**WARNING: Stay Away!** I've been living at this apartment for TWO YEARS, and honestly, I wish I had moved out long ago. The entire experience has been a nightmare, filled with unfair charges, disrespect, and absolutely zero customer service. My roommate and I recently experienced an outrageous situation where we were charged double rent--$1200 extra--for something completely ridiculous. Apparently, the spare bedroom we kept some paper towels and blankets in apparent violation of lease, despite there being NO prior warning or even a minor fee. Instead, we're slapped with a huge, unfair charge out of nowhere. When we tried to explain ourselves and advocate our case to the leasing agent, Armani, and the property manager, they treated us as if they had already decided we were in the wrong without even listening. They treat us like children but claim we're adults when it suits them. We were talked down to, made to feel like we didn't matter, and were not given a single ounce of respect or empathy. They claim we should've known about this rule in the lease, but this feels like an excuse to squeeze every last dollar from unsuspecting college students who are just trying to get by. The lack of professionalism and the blatant disrespect from the management is astonishing. If you want to deal with arbitrary charges, no accountability, and an overall toxic environment, then sure, sign a lease here. But if you care about fair treatment and honesty, look elsewhere. We are coming out of a year long lease at The Hub Gainesville, FL (University of Florida). The experience has been challenging beyond words. The favorable reviews left above are clearly fabricated by Core Spaces, The Hub Home Entity out of Austin, TX. I've attached these pics to give real feedback based on fact not fantasy. Aside from what you many encounter when calling the Austin, TX home office, the local teams are beyond incompetent on property management. The lease will be a legal document that is binding but few on site aware of how the legal process is to be adhered to and to flow i.e. security deposit refund protocol outlined with state legal statutes in the lease then no clue how to formerly deploy while holding out hundreds of $$ for some shower speaker that was never used and turned in at unit final inspection. No one is ever available to speak as you leave a multitude of messages to only be replied to by email weeks after calling. Asst. Property Mgrs. are so busy with meetings, walk throughs, etc. nothing can be handled properly mush less a phone call back on a simple inquiry. While there were some exceptions to the service level we found the expectation had to be constantly monitored as in no way was the property able to deliver at a level that matched the rent, amenities committed to on the website, etc. Even now after move-out I have to send certified mail to the home office trying to collect a short pay on damages that did not exist. All while The Hub did zero by the book to hold back the money from my deposit. It appears the tenant has to fight and manage all aspects of the agreement. Gainesville has many options for your student that will not place them in this mismanaged environment. Nicole, the manager of Hub on 3rd, is not an honorable person. My daughter and her 3 roommates had an apartment in Hub on University that flooded the day before they were to move in. An agreement was made between the manager of Hub on University and Nicole, the manager of Hub on 3rd. The agreement was that the girls would be able to stay in an apartment at the Hub on 3rd until the flooded apartment could be repaired. An addendum to the original lease was drafted and approved and all parties signed the agreement. Five days into their stay at the "temporary" apartment, the girls had staff members banging on the door and demanding the girls move their belongings out and suggested they store everything in the lobby if they had no place to go. They did not have any place to go as the flooded apartment was still under construction. I immediately called Nicole to remind her we had a legally binding document that stated the girls could remain at the Hub on 3rd until their apartment was repaired. She said this was not true and I offered to text/email her a copy of the legal document that she agreed to. She continued to be combative and refused to allow me to speak to upper management at Core Spaces (managing company for these properties). Phil, the manager at Hub on University also never put me in touch with anyone at Core Spaces after multiple requests. It was very disappointing to deal with the dishonesty of this manager. I see that Core Spaces responds to reviews on this platform. I would welcome a response and chance to speak to someone about our experience. I have sent an email request to speak with someone and heard nothing back. My hope is that other families will read this and avoid the nightmare we experienced with our girls during an unfortunate situation. read more

The WORST management in Gainesville. I have never seen a scamming agency victimize so many college students just looking for a place to live. Not only did they screw up every possible responsibility they had as management while I lived there, they claimed to have "lost" a bunch of residents' returned keys so that they can charge every single one of them for "not having proof of returned keys." It is by far the worst apartment complex to live in in Gainesville and you should stay as far away from it as possible. read more

