The home needed a lot of updating and repairs to bring it up to a marketable condition. At first I thought that I could do minimal repairs and updates and sell it myself. I soon realized that accomplishing this task while my resources were out of state proved to be unwise. Next I considered selling it as is. At this point a knowledgeable agent who I could trust was in order. I have known a number of agents over the years. I ultimately chose Howard due to his extensive experience and knowledge in real estate. Having known something of his past dealings before he became an agent I felt that he would be the best to answer important questions that I had about the current market, a marketing plan, and our expected return. He answered all of my questions satisfactorily and ultimately we hired him as our agent. Howard clearly understood what the end goals were for preparing our home for listing. At times the project seemed to be overwhelming but with Howard's guidance and calming demeanor he was able to guide us through the project from beginning to end. If you are considering buying or selling we highly recommend Howard as he truly knows the business and understands the market. He is a skilled negotiator and gets the job done with a "win-win" agreement! I would like to add that in the early 1980s I was a licensed real estate agent for a few years and so I have a basis to make a comparative analysis of Howard's skill, knowledge, and performance. We needed somewhere spacious and affordable with a good school district. We also wanted to live in a family-friendly area with a low crime rate. It didn't seem realistic until we met with Howard to discuss the possibility of taking a big step and buying a home. He showed us that it was very much possible. Not being from the area myself, it was nice to talk to someone who had lived in the area for many years and raised a family in Washington. He knew a lot about each city and neighborhood and was able to answer all of our questions. He was very patient and understanding as he took the time to show us many different homes. His non-pushy approach made us feel comfortable and we didn't feel pressured to choose a home that we didn't feel 100% sure about. His background in real estate investing was helpful because he was able to give us tips on making simple changes on a budget to certain things we didn't like about different homes. I'm happy to say that after weeks of searching we found our perfect home. I appreciate all the hard work he put into helping our family find a home that fit all of our needs and for making it a smooth experience for us. We wanted to buy a bigger home as we grew our family, and Matthew took the time to really understand our goals and what was important to us. We felt supported and informed throughout the entire process and trusted Matthew to keep our priorities in mind. Matthew was patient and always in our corner throughout the search until we finally found the right home. He also went above and beyond after we moved in. When we ran into a few issues with the house, including a toilet leak and a roof vent leak, he promptly recommended reliable vendors to help us get them addressed. Matt wasn't the lowest rate, the highest sale volume, nor did he cite a substantially higher sale price. But his recommendations on prep/staging/marketing; his full-service, detailed, and organized approach; and our ability to speak honestly about expectations really stood out. We also appreciated that he recommended ways to highlight the unique touches in the home, rather than (literally) whitewashing everything as some other realtors advised. His approach magnified the things we loved about the home and the care we put into maintaining and improving it. We were out-of-state during the majority of the sale, and relied on Matt and his team very heavily for sale preparation. He made proposals, got quotes, and oversaw work. Matt was upfront about whether he thought each suggested improvement would pay for itself, and actively advised against changes other realtors had suggested that he didn't think were worth it. He was always clear that it was our decision and also happily accommodated us doing some of the work ourselves. Because of his and his team's diligence we were able to hit our target list date, with a house that was shown in its best light. The local market had become more uncertain: markets were softening and a similar house down the street was sitting on the market after weeks, despite a price drop. We adjusted our intended list price (still within his initial range) and our expectations, but Matt remained confident in the home and how it would show. We got an under-asking offer early, and Matt went into overdrive to solicit additional offers. Ultimately we got a very attractive at-list-price offer, the house went pending within a week of listing, and we had a very smooth closing experience. There's always luck involved, but we expect that with most other realtors it would have more work for us to get the house on the market and the sale price would have been lower.

    Jennifer is a HOUND!…read more Let me explain, since that probably doesn't sound flattering. My wife and I were turned on to Jen at the beginning of October through a family friend, and we wanted to push forward the process to move in faster, since rates are so good and prices are still low. Jennifer and her partner Julie busted hump to get us listings in our area that followed our parameters, and sped us through the offer phase, barely squeezing in our offer before any others could be signed. And she fought for our price very aggressively. I'd recommend her to any of my friends or family in a hearbeat.

She went above and beyond every step of the way, explaining all of my options to me, and counseling me on what she recommended as the best approach, but ultimately empowering me to make all of the decisions based on the scenarios she laid out and the information she helped to provide. I wisely followed her suggested approach each and every time, and each and every time it worked out to my benefit, greatly exceeding the sales expectations for my place and ensuring the smoothest possible process along the way. She helped chase vendors for me, and had great suggestions and even some discounts on third party contractors to do necessary repairs. When we discovered a leak during pre-inspection - the responsibility of the HOA and the upstairs neighbor to address - she politely but persistently chased the HOA and the neighbor to ensure the work was completed ASAP. She ensured the place looked IMMACULATE for the photos and the open house and, as she predicted, we had competing offers and a confirmed buyer well over asking price within two days of the open house! All of this is enough to rate her an A+++++++. But then, two weeks before closing, she really demonstrated how much care she puts into her work and taking care of her clients when she called me with the news that someone had broken into my unit, which I'd already moved out of. She decided to swing by "just to check on it" and found the break in - and thank god she did otherwise who knows when we would have discovered these squatters! Luckily there was no damage done because Jen caught it so early, but she took all the necessary action on my behalf, getting in touch with the police to ensure they kept an extra watch on the area and even continually stopped by to ensure all was ok during the two weeks until I signed the final papers knowing that I was 30 minutes away. Talk about above and beyond!!!! Jen had my best interests in mind every step of the way, and gave me so much piece of mind during my first time through the often overwhelming and confusing process of selling a house. I've been raving about her nonstop to my friends and family and, although I'm not usually a frequent Yelper, wanted to share even more broadly what a great experience I had. If I could give more than 5 stars, I absolutely would! But just know that if you're lucky enough to work with Jen, you will be in GREAT hands.
