The entire experience has been a nightmare, filled with unfair charges, disrespect, and absolutely zero customer service. My roommate and I recently experienced an outrageous situation where we were charged double rent--$1200 extra--for something completely ridiculous. Apparently, the spare bedroom we kept some paper towels and blankets in apparent violation of lease, despite there being NO prior warning or even a minor fee. Instead, we're slapped with a huge, unfair charge out of nowhere. When we tried to explain ourselves and advocate our case to the leasing agent, Armani, and the property manager, they treated us as if they had already decided we were in the wrong without even listening. They treat us like children but claim we're adults when it suits them. We were talked down to, made to feel like we didn't matter, and were not given a single ounce of respect or empathy. They claim we should've known about this rule in the lease, but this feels like an excuse to squeeze every last dollar from unsuspecting college students who are just trying to get by. The lack of professionalism and the blatant disrespect from the management is astonishing. If you want to deal with arbitrary charges, no accountability, and an overall toxic environment, then sure, sign a lease here. But if you care about fair treatment and honesty, look elsewhere. I STRONGLY advise staying far away from this place unless you want to be taken advantage of.

It's got plenty of amenities, like a pool, game room, bowling alley, and plenty of study spaces. It's also a 10-15 minute walk from campus. Unfortunately, after living here for a while there's just a lot of bad things about Lark. First, the staff don't communicate with each other and the policies that they work under are unreasonable. Parking will cost you $130 A MONTH, despite there being a huge parking garage with space left for residents. Termination of the lease is impossible as well, unless you can find someone to replace you AND pay $650. The company itself tries to squeeze every dollar from you. They also make no effort to keep the premises clean; spiders, bugs, roaches, and litter throughout the building is seen frequently. At one point, there was vomit in the elevator for up to 3 days. Even in the apartments themselves, you can find silverfish, roaches, and other pests. When pest control was called, they did nothing. The walls are EXTREMELY thin and you can hear everything going on around you. During the Summer and Fall semesters, fire alarms went off at least 10 times. There was one night where it went off for an hour, upsetting pets and those studying for exams. No compensation either. Overall, Lark is a place that looks good on the outside. Once you start living here you regret it. For $800 a month in a 4x4 (not including utilities), I was hoping it'd be a lot better. I'm just hoping now that I can get rid of my lease somehow to move out faster.

Pros: Rent is around 1500$ or less for a 3/3. - Very pretty interior with black marble kitchen counters and easy to clean tile floors downstairs. - Upstairs rooms are fairly spacious and modern. - Each townhouse is owned by an individual owner (this can also be a con). Make sure to talk to your person about issues such as pets,appliances, etc since every owner is different. - Close to southside restaurants/residential areas. - Neighborhood is pet friendly with plastic dog bag stations around the sidewalks. Cons: - The place comes unfurnished. Meaning, you have to buy your own couches, TV, Internet, bed, etc. However, I have heard that obtaining a furnished place is possible. - There is no roommate matching system here like a typical college style apartment complex. You're required to sign a joint lease with your buddies going in. - Room downstairs is very small. It's usually supposed to be used as an office space. Your closet is most likely going to be in your bathroom. - Parking can be a struggle for the townhouses located in the back. There are no visitor parking spaces so the normal parking spaces are sometimes packed at night. - The crime rate in this area of town is kind of scary. My friend got her car broken into while she was parked here in Chase Hollows. Her laptop, iPad, and backpack were stolen and never recovered.

