    Absolutely horrible. They do not upkeep the grounds or do basic repairs, they do not respond to emails, and they refuse to fix anything without trying to charge you. Example- cabinets from the 70s that no longer latch, holes in the ceiling, etc . AVOID AT ALL COSTS. SLUM LORDS. I'm embaressed to live here.

    Housing Hub helped me with a quick move experience. My leasing agent listened to me to help find a 2 bedroom duplex. Moving is stressful keeping up with all the viewings but I was able to see this duplex after hours and the next day I applied.

    It's important that the inability of this company to do the right thing be shown. Below is what I filed with the BBB, it is a brief overview of my situation so far, along with some pics, again, please tag and share with everyone you know. May 22nd, 2022, suppose to meet with agent for walkthrough and get keys for May 24th move in new apt, she never called. I called on the 23rd, said she would meet me later that night for walkthrough and key exchange, she called later and said her assistant would be doing it, I got there, he was at the end of the drive, gave me the keys and left. I went up to the unit and opened the door, and this overwhelming stench of cigarettes hit me. This is what I found 12 hours prior to move in: bleach stains on carpet, hood over stove caked all over in solidified grease, filter full of grease, kitchen sink was used as an ashtray, the strainer was burnt from the cigarettes being put out or down that sink, faucet leaking, mouse droppings on cutting board, bugs in tub and toilet, sinks, tub, toilet unclean, sink separating from bathroom wall, medicine cabinet filthy along with gross material around fan. Low water pressure in shower, tub faucet leaking, blinds filthy, some are broke, hole in bedroom floor next to wall, fist size hole in bedroom door. Absolutely nothing was cleaned, they swore it was deep cleaned. Told the agent, who never once set foot in this unit yet rented it out to me, she said she would have cleaning crew next morning, they got the bugs gone, cleaned 2/3 the grease under hood, they didn't clean anything else. That was Tuesday 24th move in. No one called or showed up to start to fix anything. Friday 27th I called, they took my complaints, said to they would address issues and let the bosses know. Maintenance did walkthrough that day. Not heard or seen anyone by Tues the 31st, called and left message that I would be contacting the BBB and social media if things not addressed immed, now 6/1/22, have not heard anything, and no one shown up to fix anything. Smoke smell will never go away, the answer is so simple and easy, and they just can't seem to grasp it, move me into a different unit, and it's all taken care of, no complaints, no letters, but we're talking about a company whose CEO's think there better than everyone, that they don't even give out their emails, now I see why. People need to speak up, their are so many that complain to the company, but don't know what resources they have outside the company. Take move in pictures and video of everything, document conversations, attempts to contact them, number of times they don't return the calls. If you need a repair, document it, they will unfairly charge you for what ever happened, document it, if you didn't break it and they charge you for it, don't pay it. Call the Better Business Bureau of St Paul if you have issues with cleanliness or things that need to be fixed on move in, they don't respond to your phone calls, or your maintenance calls in a appropriate time frame, if they charge you for a repair that wasn't your fault, if they don't immediately come and fix dangerous safety issues. You can use social media to state your case, use a city inspector, call the attorney general, all these will help in some way.

Before I get into it, though, I would like to summarize (for those in a hurry / TL;DR) that I am extremely pleased with the experience. Joe keeps his units more than reasonably priced - they are ultra-competitive with the industry standard. Once leased up, Joe and Jackie (his Assistant) have been highly responsive with any maintenance requests. They have had their maintenance team out to look at/repair things within one business day on every single occasion over 7 years. Further, they have replaced appliances as needed, and have no problem having a crew that will honestly appraise whatever situation I am dealing with - they do not eschew sound judgment in favor of penny-pinching. Joe himself, as has been pointed out by others, is not the most jovial of fellows. But what Joe is, and what he does, is better. Joe is a conscientious business owner who operates with complete integrity. He looks you in the eye, only says what he means, and means every word he says. One of life's lessons is that you cannot afford to partner with anyone who fails to operate in that way - particularly when it comes to where you decide to call 'home'. And once you are in, Joe will take care of you. Problem neighbor? They will deal with it. Security concern? They're on it. You get the picture. If my review makes it sound as though there are non-stop 'issues' in my building, that is not at all the case. Phone calls to the office are very rare - the building is quiet, secure, and clean. I am comfortable having my family here, which I would never compromise. If you need anything, you will not lack for help in having your issue remedied. Joe and Jackie run a fair and transparent business, which may be a bit of a dying art in today's age.

