I lived at Hawks Landing last year, and chose not to renew for a few reasons. Some of them are obvious--the distance from campus and the lack of a shuttle from the complex to campus, and the fact that it's more expensive than some other places of comparable status in the area that offer more amenities and still charge less. However, the biggest issue I and my roommates encountered at Hawks Landing was actually internet access. We were constantly fighting to get online to complete our homework assignments, and there were many, many days where I had to stay late on campus just because I wouldn't have access to my homework from the comfort of my apartment. Additionally, we wasted a lot of time haggling with management about the internet, and trying to improve or fix it ourselves. A lesser issue I had was that management was not helpful--they didn't believe us about the repair requests we submitted and would talk down to us about the issues, assuming we didn't know what we were talking about. Additionally, once we moved out, my roommates and I were hit with "cleaning charges" of over $70 apiece, when we didn't leave the place a mess. One of the roommates had renewed, so they stayed over the summer and made a mess, but we all got charged for it even though we hadn't lived there for 2 months. We tried calling the office for 2 weeks to talk about these charges, but nobody every answered the phone. We even tried calling the parent company, Capstone, but they were not helpful. I finally had to go out of my way to go to the office to talk with them directly and they pretended like they hadn't gotten my messages. We finally convinced them to lower the charges (after wasting a LOT of time just trying to contact them), but they still insisted we pay some since it was "the equal responsibility of all the roommates," which apparently includes those who had already surrendered their keys. It sounds like they charge everyone when they move out as an easy way of making extra money. All in all, it wasn't an absolutely terrible place to stay--the renovated apartments were beautiful and comfortable, and it did offer a lot of amenities. But given that it's pricey, has bad internet connections, has rude managers, and overcharges people as an easy way to get money, I can't say I'd recommend it to a friend. read more
