Later I looked behind it and there was a 3ft x 3ft hole in siding !! where someone removed a window and left a large hole unprotected with no siding. How can somonis miss that ? Electrical Service ent box not even opened by inspector - later opened and found 14 gauge wire (15 max amp capacity) in 20 amp breaker. I have $10k expenses. Inspector wont help

They were the last ones in the home. Returned 8 days later to find the house stifling hot like a sauna. We can't wait for that gas bill. However, right before my inspection I found out these other services could not be provided. My home inspector provided great pictures and a lot of issues were in the report. However, my home inspector missed a lot of big concerns. The electrical was all messed up and needed rewiring (not too expensive to fix but this was a missed fire hazard). The new furnace was installed incorrectly and the furnace venting was too small ($5,000 bill). The electrical outlets weren't even grounded. How does a home inspector missed that?? It literally is just putting in a cheap testing device into the outlets to check them.

It is a rare circumstance a boiler that switches over to a cooling system in summer. I would think a inspector would be curious about unknown things or at minimum suggest to have it further inspected by an expert. He missed to many other things too many to list, he did come back and fix many of the issues he missed. To say he was having an off day would be an understatement. The bottom line is the condo is a restoration project with walls down in 4 rooms. I can not move into and is taking months & extra resources before I can move into. IF Bill the Inspector HAD BEEN THOUGH in his inspection I WOULD NOT HAVE BOUGHT this condo that he gave an approval at the end of his inspection verbally.
