Exact examples include having to follow-up on emails with requests and inquiries up to a week later because the company wouldn't reply on their own. Seemed as if there were multiple position changes while I paid for this service and like my property was forgot about in the process. While in the contract, this company requires that you buy them out in order to terminate the contract and proceed without their limited service. To me, that's a hindsight sign that they trap their owners into paying for the poor service they provide if they try to terminate early. Additionally, with poor administrative work, $500 was taken from my payment. It took multiple emails and ME reaching out to the company to get this rectified. As an armed service member in the area counting on Anchor to do a job, I was let down and appalled this place is still in business.

I can only assume that text is being used to hide their performance from Property owners, make it harder for a tenant to take legal action. A reputable Property Management company does NOT conduct maintenance requests via text. I would also like to point out that the home I am renting sat empty for 8 months or more before I started looking. I have a friend who is a relator, that took me to the property. When I submitted my application, CRI told me that I had to complete the application, provide proof of income, and pay for a credit report to be pulled BEFORE they would show me the house. They weren't aware that I had already seen the house. I then understood why this home sat vacant for many months - Would you provide all of your personal details, and pay for a credit report just to be shown a house???!!! I certainly wouldn't. This is an additional example of their laziness. There is an excess of rental properties in the market - listing your property with CRI will NOT put you in a position to get your home rented quickly and then after the maintenance request issues - your tenant will move out of the house no matter how wonderful it is.

There are two big things that were (and are) always important to me: timeliness of service, and being reasonable with the move-out inspection. Shout out to Tammy Brown for being a great property manager, just saying. I never had to wait long for any serious repairs and it was obvious during the exit inspection that they weren't trying to bleed me of my security deposit and then some. For comparison, at the PREVIOUS realty company I had to wait a full 7 days for a fridge replacement one time, and the heat was broken when I moved in (during the winter) because apparently that wasn't something they thought was important to check beforehand. Then when it came time to move out, they refused to even tell me WHEN they were doing the exit inspection, and claimed that because of something I did (???) the entire ventilation system needed cleaning, which was $300 by itself. All I know is that when I moved in, the return filter was matted an inch-thick with cat and dog hair...so I'm certain that issue was not mine. If I ever move back to Jacksonville, Choice will be my first stop. Keep up the great work guys and gals.