I signed a lease to live at Hub on Campus Gainesville 3rd Avenue (which is for student housing)in a 4x3B floor plan in December 2022 for 8/19/23 to 7/31/24. A few months later, I needed to terminate the lease, so I went to an assistant at the Hub who told me that I needed to find a client to take over my lease in order to properly terminate my lease. I recently found a client who agreed to take over my lease, and the Hub outlined to each of us the steps needed in order to transfer my lease to him. A few days later, the client who would take over my lease signed for another room, and the Hub refuses to terminate my lease, despite the fact that I brought the client specifically to take over my lease. The Hub went and assigned him a different room, kept the client for themselves, and left me out to dry. read more

Here is a LONG, HONEST, review of Hub on Third Ave. The Hub is a terrible apartment. Plain and simple. The reason for such a high rating on Google is because The Hub was PAYING people to write good reviews for them before the building was even complete or had tennants actually living there (I know because I got paid to write one.) They have since removed these fraudulent reviews but that should have been my first sign to stay away. After living here for around 6 months, my biggest issue has been with the management. They have proven themselves to be dishonest, greedy, and incompetent. During summer, they pushed back move-in by about 3 weeks, claiming that they were sanitizing and optimizing the building due to COVID. That was a flat out lie. The building wasn't done. Even after move-in the building wasn't done. The building STILL isn't done. They lied about that. Then, a few weeks after move-in, everyone began finding issues with their rooms. Our room didn't have a working oven or dryer. A room down the hall from us didn't have a working microwave. That is somewhat understandable. It's their first year with tennants and the building is bound to have problems. I get it. The dishonesty came in when management completely disappeared for almost a month during these issues. They claimed ALL their staff got COVID at the same time and no one was around to resolve these issues. So we went without an oven for a month, and without a dryer for close to two months. Then, all the sudden, management came back, pretending like nothing happened. More on management (and maintainance). They are incompetent. The first week everyone had moved in, the A/C broke and it took a full week to fix. Gainesville summer. Everyone was miserable. Soon after, I had a lightbulb go out in my closet (one of those long, bar bulbs) and I sent in a maintainance request to replace it and it took almost 3 months to get it replaced. There must've been a new maintainance person looking at the lightbulb and telling me that it wasn't their job/needed someone else to fix it once a week. It literally took 6 people to change that lightbulb. What else? Nobody wore/wears a mask. Wifi didn't work consistently until 3/4 through the first semester. There is still construction on the ground floor every day. Some of the elevators don't work. And if I am paying over 800 dollars a month plus utilities, all this should not be happening. I also really dislike that the employees in the lobby sit on their phones and computers, without pretending that they're interested in helping the tennants. I had a question for somebody yesterday and she had to end her phone call in front of me before she could talk to me. And oftentimes the front door jams or doesn't open, and they will just look at you through the glass without even pretending to try and help or care. That might just be a personal preference though. Next: Value. Like I said before, I am paying over 800$ a month to live here. It comes out close to 900$ after utilites. For what I get, I am extremely disappointed with the overall value. I live in a 5x4 and my room is tiny. Probably half the size of what 800$ would get you anywhere else in Gainesville. Furniture is cheap. My desk and chair, which I use almost all day because of online school, are terrible. The Hub goes for aesthetic rather than functionality or comfort. Lots of stuff that shouldn't be falling apart after 6 months of regular use, are indeed falling apart: Doors coming off the hinges, floor panelling starting to come loose... they didn't even bother to clean off the flecks of paint off the mirror or floor before everyone moved in. My point is, you can tell that this apartment was quickly and cheaply constructed for fast cash. Much of the bottom floor isn't finished either. The building was meant to have shops at the ground floor, similar to The Standard, but instead are still undergoing construction. For the same price, you can get a great 2x2 or even 1x1 with Circa properties behind Midtown. Do not waste your money on Hub. To break up all this bad news, here are a few good things about the Hub: The Hub is right next to Publix. I love that. It makes grocery shopping easy. The Hub is also super close to campus. Part of the price for the Hub is for the convinience of the location. I love the location. I also really enjoy the fact they have a bike cage with a lock in the garage. Bike theft and vandalism is pretty common off campus, and I appreciate the added safety on The Hub's part. Continued, attached as a photo. read more