It's important to note that although each unit is very similar, they all vary as each is individually owned. For example, some units will be an end unit, featuring a 'protruding window' is what I guess you would call it. Sometimes, cabinet and flooring color will differ. Some units will include laminate wood flooring, but most have a mix of tile and carpet. On the first floor is where the kitchen, living room, and office (or possible third bedroom) is located. The kitchen features a large pantry, a storage closet, and marble counters that are usually black in color. There is also a place for dining which requires barstools. The living room is smaller than most and televisions can be mounted onto the wall if your unit does not come with one. It's probably recommended that you mount your television onto the wall since that saves some more space. Next to the kitchen is a small room that is normally used as an office. However, most people usually use it as a bedroom. It has enough space for a full size bed and includes a bathroom. Some units are also bigger than others. In bigger units, the office room includes a bath tub with a shower inside. Smaller units will have a shower with no bath tub. There is also a screened patio for smaller units that can be reached through the double doors in the office room. As we head up the stairs, we have a room that contains a washing machine and dryer to do laundry. There is also a large master bedroom that has a large amount of closet space and a personal bathroom. On the other side is another bedroom that has a walk-in closet and personal bathroom as well. Chase Hollows is a very popular place to live and it is often difficult to find a unit to rent. It's a peaceful neighborhood that is pet-friendly (but make sure your landlord is okay with a pet). There's a small pool inside the complex, but no gym or leasing office. In order to rent out a unit, you'll have to really search. Units can usually be rented out through University Realty, but they go fast. I personally searched Craigslist and found it to be much more affordable this way. For me, rent is $1100 a month for the whole unit, which we split amongst three people. Internet and utilities are not included in the price, but is generally not that expensive if you're not exhausting your AC. I pay $367 for rent, $18.33 for internet, and usually $33 for utilities each month. I pay about $420 each month, which is super affordable for such a nice place to live. The bus system is very convenient in this area. I usually take the 38, 34, or 35 to get to campus. You can also park anywhere in the complex and not worry about getting towed, but parking is tight. Most units come unfurnished. Mine mostly came unfurnished besides a desk and two bar stools. There is no maintenance here for each individual unit. It relies on the owner of the unit. My landlord basically covers anything broken if it wasn't our fault, like if a washing machine was old. But they do have people who sometimes come to pressure wash the area and maintain the shrubbery. I've been living here for a year and I've enjoyed it a lot. If you decide to live here, make sure to ask your potential landlord several questions. If I haven't stressed it enough... each landlord is different. For example, my landlord allows us to pay her through Venmo whereas other people have to mail their rent.

I was…read moreslapped with outrageous charges after cleaning my apartment prior to moving out, including "miscellaneous clean up fees" that were completely made up such as counter top wipe down that somehow costs $36 for every table? On top of that, they tried to back-charge me for utilities from months I had already paid for, and tacked on random fees with zero explanation. Pretty clear this place is more interested in squeezing every last dollar out of tenants. Save yourself the stress and look elsewhere there are plenty of other apartments in Gainesville that won't scam you on the way out. By the way my total move out bill was over $750 and in my final year there, they weren't able to find me room mates despite me living in a 4x4 and reduced my monthly utility allowance to nothing despite the higher energy cost and passed it onto me. Their monthly rate is a complete lie once you factor in everything else it's realistically over $1000-$1200 a month per person to live in a moldy apartment. Absolutely ridiculous. Believe the reviews you see here.

Furthermore, our AC broke in November and we filed multiple service requests regarding the issue. We had serval maintenance people come by, saying it was different issues every time and then "fixed" it only for it to break after an hour of working. We had to have the window ac units installed into our rooms due to the condition of our apartment however with Florida heat the apartment was unbearable causing us to find other places to stay at night. They also only brought two ac units for two of rooms in a 4x4 as saying they only have two of the ac units left. However, later on we found that was incorrect and they did have more ac units they could have provided to us. It wasn't until we finally went to the office in April and demanded to talk to manager that our ac was actually taken care off and fixed. They claimed there was an issues with the entire ac system and had to order a whole new system but didn't realize this issue until 6 months later. They then only offered us $50 for the inconvenience. However, we argue back for more of a compensation due to this was whole situation was entirely unprofessional. In the end we still believe we didn't get a proper compensation. As well as at the end of our lease the ac broken again the last month and their was water damage on the ceiling in our kitchen that we have no idea where it came from. We also had many issues with our fridge as it would constantly leak water from the bottom and they claimed it was due to us adjusting the controls on the fridge however none us ever touched or used them. At the end of the lease 3 out of the 4 roommates moved out due to the serval issues with the apartment itself, that being said our utility was raised to almost $100 per person when only one person was currently living in the unit which is entirely unreasonable. We also had our payments on automatic payments for our rent each month however the system never worked causing us to pay a larger fee for one time payments. We also all received bills when the lease was over with claims about issues within our unit even though they never fixed any issues we had while living there. My bill was also the highest out of all of roommates which seems very indicative as I was the person communicating all the issues wrong with our apartment throughout the lease. These people have no idea how to run a apartment complex and are just looking for ways to scam people out of their money. Don't bother to leave a computer generated response, we don't need anymore bs compensation.

