This was, without question, the worst experience I've ever had with a property management company. I genuinely don't know where to begin. Home Rover Group is extremely unprofessional and shows very little respect or care for their tenants. Communication was a constant struggle--they couldn't compose a properly written sentence in their emails, let alone maintain any tone of professionalism. Response times were slow, and when they did respond, there was a complete lack of empathy or urgency regarding the issues we were facing. While the property itself had a number of maintenance issues (which I understand may not be directly their fault), it quickly became clear that this management team was unprepared, disorganized, and completely lacking in accountability. Any positive reviews--particularly those praising Bridgette Daniel's--seem highly questionable. It wouldn't surprise me if bots were used to inflate their ratings. My experience was so poor, I would avoid renting from any property they manage, even if it was my dream home. I lived in an apartment provided by these guys for 1 year. They flat out tried robbing me an extra month's rent and it took weeks for them to figure out that mistake. Finally I move out, they charged 400 for a deep clean fee, after I cleaned the apartment and was only there for 1 year. Run!!!!! I moved in 10/17/25.. this was right after Hurricane Milton. Everything was closed still or finally reopening. I was told by my really nice lease coordinator Tammy to have all set up before moving in. I paid the deposit to move in. I was told don't worry about not having it set up. Guess what? I had it set up HCO & TECO. I provided this information or HR group. They tried to say over and over it wasn't in my name! I sent the emails with my information! Account # and screen shot! Smh They started throwing on insane fees and charges. I called HCO they were like yes it's all set up. WEEKS IT TOOK FOR THEM TO "correct it" then next month over and over same bs.!! It's March they have thrown over $600 fees to my account! They illegally owe HCO 1/23/25 requested for it to be put back in a commercial property! I paid for this!! So then Conservice their water utility company decided to add these fees and insane amount of charges! My rent was $1900 about with some pointless resident benefit pckg aka pointless $ being thrown away! My rent was $2609.61 not around $1900. I was told had my HCO put back in my name and all would be updated. Guess what?!? It's 3/5/2025 it's not updated not even close!!! I've sent literally probably over 30 emails. I've called daily, weekly, monthly! This is the WORST rental company in the WORLD!! RUN!!!! I have so many emails and pics this is just today! Smh UPDATE 3/18/25 I had a leak that they said dint exist but then did. Previously Sunday 3/09/2025 I called the emergency maintenance #. Waited days for someone the leak got worse! My experience with HomeRiver Group has been nothing but stressful and unprofessional. Communication is practically nonexistent -- emails and phone calls go unanswered for days, sometimes not at all. When you finally DO get a response, it's generic and unhelpful. What makes it worse is that HomeRiver holds tenants to a high standard while the company itself fails to meet even the bare minimum. They expect immediate answers and payments, yet they don't return calls, don't communicate, and don't take responsibility for their own errors. Their lack of professionalism and transparency is unacceptable. Overall, HomeRiver Group seems more focused on squeezing every last dollar out of tenants than providing any real support or service. HomeRiver Group is by far the worst management company. They do not care about their properties nor their tenants. Communication is less than lackluster - it is almost nonexistent. While renting, we suffered a leaking roof (from April to September) and roots growing in the pipes of one bathroom (from February to June). Once they started fixing the pipes, we had to pleasure of living in the house while they dug a trench from the bathroom out through the main bedroom and to the road. During this time, we made multiple attempts through email, the maintenance portal, and phone calls to express the urgency and displeasure to deaf ears. No one cared. Pictures are attached. My HOA at the Childers community managed by Home River Group if absolutely trash. How put these people in charge! I closed on my home on 11/12 and have had nothing but headaches from this group. All I need is approval to put up my camera in my new home for the safety of my family and screen in my back patio. This process has taken WEEKS! The people don't own my home and assume no responsibility if something happens to it so why are they taking so long approving something so important. I filed a complaint and they responded with "We take your complaint very seriously, please call us at our office number to discuss". I called and no one answered, so I left a voicemail. Instead of calling me back, they forwarded my complaint back to the same people I have the complaint with and who ain't done anything in weeks. They don't even deserve the 1 star I gave them and I see by other reviews, this is just a horrible company hands down! read more

HomeRiverGroup is the worst company I have rented from. The house was full of black mold, a plumbing leak, caved in bathroom ceiling, broken doors, painted shut windows, non working air conditioning during the hottest months etc. The company, once gotten in touch with through an over seas call center, eventually sends out several different contractors t o get estimates. The contractors give the estimates to the company only to get denied and nothing fixed. The company overcharges and will usually ask three times the rent for a deposit they know one will never get back. They are complete scam artist whom have investors/ landlord s whom buy properties and sell to new people without ever personally inspecting their property first. Unbelievable! This group is the property management for my Townhouse community called Marbella Townhome of Temple Terrace. The HOA for my community is responsible for the exterior of the residence (minus the HVAC) to include the exterior walls and the roof. Recently, I observed water leaking out of a electrical outlet in one of the bedrooms on the second floor where my five year old child sleeps. When I noticed this I immediately ran down stairs and shut off the breaker to the bedroom and outlet. I called the this property management group and left a message to the manager for our community, Cindy. Cindy called me back the same day, and scheduled someone from the