My tenant had an unauthorized cat in my home which is an undeniable lease violation. Professional cleaners found cat urine on the baseboards and cat hair all over the house. They provided a written letter confirming it. I already know what MozeZen is going to say. They'll claim there were no damages which is irrelevant. The $400 pet fee isn't for damages, it's for simply having a pet in the unit. They'll probably also try to hide behind the fact that the tenant was allowed to have service animals. Doesn't matter. By North Carolina law, a cat cannot be a service animal. Instead of doing their job, they refused to collect the fee and told me to go chase the tenant myself. This whole situation reminded me of insurance. You pay them for years, then when you actually need them, they're useless. The broker in charge, who made this decision, wouldn't even speak to me. I was told she had more important things to do. So, imagine you have an issue with a property management company you've been paying for 5 years and the decision maker won't even take 10 minutes out of their day to have a discussion with you. Five years of loyalty for that disrespect? If you just want a basic property management company and never have any tenant issues, they may be okay. But the moment something actually goes wrong, you're on your own. Save yourself the headache and go with someone else.

What stands out most is how they handle the relationship between landlords and tenants. It would be easy for a property management company to simply favor whoever is paying their fee, but SPM doesn't operate that way. They advocate for both sides, making sure landlords' investments and interests are protected while also ensuring tenants are treated fairly and their concerns are taken seriously. That balanced approach builds trust on both ends, and it shows in how smoothly things run day to day. Their transparency is also worth noting. I've never had to wonder what's happening with my property. Expenses, lease matters, and maintenance decisions are communicated clearly and without ambiguity. When requests come in whether from me or from a tenant they handle them promptly and effectively. Nothing falls through the cracks. Maintenance gets coordinated, questions get answered, and issues get resolved without me having to follow up at all. That reliability alone takes a significant amount of stress off the table. Overall, SPM strikes an awesome balance between being professional and staying personal. I'd recommend them to any landlord, or on the other hand, to any friends or colleagues who are looking for a rental.

When we moved in, the carpets were in unacceptable condition--they had a strong odor and visible urine stains throughout multiple rooms. It was clear they had not been properly replaced or remediated prior to our move-in. This made the home feel unsanitary and not truly livable from the start. We started cleaning the carpet and there were mounds of cat hair that came up as well as baking soda, assuming it tried to be treated superficially before we moved in. We reported everything right away, expecting a reasonable solution. He sent a company to clean the rugs, but the next day the odor and hair was still there. We reported the photos and smell again, and Instead, we were told by Brian (the owner) that they would only replace the carpets if we agreed to extend our lease AND pay for half of the cost--even though this was clearly a pre-existing issue. He would not come visit himself or send anyone to experience the issue first hand either. It is incredibly frustrating to be asked to financially contribute to fixing an issue that should have been addressed before the property was ever rented out. Basic standards of cleanliness and habitability were not met, and the way this was handled showed a clear lack of professionalism and responsibility. We could not afford to move out and pay that cost of moving, plus a deposit on another home, so we had to split the cost and sign the lease. They just had the carpets replaced and the padding underneath was completely stained and visibly destroyed. Overall, this experience has caused unnecessary stress and left us feeling unsupported as tenants. I would not recommend Schambs Property Management based on how this situation was handled.

Except when they ripped it up, they left it like that for two weeks, through rain as well, no safe walk way, we slipped almost daily. no place to park. Not to mention the fridge shelves breaking (they were not the correct ones) and never got repaired. Countless months with un answered work requests. roach problems, AC issues, heat issues. The bugs were ridiculous. and deborah was never available, would rather send you a text then answer/call back after a voicemail was left. Horrible people to deal with and did not care about us at all. my tags were expired for one month on my car and they threatened daily to tow my car. they did drive bys to make sure vehicles were up to date. only positive thing to say is that the matinees man who they hire for small maintenance issues was amazing. he replaced our blinds same day, called first, and was so respectful, even took his shoes off when he entered the house (we didn't ask him to do that) Overall, i will tell all college friends, family and anyone i can that this company was the worst experience of my life. These people care about you the first month, then after that ignore you and do not care about you.

If you read any of my reviews across Yelp, I am extremely fair and think before I review. Having been a renter of a Chanticleer property from June 2016 until December 2019, I feel I can speak very candidly on our 3+ year experience. I've sat on this review for 7 months. Very erratic experience overall - sometimes communication was good, sometimes nonexistent. The owner, Carla, sometimes was very responsive and courteous, sometimes not at all and made us feel as though we were bothering her. The worst employee is a nightmare. He is dishonest, unresponsive and completely unprofessional. It got so bad that we told Carla we would only speak to her and would no longer go through him. There are bad reviews on Google mentioning him by name, I won't use his name here. The fact that the owner of Chanticleer keeps him on there says a lot about her and the company overall. The other very unprofessional employee is a woman and she "handled" our move out inspection. We were extremely clean renters (and homeowners) and she was very critical (unnecessarily so) and really rude and challenging when we expressed shock at her write up and comments. She was aggressive and rather snotty via text and overall working with her to move out was unpleasant. Keep in mind, we paid rent on time or early for 3+ years, our rent increased each year and we never made a peep about it. We were truly easy renters and treated the property with respect and care - definitely weren't treated as such. We have photos how we received the property that we rented - the property was supposed to be cleaned however we had the former tenants HAIR (all body hair, do the math) on the bathroom floors and in the drains, stains in the kitchen walls, it was filthy. We brought it to the Chanticleer male employees attention and he said "the power was off, I couldn't see." Hmmm. However, on the move out when we did clean, scrub and had carpets professionally cleaned, our security deposit was docked for cleaning and PAINT. Our real estate agent challenged Chanticleer on the ridiculous list of charges and Chanticleer told us to take it up with the homeowner. We chose to just walk away and chalk it up to an unfair experience and enjoy our new home. Again, if any potential renters want to reach out to me via Yelp, I'm happy to provide photos, emails, texts and any info you'd like to help you make a very informed decision prior to signing up with Chanticleer as a renter. I can't speak to how they handle homeowners, but personally I would not hire them as a company to manage my property.

This company ONLY cares about the money. My neighbor rents a washer and dryer from Chanticleer…read more They charge $50/month to rent something you will never own!! In addition to that, if the appliance breaks for any reason, THE TENANT is responsible for fixing it!! My neighbor's dryer broke 1 week after he moved in, and he was required to fix it. They are OUTRAGEOUS!
