I originally rated Hoamco a one star because zero was not an option. They are now a *** and climbing in my ratings. Since my original post they have reached out to me to discuss my concerns. Even arranging with my HOA that I not receive a code of conduct violation for contacting them. They listened to my concerns ( and other Homeowners) and reviewed my ( our) documentation . Hoamco hired a new Community Manager , Leigh who has done more in the last month than previous managers did in years. Please keep Leigh at Ventana Lakes. Consider giving Jay and Leigh a raise they deserve it. read more

In July of 2025, I was instructed by the H.O.A. Portfolio Community Manager, Ms. Dawn Stoner, to remove a Bark Beetle Infested Tree on my property in Hassayampa Village. I complied with the request, and paid the $850.00 fee to have it removed. As it turned out, the tree she requested I remove was actually on my adjacent neighbor's property. So I politely asked Ms. Stoner to reimburse my payment, and have my neighbor reimburse the H.O.A.. "Crickets" is all I got! A few months later, Mr. Darwin Thurston, also with the H.O.A., requested I take down another infested tree on my property. This time it was, in fact, on my property, so I immediately complied as to mitigate any further trees in the surrounding area from becoming infected. I explained that I had requested a reimbursement from Ms. Stoner for the first tree removal because it was on my neighbor's property, not mine. "Crickets" once again! Fast forward to February of this year, and I was once again asked by Ms. Stoner & Mr. Thurston to remove two more infested trees on my "and" my neighbor's property. This is the same neighbor that I paid to have the first tree removed from July of 2025. I stated that I would remove both trees, but I would need to be reimbursed for my neighbor's first dead tree, and have an "upfront" payment for taking down her second tree. They asked me how much it would cost, so I asked my arborist to give us a discounted price for both trees. I sent them the price, but once again...I never heard back from either Ms. Stoner, or Mr. Thurston. I ultimately paid to have "my" dead tree removed, then sold the property. After all, the best predictor of future behavior...is "past" behavior! After the sale, I emailed both Ms. Stoner & Mr. Thurston letting them know that the property had been sold; but that the H.O.A. still owed me the reimbursement that I had been requesting for months. I explained that I am legally barred from asking my neighbor for the payment because it was the "H.O.A." that requested I remove the tree, not her. Well, as you probably guessed by now....more "Crickets!!" So I mailed a letter to the main office of HOAMCO's Legal Department in Prescott, letting them know that any CC&R's that cover Tree Removal by the Property Owners' would be governed by "Contra Proferentem." In addition, I let them know that in lieu of Arbitration (which may be biased) that I intend to deduct the $850.00 payment I made on my 2026 Federal Tax Return as an "uncollected" Bad Debt from HOAMCO. Once again..."Crickets!!" Why Ms. Stoner, Mr. Thurston, as well as all the Executive Board Members of this H.O.A. feel they can operate with complete impunity, and continue to "Deny, Delay, Confuse, and Refuse" a valid claim, is beyond comprehension. Not to mention Common Decency! Hassayampa Village may be a beautiful place to live, but under the "Authoritarian-Thumb" of this H.O.A., clearly the "Golden Rule" doesn't reside in Hassayampa...and now, neither do I!! HOAMCO's office in the Village Of Oak Street. Ignores emails/calls. Contacted in 2024 about an issue with my water spigot. Spigot replacement would result in minor damage to stucco and paint that HOAMCO is responsible for, I just wanted to see if they could replace, as I was told other homes had their spigots replaced. In December of last year finally received an email stating due to an end of year audit that saw my repair request still open and asked if they had made the repair. After responding "No", and that this was a safety issue, fire hazard, and waste of water, no further response. Last week this issue resulted in our water company stating we had a back flow issue and we would need to replace our spigot and also have a licensed plumber install a check valve, or have our water service terminated. I am now out $1300 due to no response. A simple no, we cannot make the repair would have at least led me to have the spigot replaced and spared the expense of an underground check valve. What made this much worse, was how I was treated at their office. Emails got me nowhere, So a meeting with Katy Stein was arranged. She did not have the decency to even meet with me. Instead I was met with threatening comments about how my Facebook post was documented and any negative comments are always taken seriously and documented. I had asked other members of my HOA in a friendly way, if they had their spigots replaced, simply because I could not get answers from HOAMCO. On my way out of the door the woman in the back of the office gave me a condescending "Bye" and a wave. I asked her if she was Katy Stein to which she replied, "Yes". They have all built a horrible reputation amongst our community with no intentions of addressing any of the issues we face. read more

