasive sales person/loan broker this would be your place. I found my loan rep to be less honest than a used car sales person or a politician. I contacted Ideal Home loans and another mortgage lender. The quote from Ideal was higher than the other lender, so my rep admitted to making a "mistake" and came up with a new quote. With the new quote, the rate was better, but the cost for the loan (points...$2,000 for Ideal...nothing for the other lender) was higher, I pointed that out multiple times, and the rep kept saying he had beat the other person on costs and rate (despite the cost being $2,000 higher). It was very challenging to tie him down on his costs, and he badgered me incessantly. He finally quit emailing me when I told him the rate with the other lender was locked and their costs were finalized. Even if he had eventually beated the other lender on cost and rate I would not want to do business with him as I'm sure some sort of undisclosed surprise would have arisen to enhance his net out of the loan read more

Our loan advisor at Ideal Home Loans was just so helpful and we were so pleased working with him that we decided to go back to him for our new home purchase this time. Again, we are very grateful that we had Ideal Home Loans to work with! Our loan advisor was so knowledgeable and as always, looked out for us to get the best deal to fit our budget. We would ask him for estimates and he would always give us accurate numbers even though he reminded us that these were estimates! He researched our financial situation and offered several different options.
