I'll be honest -- I was considering cheaping out on my own inspection since the seller already had…read moreone done. We waived our contingencies, so I figured I'd just get one to know what I'd need to fix. Boy am I glad I did. Perry found a pile of things the seller's company missed. The big one: the exhaust vent on the water heater was detached and leaking combustion gases into the garage, and there wasn't a carbon monoxide detector anywhere in the house. He also caught rodent activity in the attic and missing roof tiles, none of which showed up in the seller's report. Beyond the report itself, I had an actual person to talk to. I asked a million questions, this is my first home, and I'm not handy at all. Perry walked me through everything without ever making me feel dumb about it. Super responsive and completely transparent. You can tell he genuinely cares. It's hard these days to find anyone in the trades who isn't just running the meter, and Perry is the opposite of that. He doesn't take shortcuts and he isn't in anybody's pocket -- he tells you exactly what he sees, so whether you're the buyer or the seller you get the full picture of the house you're dealing with. Funny enough, I'd made an offer on a different home and lost it. Blessing in disguise, because I saw Perry's inspection in that seller's disclosure package and it was so damn thorough that I knew I wanted to book him myself. The report sold me before I ever picked up the phone. He's my forever go-to.

Perry was very thorough and took his time inspecting the house. His report was detailed, well organized, and included clear explanations and photos of the issues he found. I especially appreciated that he identified and prioritized safety issues and areas that need further evaluation rather than simply pointing out cosmetic problems. The report gave me a much better understanding of the condition of my home and helped me determine which repairs I should address first. Perry was also helpful in answering my questions after the inspection and recommending that I get a termite/WDO inspection where appropriate. I would definitely recommend Perry to anyone looking for a knowledgeable, thorough, and professional home inspector in the San Jose area.

Well, it is NOT. I went to turn off the fuse labeled 'Dryer'. And I got shocked when attempting to reconnect the wire which was hanging out of the dryer outlet. Meaning the breaker box/ panel is NOT labeled correctly. This is very concerning seeing how someone can get seriously injured. And this company couldn't take the time to test any of the breakers. 2) The kitchen sink is messing caulk and clips. That is not on the inspection. Which means they didnt brothered to look. 3) Hot and Cold water lines under the kitchen sink were not connected to the correct inlet. Which means they didn't brother to look at all. This makes me question everything else they 'checked'. They do horrible work and its messed up that we had to pay them to do faulty work. And of course how is the customer suppose to know this when we rely on them to do the job? Due to this company's slip shod job me, my husband or anyone else who performed work on this place could have been seriously injured because this company cannot and did perform and lied on the report. What a worse of money. But this company will continue to stay in business because buyers wont know how horrible or good of a job they perform until its to late.

The report made us feel better all around about the home purchase; it outlined a few cosmetic issues we saw and other things that are good to keep in mind to update later, like gfi outlets. After living here for 3 weeks, we realized the kitchen sink plumbing had the disposal recently replaced. Instead of installing the pipes male / female properly, the seller had lined up the plastic cuts, butt to butt and just taped them together. The first time we washed our hands, which doing some repairs, the cupboard underneath the sink flooded. James claimed he ran the sink for 2hrs to test the water pressure...yet he didn't notice tape leaking? The dryer was wired directly in to the wall. No outlet box at all..literally someone just drilled wires through the drywall and stuck them to the machine..also not disclosed in our inspection. I'm sure I'll find more obvious lapses in judgement and will update this review but overall as a new home owner, I recommend saving yourself the 750 he charges and just hire a plumber, electrician, foundation specialist and bug guy to do an inspect. You might spend more but at least you'll receive an unbiased evaluation.

He didn't b.s, didn't try to scam me. I had other people pulling prices out of their ass - quoting at $600-800 for a small condo inspection. Jeff is very experienced and took his time to guide us through the inspection process. He communicated all his findings clearly and gave us great tips along the way. He was friendly and personable. Not at all condescending like another reviewer alleged. I can tell he's very passionate about his job and a subject matter expert in his line of work. He was helpful, answered all of our questions, and gave honest feedback. I even got my report back less than 24 hours! It was a pleasure working with Jeff. I highly recommend Jeff for home inspection services.

I wanted to get a neutral assessment, so I spoke to a few inspectors. However, my phone conversation with Jeff was so amazingly helpful, I knew I wanted to meet with him. When he came over, he had the right equipment to quickly resolve my moisture concerns. After that, he spent the rest of the time going over every little concern I've ever had about my home since we bought it 10 years ago. He shoots straight (to the point of being funny) and is very practical in his advice. It was awesome to have an expert give candid assessments on different issues. He was also very generous with his time, and he seemed to just enjoy helping me understand how to best proceed as a homeowner. I think every home owner should have someone like Jeff come out check out your home, especially after a few years of living in it, and you've gotten to know the issues of a home. It was super. Thank you!
