The home needed a lot of updating and repairs to bring it up to a marketable condition. At first I thought that I could do minimal repairs and updates and sell it myself. I soon realized that accomplishing this task while my resources were out of state proved to be unwise. Next I considered selling it as is. At this point a knowledgeable agent who I could trust was in order. I have known a number of agents over the years. I ultimately chose Howard due to his extensive experience and knowledge in real estate. Having known something of his past dealings before he became an agent I felt that he would be the best to answer important questions that I had about the current market, a marketing plan, and our expected return. He answered all of my questions satisfactorily and ultimately we hired him as our agent. Howard clearly understood what the end goals were for preparing our home for listing. At times the project seemed to be overwhelming but with Howard's guidance and calming demeanor he was able to guide us through the project from beginning to end. If you are considering buying or selling we highly recommend Howard as he truly knows the business and understands the market. He is a skilled negotiator and gets the job done with a "win-win" agreement! I would like to add that in the early 1980s I was a licensed real estate agent for a few years and so I have a basis to make a comparative analysis of Howard's skill, knowledge, and performance. We needed somewhere spacious and affordable with a good school district. We also wanted to live in a family-friendly area with a low crime rate. It didn't seem realistic until we met with Howard to discuss the possibility of taking a big step and buying a home. He showed us that it was very much possible. Not being from the area myself, it was nice to talk to someone who had lived in the area for many years and raised a family in Washington. He knew a lot about each city and neighborhood and was able to answer all of our questions. He was very patient and understanding as he took the time to show us many different homes. His non-pushy approach made us feel comfortable and we didn't feel pressured to choose a home that we didn't feel 100% sure about. His background in real estate investing was helpful because he was able to give us tips on making simple changes on a budget to certain things we didn't like about different homes. I'm happy to say that after weeks of searching we found our perfect home. I appreciate all the hard work he put into helping our family find a home that fit all of our needs and for making it a smooth experience for us.     DO NOT WORK WITH KEOKI…read more A friend and I rented a house in Ballard for 1 1/2 years and he was easily the worst landlord we've ever had. His lack of communication was astounding and we couldn't understand why. The biggest reason for the low rating is that they tried to steal our deposit. We told him that we were moving out and there was no communication from him at all. We had to send a certified letter saying that we were leaving the premises. He was supposed to come by for an inspection but flaked on us at the last min. To top this all off after we left he did not return our deposit within the 21 days given. We called, left messages, emailed and no response. We cleaned the house and left it in the same condition as when we first rented it. My roommate had to get a lawyer to call him and after that, they finally returned it in full. (We left at Dec 1st and we got our deposit around Jan 15) I'm not sure what he was thinking like he actually thought he would get away with it. He thought he was slick and it almost blew up in his face. I'm not a disgruntled ex-tenant, just a guy who had is landlord try to keep his deposit. Not sure how he's still working when he pulls this BS

Christine was quick to communicate over email when shipment of my auction experienced delays. She was helpful with the details, which I appreciate as a remote buyer. She was flexible with my needs and continued discussion well into the evening on a weekend. Yes, the fees might be higher than other locations, but customer service is invaluable. Don't hesitate to ask her any questions you may have. Never hurts to start the conversation.

My sister is a hoarder and her home became infested with rats and mice. I imagine that this could be one of the filthiest nasty homes anyone has ever seen. When the contents are out of the home it would require a hazardous waste cleaning due to the droppings and urine. It required mask and gloves for anyone going inside. The crew that Christine brought to clean the home out and auction my sisters belongings worked really hard and did a good job under difficult conditions. I have no complaint about that part of this job. The problem is with the owner and her ethics. She bid the job at just over $15,000 and in the end she charged double that amount. I knew while she was doing the job that she was unethical. While she did my job. She told me that she took a job that was not in her territory. She was not supposed to do that but did so anyway taking work from another franchise owners area. She told me she had to clear $40,000 per month to make ends meet, she just about made that from my sisters home. I found some Michael Jordon basketball cards that she could sell. She told me that she had 20 Michael Jordon basketball cards and that there were 2 of them that may bring in over $3,000 each. I asked to get them back from her and she returned 19 of them to me. I took them into a dealer in Mill Creek and the highest value of any card was $150. She insisted that she gave me 20 cards and told me to count them again. I called her corporate office to tell them this news and they called her and told her that I had complained. Christine called to , then texted me to ask what would make this right for you? I told her that would be up to her to decide. Of course she didn't respond. She has her self covered in the contract stating that if she goes over her bid that I am responsible to pay the balance. BUYER BEWARE, this is not a person you can trust. When she comes in and see's someone like us in a difficult situation she swoops in and takes full advantage. She also sold some of my sisters belongings at a price point that I asked her not to, meaning she gave away items that I would have kept for my sister. BUYER BEWARE

We contacted Max on a property on a Friday and had the offer accepted that Sunday. Though he represented the seller, we felt that he was also looking after our best interest and helped negotiate our offer to avoid a bidding war. Our home was later appraised for several thousand more than what we offered- which was great considering how competitive the housing market is in Seattle. He offered recommendations for a lender (Dan Pittman) who we loved, and a home inspector- which made the process of buying a home even easier. Overall, Max was easy to work with and was responsive to all of our questions and needs. We look forward to working with him again if we ever decide to purchase another home!

    Buyers, please be careful when dealing with this realtor and his listings. Here are a few things I…read moreencountered as a buyer : 1. This realtor is very bellicose and aggressive. He easily threatens the buyer with legal actions directly bypassing your realtor. If you want to frighten your potential buyers away, go and hire him. 2. The realtor provided conflicting information regarding the square footage of the property. He bypassed my realtor and reached out to me directly, claiming that he had two appraisals indicating the size as 3002 and 3200+ sqft, opting for the smaller measurement. However, the seller themselves informed me that the first appraisal stated the size as 2900+ sqft. 3. Do not release your Earnest money directly to the seller, and be wary of agreeing to pay more than 5% of your Earnest money. The realtor attempted to trap us with their own contract forms instead of using WA standard forms. 4. I found that the realtor disclosed my private information, including personal messages and phone number, to unrelated individuals. This is a breach of my privacy. 5. This arrogant person calling buyer POS. Not surprised at all. PS: why you deleted your response? You said you couldn't be happier to get my 1 star review. What just happened?
