Here is a LONG, HONEST, review of Hub on Third Ave.
The Hub is a terrible apartment. Plain and simple. The reason for such a high rating on Google is because The Hub was PAYING people to write good reviews for them before the building was even complete or had tennants actually living there (I know because I got paid to write one.) They have since removed these fraudulent reviews but that should have been my first sign to stay away.
After living here for around 6 months, my biggest issue has been with the management. They have proven themselves to be dishonest, greedy, and incompetent. During summer, they pushed back move-in by about 3 weeks, claiming that they were sanitizing and optimizing the building due to COVID. That was a flat out lie. The building wasn't done. Even after move-in the building wasn't done. The building STILL isn't done. They lied about that. Then, a few weeks after move-in, everyone began finding issues with their rooms. Our room didn't have a working oven or dryer. A room down the hall from us didn't have a working microwave. That is somewhat understandable. It's their first year with tennants and the building is bound to have problems. I get it. The dishonesty came in when management completely disappeared for almost a month during these issues. They claimed ALL their staff got COVID at the same time and no one was around to resolve these issues. So we went without an oven for a month, and without a dryer for close to two months. Then, all the sudden, management came back, pretending like nothing happened.
More on management (and maintainance). They are incompetent. The first week everyone had moved in, the A/C broke and it took a full week to fix. Gainesville summer. Everyone was miserable. Soon after, I had a lightbulb go out in my closet (one of those long, bar bulbs) and I sent in a maintainance request to replace it and it took almost 3 months to get it replaced. There must've been a new maintainance person looking at the lightbulb and telling me that it wasn't their job/needed someone else to fix it once a week. It literally took 6 people to change that lightbulb. What else? Nobody wore/wears a mask. Wifi didn't work consistently until 3/4 through the first semester. There is still construction on the ground floor every day. Some of the elevators don't work. And if I am paying over 800 dollars a month plus utilities, all this should not be happening. I also really dislike that the employees in the lobby sit on their phones and computers, without pretending that they're interested in helping the tennants. I had a question for somebody yesterday and she had to end her phone call in front of me before she could talk to me. And oftentimes the front door jams or doesn't open, and they will just look at you through the glass without even pretending to try and help or care. That might just be a personal preference though.
Next: Value. Like I said before, I am paying over 800$ a month to live here. It comes out close to 900$ after utilites. For what I get, I am extremely disappointed with the overall value. I live in a 5x4 and my room is tiny. Probably half the size of what 800$ would get you anywhere else in Gainesville. Furniture is cheap. My desk and chair, which I use almost all day because of online school, are terrible. The Hub goes for aesthetic rather than functionality or comfort. Lots of stuff that shouldn't be falling apart after 6 months of regular use, are indeed falling apart: Doors coming off the hinges, floor panelling starting to come loose... they didn't even bother to clean off the flecks of paint off the mirror or floor before everyone moved in. My point is, you can tell that this apartment was quickly and cheaply constructed for fast cash. Much of the bottom floor isn't finished either. The building was meant to have shops at the ground floor, similar to The Standard, but instead are still undergoing construction.
For the same price, you can get a great 2x2 or even 1x1 with Circa properties behind Midtown. Do not waste your money on Hub.
To break up all this bad news, here are a few good things about the Hub: The Hub is right next to Publix. I love that. It makes grocery shopping easy. The Hub is also super close to campus. Part of the price for the Hub is for the convinience of the location. I love the location. I also really enjoy the fact they have a bike cage with a lock in the garage. Bike theft and vandalism is pretty common off campus, and I appreciate the added safety on The Hub's part.
