Very corrupt company, only after money, no empathy or compassion, toward their tenants or other clients,so I am having to file civil charges against them in State Court, contacting the 3 major local TV. Stations and filing a complaint with HUD for Housing because I am Jewish. With this company, It's all about greed since the company was founded 1 October 1989, and became a corporation 6 July 1998. I will state this there is one employee in the Leasing Department named Jordan, that is truly a nice and professional person that has tried to help me settle this Legal conflict to the best of his ability, sadly he is the exception not the rule.The real problems comes from Grant, Adam, Shelby, and Joe,who is no longer with the company. (Joe left a few months back).,and the Owners, Philip and Shelly, which you can easily look up their info on the N.C. Secretary of State web Site and the BBB web site. It's all public record. As stated above also having to have HUD involved for Religious discrimination against me because I am Jewish., and I also am having to have at least 4 employees investigated for alleged criminal crimes committed against me as well. . Avoid doing any business with this company, if at all possible, unless they change their ways. I shall gladly see them in court with a jury trial if need be.I have offered to settle out of court, but other than Jordan, they mostly refuse to even reply back to me or even speak to me at all.The public reply below is the first reply at all in days, and it's full of falsehoods just to cover their tracks and look good to the public.You do not have to take just my word, read all their reviews at Google and the BBB Read their reviews, even Property Owners not just Tenants, give them bad reviews.The says a lot. They refuse to see my side of the story, and admit their wrong doings against me.I was put in a very unsafe and uninhabitable apt for 4 months, and I have suffered personal injury, along with losing money as well,and having to be displaced into another unit, and charged nearly 945.00 along with moving cost of 808.68, after being told I would not be charged any money at all for November 2024 and no 35.00 a month RBP at all, which is a scam in itself. Also I was told they would cover my moving expenses with a rent credit.Instead they send me a invoice, that in no way do I owe. They need to understand that justice shall be served against them and that they are not above the Law.They will be held accountable by the State and Federal Law, in due time, This company needs to be held fully and legally accountable for years of mistreatment to their tenants and clients. Also and I have proof of this fact, I have never threatened anyone at Henderson Proprieties in any way.I have simply stated my legal rights and options available to me by due process of law that is stated in the U.S. Constitution.We all have the same legal rights. December 11 2024 Update: Today December 16 2024, they sent me a demand letter saying that I owe them over 9,000 dollars, which is totally false.I owe them zero,they owe me. HAM doesn't even deserve one star! Stay away at all cost! What an incompetent operation! Their antiquated practices and business model are designed to drain HOA funds and their staff has only one fiduciary interest: namely their own. They don't meet their SLAs, manipulate agreements to their own benefit, lack complete integrity or customer service and have the most unskilled staff I have ever witnessed. But it is no surprise since it is a reflection of this company's leadership. Despite ample mistakes, not once did leadership have the decency and integrity to do right by the customer or humanize the experience. They add no value to the community and will nickel and dime you. Very good Property Management Company In general, Henderson Properties has proven to be a very good Property Manager. I'm President of an HOA and we use Henderson as our Management Company and have for the past six years. In general, we have been very pleased with Henderson. One strong point is that they have a satelite office in Davidson which makes it easier to get a Property Manager on site in case of a problem. That said, responce crew still has to come out of Charlotte but it is nice to have someone locally who can expedite things. Their education program for HOA Boards is outstanding and results in more informed Boards and fewer problems down the Road. read more

The most unprofessional company I have ever dealt with. The employees, especially Tianna and Heather, are extremely unprofessional. Tiana waited WEEKS to attempt to return an email or solve a problem. There is no excuse for this company to continue to keep these inept people employeed. I will be lobbying my HoA to switch from your company when our contract is up. These employees give your company an extremely bad name. Sick of paying a bill every month on time with this company for them to charge me extra fees for "not paying on time". I use the envelopes they provide each year to send off. I've never in my life seen a company so bad at performing simple account recievables. I just had to send off proof of payment which was all on time for the past year still waiting for them to return my refund of the extra money I paid them for the "late fees". Once again I sent in this months payment " ONTIME" and yet again they are saying they haven't received payment and they will not reimburse me until this is handled. I truly feel this is their way of ripping people off. Paying HOA's your suppose to get something in return, right? Well here we don't wish I could post pictures of the landscape of the this place. As a whole I appropriately give Henderson Properties less than 4 stars due to poor communication, record keeping and response time. With that said, I give Kristen Mullinax, Senior Assistant Community Manager 4 stars. She is the only one in two months time that has appeared to be helpful, responsive and competent. While she was combing through records of two previous employers, she was able to notate after our conversation where adjustments and complete fixes were necessary. I have been waiting 2 months for approval to simply get gutters. Today she at least provided a courtesy email saying she has resubmitted my request, something no one else bothered to do. While I am not at all pleased with their level of customer service as a company, Kristen has done well to begin the process of redemption. I hope she remains with the company in the event I have other issues as my confidence is only in her! read more

Just try to get someone on the telephone. If you are lucky enough to punch in the correct telephone tree combination to get someone on the telephone the best they will do is take a message because. Don't expect a call back, ever. Last but not least, they eagerly charge late fees more aggressively than my accounting firm and my portfolio manager. read more
