    Run!!!!! I moved in 10/17/25.. this was right after Hurricane Milton. Everything was closed still or finally reopening. I was told by my really nice lease coordinator Tammy to have all set up before moving in. I paid the deposit to move in. I was told don't worry about not having it set up. Guess what? I had it set up HCO & TECO. I provided this information or HR group. They tried to say over and over it wasn't in my name! I sent the emails with my information! Account # and screen shot! Smh They started throwing on insane fees and charges. I called HCO they were like yes it's all set up. WEEKS IT TOOK FOR THEM TO "correct it" then next month over and over same bs.!! It's March they have thrown over $600 fees to my account! They illegally owe HCO 1/23/25 requested for it to be put back in a commercial property! I paid for this!! So then Conservice their water utility company decided to add these fees and insane amount of charges! My rent was $1900 about with some pointless resident benefit pckg aka pointless $ being thrown away! My rent was $2609.61 not around $1900. I was told had my HCO put back in my name and all would be updated. Guess what?!? It's 3/5/2025 it's not updated not even close!!! I've sent literally probably over 30 emails. I've called daily, weekly, monthly! This is the WORST rental company in the WORLD!! RUN!!!! I have so many emails and pics this is just today! Smh UPDATE 3/18/25 I had a leak that they said dint exist but then did. Previously Sunday 3/09/2025 I called the emergency maintenance #. Waited days for someone the leak got worse! It damaged my belongings and was leaking from two pipes under the floor and walls/baseboards! I have pictures and videos! I also have still been disputing since Feb incorrect fees and charges to my acct ledger with them ( it's in processing waiting for an update). Over a bloody month! I contacted Conservice it's in processing for the disputes, also for over a month!! They stopped replying to emails but continue to send me late charges bc they took my rental payment applied it Elsewhere. I received ANOTHER late fee charge of $335 3/17/25. Again run this company is a joke! Ppl have sued them as well!! Look at the BB reviews and complaints! This company needs to be taken down!!!

    HomeRiver Group is by far the worst management company. They do not care about their properties nor their tenants. Communication is less than lackluster - it is almost nonexistent. While renting, we suffered a leaking roof (from April to September) and roots growing in the pipes of one bathroom (from February to June). Once they started fixing the pipes, we had to pleasure of living in the house while they dug a trench from the bathroom out through the main bedroom and to the road. During this time, we made multiple attempts through email, the maintenance portal, and phone calls to express the urgency and displeasure to deaf ears. No one cared. Pictures are attached. Do yourself a favor - no matter the price, a house managed by them isn't worth it.

    HomeRiverGroup is the worst company I have rented from. The house was full of black mold, a plumbing leak, caved in bathroom ceiling, broken doors, painted shut windows, non working air conditioning during the hottest months etc. The company, once gotten in touch with through an over seas call center, eventually sends out several different contractors t o get estimates. The contractors give the estimates to the company only to get denied and nothing fixed. The company overcharges and will usually ask three times the rent for a deposit they know one will never get back. They are complete scam artist whom have investors/ landlord s whom buy properties and sell to new people without ever personally inspecting their property first. They are SCAM ARTIST by far.

    River City Grove is one of the worst property management companies that I've ever been with they haven't returned my deposit they put me in a house that was not ready to rent I thought it would be easy to go through them because I was rinsing with them and it was a horrible experience horrible they don't return your phone calls they don't answer your emails they only want your money I say steer clear a River City.

The reason why I continued renting for so long was because the service was consistent!! Every time I needed something fix, I would enter the service in the site and Linda would call me the same day to fix the issue. I never had a situation where she could not fix anything. The rent was affordable and we never had an issue with the rent going sky rocket high. I appreciate Linda's service. As a matter fact, this year the reason why I am no longer renting from Linda is because she helped me buy a house! I didn't think I could afford to buy a house. I am a single mother and it's hard doing it on your own. I told Linda that I was interested in buying a house somewhere and I gave her my requirements and what I can afford one day. Within that same day, Linda contacted the builder and she used her real estate "LINGO" and she was able to get my closing cost WAIVED!!! This honestly was a blessing to me. She saved me $9000 in closing cost. It's feels good to say I am a homeowner now!! Even after I bought my house, she checked in with me to see how I was doing. At the time we had a lot of personal decisions that we were juggling and even the location of our new home was up in the air. Linda dedicated so much time to showing us homes and all the possibilities in several locations that we were interested in like South Tampa, Palm Harbor, Tarpon Springs, wherever we thought we wanted to look at a house. There was even an entire day that she dedicated to us and we were able to view 12 houses throughout all of the locations I just mentioned. Linda was there and did in-depth research on each home, could answer all of our questions for each individual home, she knew the neighborhoods, school zones, taxes, you name it- Linda had the info. She was absolutely dependable throughout the entire process. She would call and email us back constantly in a timely manner when we had questions. She even made the offer, in between paperwork, inspections and closing process easy and stress-free. My fiance and I highly recommend Linda Wright for all of your home buying needs and inquiries. Thank you Linda! Don't know what we would have done without you!

My ex-husband never wanted to go into a mortgage and so we kept renting. After I divorced him, I waited a couple years to get my act together and decided to purchase a home. It just so happened that American homes for rent was looking at getting rid of the homes they owned in the development I was in. They didn't get along with the HOA. I had to beg borrow steel Chase. You name it just to get them to go under contract for the house. Once we were under contract we set a closing date. It was agreed upon by everyone and they decided 2 weeks before the closing to drop the bomb that they had all these HOA violations including having to paint the house, which I know for a fact because I verified with the HOA company they knew about prior to going under contract. Because of them we didn't close three times. On the fourth time we closed. They charged me rent after they screwed up the closing dates, they made me pay way more almost double what the rent actually should have been. And they scammed me on utilities too. I switched the utilities to my name before the second closing date and they charged me for 2 days of utilities that were already under my name. In addition to that, they were rude, inconsiderate, and unhelpful every step of the way. In addition, the closing company they used was inept, did not do their job properly, and caused a lot of stress and anxiety for me. While I lived here as a renter they were no better. They price gouge, they try to make you cover things that aren't in the lease. I had to fight for a lot of stuff over the 7 years. Years that wasn't my responsibility. Short story long, I do not recommend them for renting and I do not recommend that you go through the process of buying a home from them. Consider yourself warned. Not sure what the experience of someone who purchased one of their homes without living in it went, But based on my experience, I do not recommend even trying to buy a home from them let alone go into a lease with them.
