    We were looking to purchase a home and reached out to Ace Inspections to check the house out for…read moreus. They found a few electrical outlets that had reverse polarity, no wire covering over the chimney, talked about the obvious crack in the cooktop but that's about it. Once we moved in, the nightmare started. The first thing we found was a wire coming out of the wall of the garage. On the inside of the garage it was plugged into a wall outlet where one of the outlets was burnt. The wire then ran into the ground and came up in the middle of the driveway of the shop. It then ran onto a 4x4 that wasn't even in the ground. From there to an electrical box with no cover and the wire nuts and electrical tape not even covering the wires. This power ran the entire shop (over 10 outlets and 6 fluorescent lights. Inside the house when we opened one of the kitchen cabinets we saw wires that didn't have wire nuts and the wire was still hot. Under the sink we had something going on that I wouldn't even expect a junior plumber would do let alone something that would pass an inspection. And to top all of this off, he sent a copy of the report to the sellers realtor. I was the one that paid for the inspection. When I msged him about it, I was ghosted and have never received a call or msg back. I'm pretty sure if this review doesn't get deleted, we will probably here something like the people that did the inspection were new or something like that. How do you explain not calling a customer back after they tell you that you screwed up... Beware

    ProSite Property (Joshua Gregory) did a great job with our home inspection. I needed a quick…read moreturnaround and Joshua fit me in the next day. His report was easy to follow with explanations and level of repair required. Moreover, Joshua was in contact with me during the whole process, so I never had to speculate on when he would do the inspection, provide the report, etc. Since I live outside the area, Joshua called after his inspection and gave me a preliminary run down of this findings. He climbed the roof (finding a deficiency) and attic while others take pictures from their ladder missing possible flaws. I hired another Inspection company for a different house (previous to ProSite) that did NOT have the level of detail nor provided the same quality of performance as ProSite. Prosite Property Inspection is the company to go with that will take out the concern of a quality performed inspection.

    At first I thought we had a great experience with our home inspection but after a couple of months…read morewe started finding issues that the inspector should have caught. He seemed in a rush, but we thought he was just efficient. We were wrong. There is a large gap in the roof where it meets a portion of the house that he did not catch. It is glaringly obvious when I saw it putting up my Christmas lights. Now we have a huge yellow jacket nest in our attic because of that gap. It should have been caught in the inspection 5 months ago. He only inspected a small portion of the attic near the ladder or else he probably would have found the nest like I did, or if the nest wasn't there he still would have seen the LARGE gap in the roof and we could have had the builder fix the issue before it became a problem. There was a considerable amount of light coming through the gap from the inside of the attic. I don't believe he used the thermal camera in every room in the house because one of the rooms has absolutely no insulation in the attic above the room. Now I have to fight with the builder because I am one month out of my warranty after finding these issues on my own. In the google listing photos he uses the camera in the plumbing. I told him an issue of concern was the plumbing since we had already had issues with it. Even if it was extra I would have paid for it but at his price I thought it might have been included. He didn't even give me the option or mention using a camera to inspect the main drain pipes. He was $100 more than the competitors and I thought I was getting a better service. I was wrong unfortunately and have to spend hundreds if not thousands of dollars to fix these issues that should have been caught by this inspector. EDIT: The gap is clearly visible from the outside. You do not have to be in the attic to see the gap. Even if you didn't feel like walking around in the attic, which is crazy you don't look at more of the attic than what visible from the ladder, the gap is clearly visible. It's visible outside from the ground, but I never inspected it closely until I was putting up lights. The builder is at fault for the defect but this should have been caught in an inspection.

    I hired Catalyst Inspections and worked directly with Paul Malson prior to purchasing my home. I…read moreultimately had to spend approximately $13,000 on repairs related to issues that were not identified or fully communicated during the inspection. In hindsight, I should have reviewed the inspection agreement more carefully, as it contains extensive exclusions. For transparency, I am including those exclusions, which cover items such as property boundaries, inaccessible areas, system performance and life expectancy, causes of defects, future conditions, code compliance, as well as environmental concerns including rodents, mold, air quality, asbestos, hazardous materials, and other related conditions. That said, my concerns go beyond the standard exclusions. During the inspection, Paul pointed out droppings around the HVAC system and made me aware of that specific area. However, after moving into the home, I discovered there was extensive rodent contamination throughout the attic that was far more significant than what was communicated at the time. The situation required a professional remediation company to remove all attic insulation, and I have had to tear out portions of walls due to the odor from rodent urine. This was clearly not a minor or isolated issue. In addition, I later discovered damage to the HVAC system that was not included in the inspection report. When my realtor raised this concern, Paul stated that the damage must have occurred after his inspection. However, I had multiple professionals evaluate the attic and HVAC area, and they indicated the damage was not recent and had existed well before my purchase. I also reached out directly via email to address these concerns and did not receive a response, which was disappointing. Overall, I would strongly encourage future clients to carefully review the inspection contract, including the exclusions, and consider obtaining specialized inspections (such as pest or HVAC) in addition to a general home inspection.

Paul Malson; the inspector explained everything prior to conducting it, even found the roof building permit online, after Insurance Co and previous home inspection company couldn't find it. Our report was emailed that eve! We passed the inspection. Our insurance quote dropped from $7900 to $3100 for our renewal! Thank you again Paul Malson
