Also, this was one of the few inspection services I found that offers infrared imaging. I like people like Matt who take pride in their work. He was pleasant and professional to work with. From talking with him, I got the impression that he has the right combination of technical skills and an investigative/problem solving mindset which goes a long way in this type of work. He spent a generous amount of time at the house (6.5 hours) and met with me at the end of the inspection for a quick wrap up and to answer questions. I received a written report by e-mail the same day of the inspection. I was happy that it was very detailed (53 pages!) and organized with a table of contents, assessments of each system, and a summary at the end. It was easy to understand and explained all findings without being unnecessarily "technical". It also included supporting photographs and infrared imagery. We opted to also get a Radon test, so that took 2 days to complete. After the Radon diagnosis, he sent us, and our Realtor, the final inspection report. Greg does a great job providing detailed photos in the report, as well as these cool thermal photos that allowed us to see if there was any mold damage present, which there was thankfully not! He answered all of the questions we had after the report was delivered, which allowed us to give the sellers a punch list to resolve before closing. He said we had broken seals on windows and the buyers own window guy said our windows were fine. It cost me $150 to have my heating company come out after he reported I did not have filters in my brand new HVAC system. He did not know where to look for them. A non operating light fixture in my crawl space was a burned out bulb. He broke the blind in my bathroom and stuck the piece he broke off above the window frame rather than owning up to it. My buyers then wanted 4 k for 'repairs". He almost ruined my sale and I had to keep paying money to prove things were not wrong. There were a few minor repairs, which I was willing to fix. if your buyer wants to use this inspector I recommend you refuse to let him into your home.