management construction team to come out and "look at the leak." During the wait for the construction worker, it rained. When the construction worker arrived he inspected the exterior and interior of the residence. On the exterior, he observed multiple cracks and holes on the second floor window seal. On the interior, he observed wet spots and leaks that were coming from the exterior of the building. The property managers construction worker concluded that the leaks and dampness on the interior walls were coming from the cracks and holes from the exterior wall. He did not seal the cracks and holes. The property management group did not send someone out to repair the cracks and holes until two days later. During the two days we had heavy rain. Due to the rain we also had more leaks coming into our interior walls from the cracks and holes on the exterior that did not get fixed. Because the leaks and water damage were a direct result from the failure and negligence of the property management group to maintain the exterior of the residence, I contacted Cindy again and requested she send someone out due to the possibility mold and proper maintenance. Cindy replied to me since this was interior damage I was responsible for the repairs and they would not be sending anyone. She went on to say the following: "I have forwarded your past request to the board, and they reiterated that all interior repairs are of the Homeowner's Responsability no matter the source of the damage.  This, I know does not seem fair and I can sympathize with you on this fully. However, this is the way it is with most associations.  The feeling is is if you start with one it becomes a never ending  line which would make fees go endlessly up.   Might you try a little magic eraser on the drip marks?" Are you serious?! Did I mention we pay $375 per month in HOAs fees are supposed to go towards repairs such as this? How does this work?! The damage caused was directly linked to the failure/negligence of the property management group to maintain the exterior! Basically what she is saying if the property management group and the HOA does the right thing and fixes my issue what they are ultimately responsible for, then they are also responsible to fix anyone in the community who is having the same issue. The fix is a magic eraser marker? In an email I asked this question, "so if I was at fault for an interior part of the residence which in turn caused damage to the exterior of the residence, who then would be responsible for the repair of the exterior?  I would assume the HOA would put that on me at fault. " I did not get a response to the above. After multiple emails back and forth and multiple failed attempt to get the property management group and HOA to step up, Inhad to have a Water Restoration company come out to evaluate if water damage caused any mold or moisture. Thank God it did not! This water restoration company also concluded the damage was directly related to the exterior damage to the residence. To have them come out, cut through the dry wall, test the moisture levels through the walls and carpet, rent fans and humidor, replace the drywall, and paint the new dry wall, cost me a total of $1,250. This property management group and HOA refuse to step up. When I asked Cindy, if they plan on coming back to repaint the window seal where it was caulked and seal, she told me not for several months. I will be going door to door to the residence of the community to see if any of them have had any of the same issues and to write their reviews here as well. I wish I could give less than one star. Home River Group has been unresponsive, disrespectful, disorganized and all around a nightmare to work with. During the one year contract we've operated under with Home River Group, my housemates and I have had issues with extra charges, repeatedly incorrect paperwork (including leases), neglect of major household safety issues and more. Working with Home River has caused headache after headache for both the tenants (myself included) and the owners of the property we're renting. Mere words cannot describe the fury and frustration we've experienced while Home River Group (previously Home Encounter) was our property management company. We should've done something about it long ago. But our account manager would change, things would improve for a short while (enough for us to be hopeful again), then it would all fall to pieces...again. To put this in perspective, we finally decided it would be EASIER TO GO THROUGH THE PROCESS OF SELLING OUR HOME than to continue to work with them. Call it complacency, ineptitude, and/or a sheer lack of effs given on Home River's behalf, but it all boils down to a complete breakdown of communication. I could fill encyclopedia volumes with emails I sent to try and send someone out to lower the blinds in our home so we were HOA-compliant. This process took almost 3 months. 3 MONTHS TO LOWER BLINDS! Trying to get a garbage disposal repaired and schedule a moveout cleaning? Quadruple the emails from the incident with the blinds. Then quadruple it again. Throughout all of this, we paid a management fee AND a maintenance mark-up. Before you say "well, the markup covers the salaries of the people in the maintenance coordination department," keep in mind the ONLY reason we saw progress is because I got on the phone with the contractor and coordinated it myself. Don't even get me started on the accounting department. They produce invoices and statements that even top-level managers at Home River have difficulty reading and explaining. I'm not the type of person to take radio-silence or "no" as the final answer, so all of these issues have, at one point, been escalated up the chain to Brad Van Rooyen (the President and one of the founders of Home River Group) who then DE-ESCALATED the issues back to Managers whose hands were somewhat tied. During our final push to finish the last of the repairs scheduled before our home changed hands, we learned second-hand that maintenance found us and our Realtor to be disagreeable and "a pain to work with." We found it interesting commentary from people who never set foot inside the property they were being paid to manage. We were seen as "disagreeable" because we did not approve a complete unit rehab. Even more interesting that this decision was based on the recommendation of TWO Home River property managers. The "pain to work with" comment was humorous. Once the repairs had supposedly been completed, our Realtor made her umpteenth visit to our property to check. She laid eyes on the property in person, flipped switches, and walked around: All things Home River should've done in the first place. Then she added repairs to the list of repairs that had never been done. I believe this email we sent to Home River accurately depicts the struggles we've experienced: "148 emails have been shared between us and Home River in an attempt to have our home cleaned, repaired, and our account resolved. I counted. 