My wife Christine and I were unhappy with the quality of the listing photos and believed important details about my property were missing or inaccurate. When we raised these concerns, I felt communication became increasingly difficult rather than collaborative. As the situation progressed, our working relationship completely broke down. What should have been a straightforward home sale became an incredibly stressful experience for my wife and I. This review reflects my personal experience. If you're considering working with this brokerage, I recommend asking detailed questions about the listing process, contract terms, communication expectations, and how concerns will be handled if they arise. The team values were not as expected, the pure pressure to take a first offer was unrealistic and we weren't represented in good faith. I undoubtedly cannot recommend this company based on my experience.

    My history with Rubin Properties dates back to 2003, when I first became the President of my HOA…read more My building had been happily using them since previous to that year, but when I became President, I experienced all the reasons why. I grew to become particularly impressed with one of the company's property managers. She was quick to respond to my emails (most times, within several minutes), and would meet my high standards of detail orientedness by copying all involved parties, with every single detail answered, checked, included, balanced, and unquestionable confirmation that the job was DONE. She impressed me even more a few years later when one of our condo owners discovered a leak and we had to do mold remediation. Our insurance company denied the claim, and it was only after this property manager pushed and appealed that they finally conceded and covered ALL the costs incurred by this issue. She personally saved my HOA around $15k - a HUGE win. She also re-negotiated the contract for one of our monthly bills, saving us $1,700 per year. My Board was super impressed with her email on that subject, because we didn't even realize that contract was negotiable. Fast forward a few years, and who do you think bought & took over Rubin Properties completely? My favorite highly detailed property manager, who already had a history of saving us money and providing excellent customer service: Heather Miller. Since taking ownership of the company, Heather modernized with an upgraded website, automatic dues payments, & online access for my Board to view copies of any invoice or payment, anytime. She has used her own high standards as a baseline & has mentored and taught her current team well; all the property managers on her team have consistently given me & my Board excellent support in times of emergency or routine maintenance, for years now. I know that Heather drives her team hard to support clients' needs - and she also rewards their hard work with lunches, dinners and team-building escape room challenges (nice, right?!). Plus during this pandemic, keeping each team member safe & well has been a priority. It makes me even happier to know that Rubin Properties consistently does such a great job for my HOA and our building AND it's a woman-owned business with a healthy workplace culture that values their employees. My Board and I count on Heather, Cesar & the whole team for: Emergency response Routine maintenance Contract negotiation Conflict resolution between owners and/ or tenants Excellent vendor referrals Budgeting and detailed statements Advising us in hairy situations Annual tax prep Keeping our HOA practices legal and compassionate Special project advising & coordinating HOA-related legal advice ...and so much more The icing on this cupcake for me personally is knowing I can trust Heather's opinions when I need to make decisions, or when she guides my Board as we rewrite our CC&Rs. To me, knowing that a strong moral compass exists at the core of our property management company's ownership is priceless.

Maintenance requests and other…read moreissues I have reported routinely go without meaningful action for extended periods of time, requiring repeated follow-ups just to get a response. The biggest problem is not simply that individual issues take time--it is the apparent lack of accountability and follow-through. Residents should not have to repeatedly contact management to get basic maintenance and common-area problems addressed. Based on my experience, I would not recommend Comuneo Services to anyone looking for responsive and effective property management. Management needs to do a much better job of communicating, following through on requests, and actually resolving problems rather than simply acknowledging them.

    Despite leaving my apartment in excellent condition and even paying for professional carpet…read morecleaning, over $1,500 was deducted from my security deposit for "cleaning services and carpet cleaning." I documented the unit with videos before moving out. When I returned the keys, management told me they would reach out if they needed the carpet cleaning receipt. Instead, weeks later they told the owner that no cleaning had been done -- without ever contacting me for proof. When I followed up, they stalled, first saying repairs were being contracted out and they "weren't sure yet." Eventually, I received an invoice from a company called "De la O Janitorial Services." This company does not exist -- there is no business license, no record in state databases, and the invoice lists only a P.O. Box. When I requested proof of payment, management was unable to provide any evidence that this supposed contractor was paid. This experience feels misleading and raises serious concerns about the legitimacy of their billing practices. Tenants should be very cautious and document everything thoroughly if renting from this company.

I was scared to update my review at first but now i no longer even live in the apartment complex. When maintenance finally did show up, he was honest with me and told me that the managers at this property management had asked him to make a note on the work order stating that i denied maintenance, in order to get me to pay for any damages and the maintenance itself. Luckily he was an honest guy and said he wouldn't do that but he told me to be careful with this management. Just knowing that, i'd never move into a place that uses this property management, total scam and dishonest. Be careful!

    *Terrible Service* I…read morefeel bad doing this -- I think I've done maybe three reviews ever, and the other two were 5 stars. I want to start off by saying that Cheyenne Schmierer has been nothing but kind and very professional. All the praise goes to her. I'm sure she doesn't enjoy receiving complaints when it's not her doing. Brookdale Estates in Ridgecrest, CA is basically a retirement community (aside from a few residents who aren't of that age). My wife and I have owned a rental property there since 2016, and one of the main things that caught our eye was the well-manicured grounds. Truly, aside from a few places locally, Brookdale Estates has--or rather, had--the nicest landscaping around. The grass was always immaculate, the trees trimmed perfectly, and the leaves and trash were always taken care of. To top it off, the entire community was always managed in-house -- it never needed an outside brokerage firm stepping in. But things happen: people move, pass on, whatever it may be. Life happens. Then along came Frontier Real Estate Services, who took over in April of this year. In just six short months, the place has become almost unrecognizable. Sadly, not in a good way -- it looks terrible. They got rid of the one constant there, our yard service, Alex, who was also the best around. I've heard different things as to why they had to switch, but that's not my place. I'll just say that Ridgecrest has lawn-care companies on every corner and they can't even manage that??!! Still, no one was going to care for it like Alex did -- that's a fact. When I was told, "We are working to address that concern," it told me they don't have things together. That was two weeks ago, and still, nothing has changed. I genuinely feel bad for Cheyenne, but I let her know that I won't be paying my HOA fee until things get turned around. She explained the ramifications, etc., etc. I'm aware -- but honestly, I don't care. I think everyone there should do the same. It's not just the yard that's become an issue, but that's the one thing I care most about right now. I told Cheyenne this: I would much rather pay the $185 HOA fee -- but what's the point if they can't even take care of their end? Seriously, it's the least they can do.

Instead they take your money then wait a few days and tell you your not good enough. Can you imagine if they did this to like 5 people a day. It's crazy!!
