I, along with my daughter and her husband and countless others, maybe hundreds and thousands in Oregon and Washington (and elsewhere), have been duped out of what is owed. After "investigating" this company, I believe their conduct is fraudulent and that they are engaging in unfair and deceptive business practices through their reward program. Just do the math-if my rewards over the length of the loan were 40 thousand dollars, and if 200 people had similar amounts, that is $8 million that they don't have to pay. I believe they don't have the money! It could be a PONZI scheme. Of course, they will tell you the Rewards Program is a separate entity. It may be legal, but that is going to be a weak defense, because if they benefit from the program, which they can't disclaim responsibility for when it fails! By the way, the Rewards Program is in the same building as Direct Mortgage's corporate office! Besides, all the Rewards Documents include the Director's Mortgage Logo! I requested this information over six weeks ago from Direct Reward Representative, Jennifer Easton, regarding the DR business entity, the jurisdiction in which the company is incorporated, and the name and contact details of their registered agent, and I have not heard anything to date! As others have mentioned, my loan was sold to a servicer within days of my loan closing. A company that has thousands of complaints! I encourage all people to file complaints with the appropriate state regulators: DFR Consumer Complaint Form (Oregon) Federal-Consumerfinance.org Oregon Attorney General's Office Do a review on Google as well! I've never felt as scammed by a company as by the Direct home rewards program. Originally when we…read moresigned into our mortgage, we were told we would receive $88 per month as rewards credit as long as we used our direct account to pay the mortgage. It was easy enough to set up, so we did and it worked fine for a couple years. Then all of a sudden they changed systems. The account for the new system was a pain to make (I thought numerous times while making it that many people probably wouldn't jump through all these hoops to figure it out, and they likely managed to get out of paying a lot of people because you had to make a new account to keep receiving the rewards they originally promised.) Also, in order to continue receiving rewards in the new system you have to either make at least 10 debit card transactions from the account each month or maintain a balance of $5000. We just use the account to pay our mortgage. We don't have any interest in making it into an extra bank account for daily purchases, which would require continually funding it to be able to make debit card purchases. We also use a credit card for almost everything to maximize cash back rewards, so we would have to forego those rewards in order to purchase things on this program's debit card... and keeping track of making sure we do at least 10 transactions a month sounds like a giant pain. So we opted to put 5k in the account, but not everyone can swing that. Also it doesn't earn interest, so over the next 26 years, I will miss out on $8862 of interest that I could have earned in my 4% interest savings account. Nonetheless, the home rewards are a higher total amount, so it's better than not doing it, but it feels very unfair, when the original discount on our mortgage was offered with no requirements like this. We signed into a 30 year contract being told one thing, and then the rules changed.  And now, to top it off, the system is broken. It worked for a few months after the changeover, and I started receiving monthly rewards again. However, for the last three months, I was unable to deposit money into the account successfully. If I can't put money in, then I can't pay the mortgage from it while maintaining a 5k balance. I was using the same bank account to transfer from that I used successfully every previous month. Nothing changed. The deposit says confirmed when I submit it, but then it never goes through. Three months ago I tried twice and neither one worked, so the mortgage came out of the 5k that was in the account. I contacted customer service. They had me do a test $5 deposit and took the confirmation number to follow it and were "looking into it", but there has been no resolution in three months (the $5 also never materialized, like the others). Consequently, I have had to pay my mortgage directly from my other account (the same one, interestingly, that direct can't manage to get money from anymore). So now I have missed out on three months of my rewards, both because my balance is under 5k (and I have no ability to replenish the funds) and because I have been forced to pay the mortgage from a different account (since I cannot fund the Direct account). I truly think that they make things as difficult as possible to prevent having to pay people the rewards that they promised when they made our original mortgage deals. I reached out to check in, and they are "still working on it" three months later, and I'm supposed to just wait. I requested that I still receive the monthly rewards while they work on it, since the issue is on their end not mine, and of course I got no response. I can't imagine they are particularly motivated to solve the issue in a timely fashion, since doing so would require them to start paying me again. The longer they delay, the more money they save. This is ridiculous. I am not alone. I've seen many similar reviews and a few people wondering if anyone is organizing a lawsuit. I've never been even remotely interested in something like that before, but I would be interested in jumping in on one on this if anyone is organizing one! Just today, more than 9 months after severing any ties with the company I received a text from them asking about mortgage insurance. Two to Five calls EVERY WEEK! It's simply unbelievable. All for a product I never signed up for and never wanted. These people are snake. "Never ever contact me again under ANY circumstances." Then I get another call 3 days later, from a different number. I can't screen calls due to the nature of my work. And now I guess I'm stuck with this forever. Don't do business with these people.

She had to restructure my loan half way through because I could not qualify for a down payment program due to a job promotion that I got during the home purchasing process. She advised me how to best go about it, to still make sure we can close on the home. She was agile and very quick in resolving all the hurdles we faced with the underwriter, and I can tell you there were many because of my rare mix of W2 and 1099 jobs mixed with a large student loan. In my experience as a real estate agent myself, anyone can close a loan of a straight forward buyer, but many loans fail because the lenders cannot approve them. My experience at Landover Morgage in Bellevue was horrific…read more This company made me cry. Unless you are a masochist, I'd go with a different firm. I cannot adequately express the exhaustion that this company caused me but after working with them, I understand completely why the real estate industry has such a bad reputation. Working with Landover was the worst customer service experience of my life. First, they left our application to the last minute so that any document that they realized they needed - at the last minute - became a hassle. This also meant that we had to extend our closing date. A second extension later, we still hadn't closed. At this point, we were exhausted and thought Landover didn't know how to do their job but still had some faith in the system. Then came the purely vindictive part at the very end of the process where Landover wasted an entire day figuring out how to make other people pay for the mistakes they had made. That day ended up costing us ANOTHER extension. In the mean time, they didn't return phone calls. They didn't work with speed to make sure we made it to escrow. The person we needed to speak with mysteriously "went home" at noon on a Thursday. They ignored us, on purpose. I don't understand how companies think they can treat a customer so poorly. Don't go to Landover.

We sent in paperwork and got everything taken care of from the beginning, then we went into several weeks of quiet. The week of escrow, our officer began to request information he ALREADY HAD and asked for details of things, such as work history, that he was well aware of. He obviously didn't have a file of information on us and just asked for the same information over and over. He didn't seem to understand that we work full time and couldn't drop things and respond when he needed something. I repeatedly forwarded emails to him I had already sent. We didn't close on time and up until the moment (seriously) that everything was completed, he continued to ask for tedious information and in one situation, he even intentionally reported inaccurate information which he told me was necessary to "make this happen". To top all of that crap off, he even encouraged us to repeatedly email and call our accountant for last minute information- while he also repeatedly contacted her (on a Friday afternoon). My beloved accountant nearly severed our business relationship as a result of being so irritated. The salt in the wound was when we signed our closing papers and our officer made a comment- while we were sitting right there!- that Landover would "immediately" sell our loan to Chase. I know that is typical practice, but it was said in a dismissive manner and made us feel even more dehumanized. It is thanks to our wonderful real estate agent and through our own stubborn perseverance that this actually went through, and only 3 days late. It was certainly no thanks to Landover Mortgage. I don't know what this officer's deal was, and I sincerely hope that other officers at Landover do not conduct themselves in this way. But he needs to get off the golf course and get some skills in staying organized and also in treating people with respect. It makes me sick that he probably made good money off of us when he did such an awful job.