149 if you include this one. This does not include emails between me, our Realtor, your handyman, and a different cleaning company we contracted ourselves because it wasn't getting done through Home River. With every day and every email that goes by, our frustration and fury grows. I would highly recommend you convey the following message to these people you're attempting to get answers from: Get yourselves together, pick up a phone, and dial my number. It's not difficult, but you've made it difficult. If there's one thing we've learned from this pandemic is zoom, conference calls, etc. are easier than ever before to arrange group communication. It's the least we could expect from a company we've paid thousands of dollars in management fees to over the years." And even after this email, the issue STILL wasn't resolved for another few weeks. One of the reasons it wasn't resolved is because the items that were supposedly repaired weren't actually repaired. When you hire a property management company and their services include managing repairs, you trust that they vet the contractors hired to do work. I found out through my own research that the contractor they hired to do ALL the repairs is 1. Not a licensed contractor in the state of Florida, and 2. Hasn't been a recognized business in the state of Florida since September of 2016 due to failure to file an annual report. For reference, as I write this, it's May 2020. This "contractor" hasn't had a legal business in almost 4 years. Again, there are numerous reasons our experience with Home River was absolutely nightmarish, but it all boils down to communication. Without proper communication, a company has nothing. And Home River just seems to be floundering haphazardly, barely keeping it together, and only operating because (so far) an employee has been unwilling to pull back the curtain and reveal the mess behind it. read more

Good stuff first. When you can get ahold of them, the people try to help and will work with you if something unfair happens, like penalty reimbursement when the rent increases after a year and you just forgot to update auto-pay on time. They also don't make a fuss when you call in a work order (once you successfully do so that is) Bad stuff. The tenant portal worked only enough so you can pay the rent. Their maintenance portal doesn't work so you have to call them to put one in. You can't get ahold of anyone in time to resolve an issue quickly, and they take the long/cheap way when dealing with work orders. Some don't even get done. Got a third of my deposit back and they charge an arm and a leg for simple things. For example, $50 to change a few light bulbs, $50 to replace a single blind slat, and $240 for cleaning even though I had the house cleaned already at their request. They should have told me to just sweep up and leave the deeper cleaning to them. I get it, some wear and tear will have to be paid for when you move out and I probably should have been charged about a third of the deposit for certain things on their list, but I think these people are crooks trying to squeeze everything they can from you. If you rent from these people, record EVERYTHING about the house, be persistent in checking work orders, fix things yourself if you can, and don't pay to have the house cleaned. read more

I had to select a star rating to get this submitted I tried to leave it blank, so the 1 star is actually 0. I am frustrate and just venting. This is too priceless. 1 and 1/2 stars. After My wife and my experience, I should have checked yelp first. The company has no concept of customer service in our case, and by the rating, lack in other areas as well. After I push SEND a representative for the company will responded to a try to place a spin on the incident we had as isolated and will probably make a statement let me look into it. Stay away from any property run by this management. when I signed my lease, it was a different management and they were wonderful then this management came along and messed everything up. They are dismissive, unwelcoming and not trustworthy. In addition to not taking care or following up on urgent maintenance requests in a timely manner, their communication is terrible. My lease ends on July 14th, 2023 and according to my contract, I should contact them 60 days prior to the lease end date to give them a notice to either renew or move out. I have been contacting them since April 4th, 2023 to send me the new lease terms and rent so that I could make a decision to renew or move out and they said they'll send that out early May. Early May comes around and I still haven't heard from them so I contact them again Mid-end May on every way of communication possible (I have all the proof) and finally they get back to me on May 30th, 2023 with the new rent but no contract. I asked when they'll send me the contract and they said within 48 hours or a little longer. I waited for a week till June 05th and emailed them again and they said it'll take a week or so to send out. That week ended yesterday June 09th and I still haven't received anything. I emailed them that I don't want to renew with them anymore and they replied that according to my contract I should have given them a 60 days notice or I would be charged rent for 60days from the notice date. I'm not sure how this is even legal to hold me accountable to a contract that you didn't respect and didn't provide me with enough information to decide if I want to renew or not!!! Like they expect you to just blindly agree to renew without knowing the conditions of the contract or the new rent or you will be charged with 2 months rent. Like seriously how is this even legal? Why am I responsible for my side of the contract when you didn't give enough information or even do your job on a timely manner? I have literally included in every communication that I'm reaching out to you early because of the contract and that I'm aware of it and I want to avoid being charged that 60-day period, just to go around and use it against me?! read more

Those plans have now been derailed because the $700 I set aside for the dog fund and emergency pet bill if needed is now going towards a lawyer. The dogs name is Ella you can look her up on the bishop animal shelter website. I'm heartbroken I couldn't get her yesterday.