For over a week, I have left phone messages for Arcadia Management regarding a new entrance system they installed and for getting documentation I need to renew my lease. There has been no response from Arcadia Management to the numerous messages I have left. What good is a management company that you can't reach? Earlier this year, there was a leak from the apartment above mine that caused part of my living room ceiling to fall down. It took well over a month to finally get the ceiling repaired, and the repair is very visible. Years ago, before the building was managed by Arcadia Management, part of my bathroom ceiling fell in. When the repair to the ceiling was made it was so well done that I couldn't see where the ceiling fell in. I expected the same quality of repair to be done to my living room ceiling. Every winter since Arcadia Management took over I have had to call and request that they do a proper job of clearing off the steps and sidewalk. This year after the plows went through there was a pile of snow over knee high on the end of the sidewalk. I have Multiple Sclerosis and can't climb over a pile of snow that high. I had to call Arcadia and request that they shovel the end of the sidewalk in order for me to be able to reach the street to get on a Metro Mobility van that was coming to take me to an appointment. I could go on, but I think you get the idea. As I said in the beginning, I like my apartment, my neighbors, and my building, but I have a very negative opinion of Arcadia Management.

I was originally going to move in to one of their other properties, but I wouldn't have been able to move in until after my previous lease was already over. They offered this property so I could move in right away without needing to figure out where to keep all my stuff in between apartments. The community manager, Alicia Thomas, even went to the property to get me a video tour since I didn't have the time to come see it in person. Alicia and Nicole were super helpful with all of my questions and move-in! I would definitely recommend leasing with them!

They just all seem to lack compassion, pride, and service. All they ever really cared about was collecting money and avoiding repair and maintenance calls or emails till they couldn't dodge the issue. Last year when I was relocating from Los Angeles to Minneapolis I only had two days to find an apartment. I was being rejected from all of them because I didn't have a 730 credit score due to some student loans and medical bills. When I was about to give up and go back to Cali I got a call from Tom Stutsman wondering if I was still looking for an apartment? I told him "yes!I was", but I told him my credit is a work in progress and not high... He said let me guess "Student Loans and Medical Bills"?I said "Yes"! and he told me he didn't care about that stuff and as long as I'm a nice person that's all he looks for... next day I looked at the apartment. I ended up dropping the deposit the next day and had the lease signed before I Flew back to Los Angeles. It all happened so fast and easy. Tom even had the lights turned on for me in my name when I arrived. Any time I had a repair issue, even emailing him late at night they would be taking care of it first thing in the morning. Tom's work ethic is unprecedented and within minutes of talking to him you can tell he radiates a passion for what he does. If I'm ever back in Minneapolis the only person I will call is Tom Strutsman. Thanks Tom for all that you do!

The tenants ended up finding our contact info and reaching out because Aaroosh was MIA. Thank God for good, ethic tenants or we would've been screwed. Your best bet is to believe all the horrible reviews because each one is TRUE!!! He's a fraud and vacationing is his priority. Believe Peter, Sunny, and whoever else posted a negative review. Your home is a major investment. Don't waste your time with this fraud.

We were compensated $200 for our labor. Aroosh left the company and Tyler took over. Way more professional and responsive, we were hopeful things would get better. I'm sure for property owners, he's great, but we were screwed upon move out and got only $57 back from our deposit. Was not expecting the full amount but got charged $600 for cleaning (cleaners from PPM) and almost $300 for flea treatment. FLEAS?! We did not have fleas and left that place 100x cleaner than how it was received. Renters, beware. Another company to nickel and dime you when it's time to move out, and not take care of the most basic things. Property owners, if you care about finding and keeping quality renters, do not hire them.