Save yourself a lot of stress and do not work with this company. They only want to collect monthly fees without doing any work. Hoamco gave my subdivision another one of their incompetent managers. Hoamco staff do not return calls. When you call the main office, they transfer you to a director. The directors are rude and unwilling to resolve community issues. This company is not knowledgeable about HOA Covenants, Conditions, and Restrictions or how to enforce them. Since using this company, our subdivision has deteriorated drastically. read more

Horrible community management! Ted (so called community mgr) can't get bids for trash service, the same for snow removal. Isn't that their job? I live in a community where the property manager Kellie in the Thornton Colorado location says, "we are not allowed to speak with our board members, and everything needs to go through her". The property manager cherry-picks what to funnel through to the board and when issues are brought up at one of our very few zoom meetings, that hasn't been canceled, a board member states, "that this is not the place for that", so I email the property management company, where is the place to discuss concerns? and her reply was at the zoom meeting... It's a never-ending loop of insanity! Also, at the budget ratification Zoom meeting, we had three new people running to for the board but we're not elected because we didn't make quorum. When I sent an email to the property manager about our bylaws stating, that we have to have an odd number of people on the board" and we only have 4, why wasn't a 5th one elected? Her response was, "I didn't see that bylaw until yesterday (a month after the meeting) while I was going through looking for something else, it will be discussed".... Seriously??? If a property management company, along with the board, does not know what's in/follows the bylaws, it is no wonder we're being assessed over 5K this year and the manager stated at the recorded board meeting, "according to a survey, this property needs to be assessed every year until 2026, if we ever want to get back on our feet". I have no doubt that my insurance company will drop me with that many claims. This is the most helpless I have ever felt in my entire life because we can't seem to find a property management company that knows what they're doing and board members that have their own agenda. I would rather be a renter, than ever have to live in an HOA community managed by HOAMCO again. read more

Do not allow your association to rely on this company as your management company. If you're an owner and have a voice, do everything you can to keep them out. Inexperienced staff across the board. They do not know how to execute contracts for repairs or manage vendors. They seem to maintain control of properties where owners do not have control. They must be great in the eyes of landlords or apartment complexes, but they are a complete disaster when it comes to properties with individuals as owners. read more

This is the worst HOA Management Company ever. Our manager, Jennifer L. is the absolute worst. The old board appointed their friends, and they are just as bad as the old ones. I needed some leveling done on my unit so the cracks would close up and I am having to pay $450 for materials and labor to fix the issue. This has been an issue for 4 years. I hired someone to do this, but the land that it sits on, according to the CC&R's belongs to the HOA. They will not fix the problem, and it is fairly minor, fortunately. I spent $500 to repair the window frames which were totally rotted. We sent the letter to JL and she refused to pay the cost of doing so. This is part of the outside of condo. They have blinders on and say that the roofs are a priority. We don't have the money for this, and to date, only 4 have been fixed. We need a new HOA, and the board is simply lazy, as is JL. I feel that if we don't get rid of Hoamco, things will never improve. read more

If I could them a "Zero" star, I would. Their HOA company has the lowest customer rating in the city (If not the entire State of NM). Review after customer review.... shows they are there to take and make money off of us homeowners and NOT use the money we (they) give them for community improvements. We are now looking to buy a new home real soon, somewhere that has a great HOA. This will be the first time we have ever moved....not because of the neighbors or the view or the community.......BUT because of the HOA. Time after time I asked the HOA for a detailed accounting of where our dues-money was going-----to answer a simple question; one that even a middle-school student could answer... ...and they couldn't. I had my car broken into twice and when I mentioned getting security cameras or gate I was blown off and told the board members voted no. The pool is closed and when I asked about getting a refund from our $200 hoa fees and I was told no. They are also not willing to give records of where my money goes each month!! read more

We paid our yearly dues on Jan 1, 2020 as we have always done for 11 years. About a month later we realized we never got a confirmation email & the payment hadn't cleared. The next thing we knew we got a late notice in the mail. I emailed Steve Buck our HOA Manager & he went through some steps to see why our payment wasn't registering. This is not the first time their website has given us trouble with the payment. After some back & forth emails with Steve, we paid it again & then we were sent a late notice with late fees of about 20%. Ridiculous! I emailed Steve again & he said he had reviewed my emails & it was no fault of the HOA that our initial payment hadn't gone through. Today I got a refreshing email from a new Manager, Steve has retired. I do hope the new regime is better than the last. Rant over. read more