VERY unsafe!! The entire trash room was not cleared out for 2 weeks so I had to take my trash downstairs. Upon doing so I was attacked by a raccoon, it jumped out of the dumpster and laced onto my neck. I finally fought it off of me and by that time I had scratches all over my face and needless to say I had to make a trip to the ER for stitches and a rabies check. When I told the front desk employee about this she told me that all she could do was offer me a $10 starbucks gift card as compensation! To make matters worse, when I went to go use the gift card there was only $1.56 on it total!!! I also was told by other students they had similar experiences with raccoons trying to attack and they said that since the door to the parking garage is never closed that a lot of homeless people live back there with trained guard raccoons that attack on sight... STAY AWAY FROM HUB ON THIRD AVE! read more

My experience has been horrible. I am currently preparing to move out of my unit as the lease is coming to an end. Unfortunately, despite being vaccinated, I currently have COVID (and have produced multiple positive tests). The management team is forcing me to move out of the apartment while I should be in quarantine. This will require moving through shared spaces MANY times while being positive with COVID. I am very worried that I will be spreading the virus around to other parents helping their kids move out, along with the folks who will be working in the hotel I have to check into. I simply requested an extra 3 days after my lease ends to finish my quarantine, and I offered to pay extra! No deal, they are forcing me out to the detriment of everyone. Also, I experienced many frustrations with getting my lease prepared properly back when I signed. I had to read over every detail because the leasing manager consistently made blatant errors in the total amount due and lease start and end dates. Avoid this place like the plague, because they seriously don't care if you catch it. read more

I really want to warn parents of students that this "luxury" apartment is not what it is made out to be. This is a terrible place to live. The current managers here are completely incompetent and make living here a complete disaster and miserable experience. I experienced issue after issue that would force me to have to deal with a manager over and over again. Every time I talked to them all I got was excuses, gaslighting, or straight up lies. There is no way I could possible relay everything in my review so I will try to at least hit the highlights: I had hub maintenance/workers enter my unit twice without my knowledge or consent. One time I was in the unit with the deadbolt on. This is a pretty terrifying and violating thing to happen. And there are laws in the state of Florida to prevent this. WiFi and AC regularly go out. Sometimes for days... over finals week. Before core spaces took over we used to get emails from the managers notifying us when there was a WiFi outage etc. This would let us know that the managers were aware of the issue and that they were working to resolve it. The current management would refuse to send out emails about WiFi and would get annoyed when you went down to the leasing office to ask about the WiFi that had been down for days. Sometimes a manager or CA would tell me that they were going to send out an email that afternoon with an update/explanation but they never actually did. Fire alarms go off all the time. Sometimes in the middle of the night for no reason. Sometimes during the day for no reason. One time they went off incessantly for like three days straight. They clearly don't work properly. Management agrees with me that they should send out emails notifying us. Emails aren't actually sent. Having fire alarms go off for no reason is actually pretty dangerous. Especially the amount of times that they have gone off here. Residents don't even leave the building anymore for fire alarms. Parking garage is a disaster. The parking garage gate was left open for pretty much the entire two years of me living here. Completely unacceptable. It was still wide open when I moved out. Although I'm sure they got it shut after my leasing year ended and before the next one started. Having the garage gate wide open caused issue after issue and is just flat out not safe. We'd have SKETCHY people who didn't live here coming in and out of the garage all throughout the day and night and taking up parking spaces of paying residents. Management has a complete disregard for resident safety. They left the electronic key lock to the back door to the complex unlocked, the elevators unlocked and no security working in the building for an extended period of time, like weeks. I made multiple work orders and even ended up sending an email to the head property manager. She thanked for me for letting her know and told me she would have her head engineer work on it right away. Yet they still didn't get the doors locked. A homeless man was literally able to enter the apartment and knock on a girls door because of the doors being left unlocked. And this was after the head manager was notified. Although I'm sure she already knew they were unlocked. After this incident the management still left the doors unlocked for several more days. Along with no security. Completely unacceptable. The only part of their job the managers do is signing leases. They spend all their time on potential residents and not on resolving issues of the current residents. The reason for this is that CAs, and I'm pretty sure managers too, get bonuses for every lease signed. They don't get paid bonuses for helping current residents who actually live here :( One time I went to the leasing office with a major issue (water leak, maintenance coming out to my unit in the middle of the night) and was told by a CA that the managers were busy with freshman leases so they might not have time to come out and help me. I told her I do not care about freshman leases. A manager did come out but was pretty annoyed to have to do so. Of course the manager did not help resolve the issues and maintenance came out to my unit again that night. During my time living here I had numerous major maintenance issues in my individual unit. I'm talking like my ac unit not working for a full month, ac constantly goes out, hot water heater going out etc. In less than two years I had my hot water heater worked on several times and then finally replaced. AC not working multiple times and I had to have my dishwasher replaced was pretty bizarre. At first I thought it was just my unit but it really is the whole building. A brand new building should not have this many major issues in the individual units or the whole building. Pro tip: Don't live here.There are plenty of other brand new apartment complexes in the area. Don't waste your money here on an unsafe apartment where basic amenities don't work. read more