    I lived here in a studio from 2024-2026 as an MD student…read more Overall: 2/5, I saved money compared to other popular complexes in the area and got to live alone. However, you get what you pay for. Quality is minimally acceptable at best. If you prefer to spend most of your time outside of your apartment and save money, this might be a good deal. If you want to live in a comfortable, well-maintained space where you can entertain, this is probably not the best option for you. Notably, it stinks, literally, of garbage and urine. Not all the time, but enough to be noteworthy. Skip to "The stink" for more on this. Unit: 3/5 The units themselves are minimally acceptable and poorly maintained, but maintenance is very responsive and often (though not always) effective, which is a pro. Studio sizes are functional but tight. The floor has paint splotches and scratches all over, the rubber trim along the floor is coming off most places, etc. Here is a short, non-comprehensive list of things that needed to be repaired in my unit and how they fixed it. Immediately after moving in the washer left my clothes with a foul smell after every wash no matter how many times I cleaned the apparatus. It took three weeks, but the Continuum replaced it with a brand new machine. The middle window panel fell off the wall onto the ground. Maintenance didn't have the parts to fix this so they advised me to just lock the functional side closed and not open it again. The AC unit randomly needed to be restarted every few hours to work for a week. The repair technician fixed this within a day of being contacted. Many complexes in this unit are not so fortunate and have window units installed as pretty much all the AC units in the complex have ongoing problems, and many are unfixable (mine is currently functional). There was a flood in the apartment above mine that leaked through my ceiling and left puddles of water on the ground in my studio, a hole in the ceiling, and an absolutely wretched mold smell. Maintenance had to come out 3 times and ultimately fixed this issue in 1 week. Internet: 4/5, used to be pretty bad and would not have connection at least 1-2 days/week, but in 2026 after replacing with Pavlov things seem very improved and I have had a pretty solid connection for the last few months. Gym: 4/5 The biggest positive is the 24/7 gym, it's functional, convenient, and a pretty solid setup for basic strength training and aerobics- not comprehensive but has been pretty great. The stink: -100000000/5 The trash rooms are superbly disgusting and often have random junk strewn about. Trash sometimes backs up and it will just be a room full of garbage bags on the ground. The garbage bins are along the walking paths and quickly smell foul when they are not picked up within a reasonable timeframe and just bake in the sun. The stairwells often stink like urine in the summer months. I tend to hold my breath when I am walking out of my apartment in any of these areas (not a joke or exaggeration). My apartment unit itself sometimes has a faint musty smell (don't know if its lingering smell from the aforementioned flood, poor AC quality, or just the smell of the old materials and Florida humidity or what) but I have given up trying to diagnose and fix it. I like things to not smell bad, and if you are like me in that respect you will not want to live here. Safety: 1/5 It is not secure. I had a double locked, very expensive bike stolen that was in an area with security cameras, but was never recovered. The indoor bike rooms advertised do not have doors and are not present in every building- my building has none and has 1st floor indoor/outdoor bike rack areas instead, which is where my bike was stolen from. The gates around the property are not locked and there is lots of wood paneling patching metal where people have tried to break in by destroying the wire gates around the property. I also had an unexpected, uninvited visitor who was able to enter fobbed doors and bang on my apartment door at midnight on a weekday. The only positive is this complex is no more unsafe than most other apartment complexes in walking distance to campus. Noise: 2/5 I really don't mind the noise personally, so this has not been too bothersome to me, but objectively there is quite a bit. I can hear my neighbor's tv, dog barking, and loud conversation audibly through the apartment walls, chair moving noises from my upstairs neighbor above. The loudest aspect by far which is a bit specific to my unit is the bus stop (I see it from my second floor window) where the bus makes very loud squealing and breaking noises every 20 minutes most days. None of this is an enormous deal to me, but if you are sensitive to noise I would not recommend units near anything loud (outdoor doors, loud neighbors, busses, trash chutes, elevators, etc.).

It is now the end of April, and it still has not been fixed. Over the past several months, management has given me many explanations: it needs a vendor, the vendor is unavailable, the vendor is on vacation, many other people also have broken AC, and so on. In summary, they are very sympathetic, but apparently completely powerless. The worst part is that electricity is shared across the apartment complex, so I still pay around $80 every month for electricity while living in an apartment that is sometimes hotter than outside. At this point, I am basically paying for the privilege of sweating indoors. If you are unlucky enough to apply here, my advice is simple: pray that nothing in your apartment ever needs maintenance. Especially the AC.