This HOA is worthless! $200 for HOA every month and they do nothing! When the buildings need to be re-stuccoed they charge $700 per condo owner. They won't allow condo owners into their meetings unless you agree with their way of doing things. My car has been vandalized many times and there has been terrible crime but they won't spend any money on security. They are saving lots of money by not opening the pool but they refuse to give refunds. This is a very poorly run HOA. Something needs to be done to make them accountable to owners! read more

This company, Prescott, AZ is derelict in their duties. They hire inexperienced workers, and rarely do anything for the homeowners. They seemingly allow the board free reign without suggesting that they cool it. The board members are considering cutting down most of the trees and only having rocks. Many of us have bought these places due to the beauty of the trees. The roofs are a fright, there are many leveling issues which have been surfacing for 2 or more years, and management hasn't solved the problem. Jennifer is unequipped to do anything, and the board refuses to listen to her anyway. The board members are annoyed with Jennifer, but due to a major lawsuit, they feel Hoamco has to be kept. I'm not too sure about that. I would suggest going somewhere where Hoamco isn't the management company. Some of my friends want to use Tri-Cities or Amcor. read more

Absentee management is only interested in collecting fees, very poor management practices, and will escalate discussions to disputes and engage predatory debt collectors and add on additional fees. Also, engage in questionable practices of collecting fees in States that they do not have operations to avoid taxation and are indemnified so any issues fall back to the homeowners. read more

1st year dealing with this homeowners company was great customer service. they had our address incorrect and fixed the late fee due to their mistake. we asked them to fix the address to avoid this. 2nd year comes and same thing happens and we are charged late fees because they still have the incorrect address and the mail was returned to them. this time however they are unwilling to fix their mistake and did not remove late fees even though they were at fault. terrible experience trying to get them on the phone. read more

SPECIFICALLY, Cindy Leath has no desire to help any community members with any issues that they have. Questions? Leave it on voicemail. When you actually finally do get to talk to Cindy, you feel is though you are the lowest priority on the face of the earth. (I wish they actually truly would understand that is THE MEMBERS that actually pay their salary.) HOAMCO and Cindy, however, very efficient at adding in late fees, collection notice fees and fines for which we have no idea what it's for. Here's the other thing that was really interesting was that they made a change in their mailing address. They had dozens and dozens of people that sent in their dues by online bill payment (which most everyone does now). They had no forwarding address and so all those dues payments got returned back to the bank. Boom! Late fee. Boom! Collection fee. Yea! We get to pay more money! Yippee! Great job Cindy and HOAMCO! I have to give it one star. Hoamco doesn't deserve even one star. Hoamco is supposed to be a Property Management Company. This includes making sure all are following the bylaws set by the board in my community. I have only had the pleasure of getting no where with Nauseating Community Leaders who play manager ( I wonder if their actual manager is aware?), The Unprofessional manner that calls are returned. The leader (using that word loosely she states in her outgoing voicemail it will be returned at her earliest conveniencee. ( I guess my concerns or question will be answered when she has time. 3 days after the message was left)! If you are buying a home make sure Hoamco isn't your property management company. I am so tired of company representatives not accepting any blame for the lack of customer service and accountability being proved by their employees. The company will nail you for stuff that is so insignificant (few weeds, trash cans out to long, patriotic and decorative flags) yet they ignore the huge bylaws infractions which actually affect people daily lives. I am having the same problems that others are and nothing being done to stop the blatant disregard for the bylaws in our community. Worst company ever to work with, they deserve a -0-. The main sewer line in the common area backed up again, which it has done yearly (about every 9-12 months). It happened Friday evening after the HOAMCO office had closed. They do not provide an emergency number or contact. I did email Jennifer at HOAMCO Saturday morning, thinking someone might check it, and again on Sunday. By Monday I was desperate, and on my fourth day of having no bathroom to use. No showers, no toilet use.... I was literally having to "camp out!" I called HOAMCO, but was only sent into voicemail for the manager, Jennifer. I left a message at 8:15 a.m. asking her to call me. By 9:30 I sent another email asking them to get a plumber out, or I would have to find someone. The only response I got was that it would be my responsibility if I called someone. This went back and forth a few times, again being told I would be responsible, and never told they would get someone out. I found a company that could be out by 1:00 p.m. I paid $125 to get all four units on my side of the building cleared (I was the only owner living there). Sewage had backed up and over flowed the outlet pipes at the steps of our condos, which is a serious health hazard. I submitted the invoice from the plumbing company to HOAMCO, but was denied reimbursement. The reason was "It was not authorized." How do you get authorization when no one is available, and it was day four of an emergency sewer spill/backup. How long would it have taken to get an authorization from the board, another four days?? I have advised HOAMCO that from now on they will have 24 hours to resolve the next backup, or I will contact the Department of Health to report it, and all the sewage spills we put up with yearly. I was told they would come out, make the necessary repairs, and bill HOAMCO for their service. Wish I could post photos of the feces, toilet tissue, and the standing sewer water, but it's too gross!! Recently, HOAMCO told me to take down a perfectly legal antenna that has been up for more than 24 YEARS!!! I know it was legally done because that was my trade and I followed Phoenix city guidelines. They didn't want to hear about the OTARD law. You know, that national law that pretty much removed every restriction on antennas and small dishes? Their people are uncooperative and rude. Eventually, I had the FCC send them a letter, but not until after they'd illegally fined me. They then decided my cameras needed some attention. I couldn't find the architectural permit, so had to resubmit for permission to have cameras. They completely ignored that. It was as though they were retaliating for the antenna. Meanwhile, a neighbor can have an unlicensed car and makeshift awnings on his property. These people are crap. Don't use them. read more