Signing a contract with this place is Faustian. You're going to hate your time there, and somehow they even make your life miserable after your lease is up. My apartment went 7 weeks without hot water in winter and maintenance checked it 4 times before we had to google the solution for them. Don't ask maintenance to work on your TV either- they just deleted the channels off our television when we asked them to fix the cable, which I guess is one solution. They also tried to charge me damages for a room that I did not live in, so if you have the misfortune of living there currently, be sure to take pictures of your room before moving out. Their evidence for the charge included pictures of a room on the other side of the building. The reason I'm writing this now is because, upon move-out, they instructed residents to fill out a change of address form with the USPS, which did not work because the address is registered as a business, not a residence (pretty telling). I tried contacting them by email and phone for months only for them to reply 5 months later telling me that it was my mistake for following their instructions and instead sending me a literal scam link to fix the issue. All I can say is this: I had to read Marx for one of my classes that I took while living at this apartment, and that was not nearly as radicalizing as experiencing this miserable place. read more

Please think twice before signing a lease here until construction is 100% complete. We moved our daughter in only to find many things wrong and several damages in her apartment . We couldn't move In until cleaning a very dusty and dirty apartment. We were unable to set TV system because the remote control was obviously removed from the packaging and more than likely given to another needy resident or simply stolen. Most importantly the glass sliding door was installed without a latch so unable to lock. We stayed 2 extra nights waiting for maintenance to correct this serious security issue but with no avail. Now 4 days later no one has gone to fix the door. Management refuses to come out and speak to you. They have a bunch of college kids trying to help but with absolutely no answers for you. We reminded them every day that this was a MAJOR security issue we were assured that we were top priority!! At times we were told the maintenance person would be up in 30 minutes we waited, rearranged our schedules, canceled dinner reservations and with no one ever showing up!! This is just wrong in all aspects. Also the security at the front desk is nonexistent. We have emailed the CEO of Core Spaces, Marc Lifshin regarding the issues at The Hub on Third. We are very upset And disappointed that we had to leave our daughter for the first time at college with the feeling that she wasn't safe!! No parent should go through this at all!! OMG YELP IS THE ONLY PLACE I CAN WRITE A HONEST REVIEW? This place sucks and I want to tell everyone I see touring to save themselves. In building, they took so many short cuts that its scary to live here. People keep getting stuck in the elevators and the fire alarms have been broken so they constantly go off; if there was a real fire no one would evacuate. Everything is constantly breaking, plumbing goes out causing floods, appliances barely work most times, internet will go out on you during exams. The management is clueless, gym is business hours only now (which are hours people are most busy and dont go to the gym), the beautiful pool is unusable, last time I checked the grills dont work, the gates on the garage (that it cost 200 DOLLARS to park in) are never working and will have you trapped. if you want to enjoy you're life don't live here. Every single manager that works at hub is almost illiterate. They never respond, never answer calls or return your messages. I lived here for a year and had resigned. Then we had a man stalking us in the building and they did everything it seemed like to work against us. They wouldn't cooperate with the police and did not seem as if they even cared about our safety. The cop told my dad that he would never let his daughter live here....an actual law enforcement officer. Then they just miraculously lost my lease and said it was my fault and I never completed it. I had proof that I did resign and they still wouldn't honor it. At this point I could not imagine living there and continuing getting that sort of treatment. I had to find another place to live when all properties I knew of were completely booked. The employees would roll their eyes at me when I walked in and not even maintain eye contact with me while in meetings. It was a level of unprofessionalism I have never experienced before. Once again I would never recommend anyone living here. If zero stars was an options that's what I would choose. read more
