Luxe Inspection - Organic Growth on indoor air handler unit

    Luxe Inspection

We hired Luxe Inspection (Calvin) to inspect our home before purchasing in early 2025. Based on…read moretheir report, we confidently moved forward. But within 24 hours of moving in, we were hit with several serious issues--all of which should have been caught during a competent inspection: The A/C system was completely non-functional. Contractors found visible mold on the air handler and a burned-out blower motor. Both issues were confirmed to have been present long before we took ownership. The garage door wouldn't open more than a foot due to a broken spring. Luxe's defense? A picture showing the door open--ignoring the fact that a broken door can still be manually lifted for a photo. The microwave was loosely installed and the handle was already detached, posing a safety risk. There was unaddressed water damage on a bedroom ceiling. Even more telling: each contractor we hired independently asked the same question--"Didn't you get an inspection?" That speaks volumes about the egregious oversights. We spent over $5,000 on hotel stays, HVAC replacement, equipment purchases, garage repair, and more. When we submitted a claim to Luxe's insurance, they denied all responsibility, citing state minimums that allow them to avoid testing basic A/C functionality (like fan-only mode), opening easily removable panels, or reporting visible mold. A bit about me: I'm an Active Duty Air Force Officer, and I've moved over a half a dozen times and purchased six homes across the country. I've worked with many inspectors, and this is the first time I've ever regretted my choice. Luxe Inspection's performance was not just disappointing--it was negligent. They gave us a false sense of security, and now we're stuck footing the bill. If you're looking for peace of mind when making one of the biggest investments of your life, look elsewhere. Luxe may check the minimum boxes required by Alabama law, but that's not the same as doing the job right.

He did not, as he claims, say either thank you or goodbye. Rude, and misleading in his ads. All his good reviews are several years old -- that alone is a warning sign. Not recommended!

We could not be more pleased and fortunate that we did so. This will be our third home purchase. We've had quality inspections on each. Yet, Brad H. distinguished himself far above the rest. Brad, and EAHI, get top marks for quality, expertise, and thoroughness (He spent a full workday + inspecting our house). His report was comprehensive, precise, easily understandable, as well as easily transferable to/for our post inspection negotiations. We gained, in closing costs alone, much more than we paid for the inspection. Furthermore, and while i will never be foolish enough to verify this statement, i am certain we saved exponentially more than we would have in choosing another inspector. Finally, the thing we enjoyed and appreciated the most about Brad and EAHI is that, in the days and weeks after the inspection report (81 page home report and 22 page pool report), he continued to make himself available daily to myself and my agent as, through our continued home purchase negotiations, we continue to berate him with further questions and requests. I've had quality reports from inspections before my experience with Brad and EAHI; yet, I have never before received anything close to the level service and partnership that Brad and EAHI provided. *****5 Gold Stars*****

Knudsen owner of AccuSafe Home Inspections, LLC to do our home inspection prior to the purchase of our home in Montgomery, AL. Needless to say he did a very poor job and refuses to accept the responsibility for his oversight which has already cost us approximately $1,000. The drain pan for the air conditioner system in the attic of our home was completely rusted through and leaking. He did not note it on his report. When we contacted him he said it was human to miss some things. He refused to refund any of his fee. Other things his missed as a human on his report that should have been evident to a seasoned home inspector...the top oven temperature is off by 25 degrees, the bottom oven is off by 15 degrees. Yes, this does make a difference when you are baking cakes, cookies, turkeys or anything else. Most of the outside flood lights were burned out and not noted on the report. The heating and air systems were not regulated corrected. He noted there was a one degree difference in the back and front systems. Here again new thermostats were recommended, but did not correct the problem. We'll cut him a little slack on this one because his did note the one degree difference. We are hoping not to find anything else he overlooked. We have been here a little more than three months. We would recommend you steer clear of AccuSafe Home Inspections, LLC, if you need your home inspected for buying or selling.