After living in the Anderson Hills area for over a decade I was totally surprised at the selling of my home that they charge close to $400 for the transfer of the HOA into the new buyers name. This charge was also duplicated for Blossom Ridge at Anderson Hills for a total of $800. Surprising that the "same" company handles both HOA's. Stay away from the Anderson Hills development and HOAMCO run HOA's. Very disappointed in the lack of response and services at Blossom Ridge in dealing with CC&R violations. They don't inform owners of community issues or events that might impact the community. It appears that their goal is make money and do nothing. I agree with the other reviewers and will give 1 star to Hoamco. I will not mention which HOA I live in or any names of property managers. But I will say both managers since I have lived here have failed in the same areas. I see a lack of communication and follow through by the property managers. One manager pretty much told the board what to do and ran all the meetings. The latest one gives more latitude to the board members but they sadly lack in leadership skills and have no clue as to how to run a meeting. It took a very long time to get minutes of meetings and financial reports to the homeowners. Finally when that occurred the problem then became notifications of board meetings. It would make common sense to schedule the meetings at the start of the calendar year and advertise that to all the residents. Our last board meeting we were given 4 days' notice on the meeting. Our property manager says there is a compliance officer that checks to see if our rules and regulations are followed. I have never seen this person nor have I ever seen the property manager in the development. Rules are broken with little consequence. It took months to resolve one simple operational issue and I am still waiting since October for another procedure to be implemented. Hoamco property managers should encourage transparency by the board in their decisions and actions. Instead the board often decides things over email which I find in violation of the open meeting law. I have lived in other HOA's before and those management companies were much better than Hoamco. Sad to say I don't know of what other choices we have in property management companies in our area. read more

One of the ABSOLUTE WORST management companies I've EVER had the displeasure of working with in all my 20+ years in real estate as a Broker. They always have one excuse after another, and that's if you're lucky enough to ever get a response back from these irresponsible and neglectful people. It took us almost TWO MONTHS just to get them to follow through (not a word/phrase they know) with some simple landscaping. GUESS WHAT??? They made sure to collect their fees the whole while, while doing NOTHING. They pass the buck like side dishes at a Thanksgiving dinner. There is zero transparency and it's become clear all they are interested in is collecting the easy monthly fee they charge for doing nothing. Not only am I a real estate Broker, but I live in a community that this horrible company was contracted to manage, so I can tell you FIRST HAND to run as far away from ever even considering this company as your HOA possibly can!! They are rarely responsive when contacted, they refuse to give out information on what we are actually paying for since the contractors they hire certainly do not do any work, and yet they are very timely about sending out fine schedules and asking for your monthly fees.
