At the beginning everything was great with my new house, but then my dishwasher floods my kitchen the first time I use it. I was lucky to be home so I could stop it and clean up the mess before it was a real problem. I call the maintenance department and they tell me a window of 1pm-7pm so I said ok. I had someone stay at my house for that time frame to make sure the maintenance guy could get in even though they have a key. Then I get home at 6 to find out that "they missed me". Total bull and now they want to charge me a fee for them missing me. I see that they have the worst reviews ever. I wish I had seen these before renting with them. I can't wait for my lease to be up in a year. I am going to start looking for a new place even before my lease is up. I am even going to see if there is a lawyer out there willing to take them on. If I could give a zero star rating I would. This company just recently bought our rental from our previous landlord. We have heard from them once in three months since they bought it. We have submitted a work request for our non-working air conditioner twice. The first time over a month ago. It fell on deaf ears. So I submitted another one. They eventually sent someone to our house without even calling us to let us know. We came home to something on the door saying they came out to look at the issue. So my husband called the number and they gave us another appt. for someone to come back out so we could be there. That was yesterday. My father in law took off work to be there from 8-12 like the appt. said. He was there until 130 and nobody showed up so my husband called the company and the guy said they had to reschedule to the afternoon in which NONE of us could be there we made arrangements for the morning for someone to be there. We cant just randomly take off work because someone else was incompetent and cant do their job. SO they gave us a new time for TODAY between 12-4 in which I am having to leave work early to go home which is fine we need out air fixed its 80 degrees outside. A few minutes ago my husband got a call from the vendors coming to fix the air saying they were on their way to look at the issue. ITS NOT THE APPT TIME what is going on with this place? If they want their rent we have to work to pay for it so if they keep telling us one appt time and we take off for that time and they reschedule then we have to take off again we are at risk of losing our job and then who is going to pay them? I'm so mad right now. read more

This company is all about money Before Moving into my home I was required to pay a 500 dollar holding fee I paid a deposit an first month Rent The house I was moving into had set up for a while because the rent was to high for the neighborhood upon moving 500 dollars was suppose to come off the rent due to move in special that never happened .Into moving into the house when things need to be fixed it would take them a week just to come in fix it but they always wanted there rent on time I've had several issues with the home Staff would give me the run around with someone coming to fix it The staff that works for Haven Brook Homes are un professional they don't know or care how they talk to Resident They are all about money . I don't recommend you or anyone to waste your time with Renting with this company Keep your money an find somewhere else to move If I knew what I knew I would have never moved into Haven Brook Homes they fixed there houses up to look pretty for low an middle class people to rent an once u sign a contract with them u are pretty much stuck with unnecessary Bill cause that's all they are I moved out during Covid because I had got behind but I was still paying over 85 percent of my rent they decided that me n several other residents weren't paying fast enough when they allowed everyone to pay partial rent at the time due to covid All of sudden when stimulus checks started to get sent out when. Residents started to pay to get caught up they started not allowing everyone to get caught up but started sticking extra extra late fees in wasn't allowing tent ants to pay so they tried to evict me even after I offered to pay in get caught up they wouldn't take the money even after I made arrangements. They are liars they wanted to basically put me out but being that they was evicting me I moved out They sent me a high ass Bill cause they would of rather thrown my things out in the streets vs me leaving there home they sent me a 13,000 Bill cause I moved out an the bill they sent me with the amounts they came up with was ridiculous Do not sign a lease with them Do not move or Rent with them they are unprofessional read more

If I could give them a negative star review I would. This is the worst rental experience I've ever had. The leasing office staff almost never answered there phones for in-coming calls and if they did, the individual on the other end always had an attitude. Getting maintenance work reported risked you getting slapped with a fee for calling in the issue or the work order never got handled if you used their online maintenance portal. The property itself was even more atrocious as we discovered mold issues, foundational issues, and plumbing issues that were all reported and NONE were actually fixed. A repair guy would come out and make it look "fixed" but within a month the problem would return; or, a report by the repair guy would be filed because it wasn't something he could fix and then nothing would ever happen. If you are looking to rent a house, do not rent from HeavenBrook Homes. I repeat, DO NOT rent from them. If you don't believe me, check BBB. I wish I had checked there before sign that freaking lease. read more

please stay away from this company. i wish i had read the reviews first. they want to charge you for everything and they don't want to repair/replace anything. they do a piss poor job of anything they do and now they are saying they can't do repairs because of covid. do not, i repeat do not rent from this trash ass company. read more

Can I give NO stars? Havenbrook Homes had a home for rent in Port St Lucie, when my son was looking to move. In a pinch, thought it would work. During residency, maintenance always needed you to schedule the appointments on their convenience schedule. Most of the time told, we can't repair or replace that (probably because the house was so old and put together to show well, but not a sound home). Upon move out, receive a final account statement and see that they are charging me for things that they didn't maintain upon move in and overinflate other charges like paint. They have you clean the carpets, leave the receipt, something you have followed their move out guidelines on, and paid a professional company, then they charge you after you move out. If you didn't call in for maintenance, upon move out, You Were Charged For That Too!! Trying to return keys to finally get out, horrible!! Back and forth, only done in their schedule. Poor communication, then they still charge for additional days, after you sit waiting for "maintenance technician" to finally appear, so you are out. After being almost an hour late, he finally showed up. RENTERS BEWARE!!!!!! You may start off feeling good about the home you have just chosen to move in to, remember Havenbrook Homes will get you when you move out! Don't pay, and it's attacked on your credit for years! After some research, looks like the old owners, or management company sold this profile, looks like - at a hefty profit, now they are looking to recoup their investment!! You move in with things you didn't notice, or maintenance that was never done. Now, it will be your problem, as you're gonna pay for it. Don't Do It!! PLEASE, PLEASE, PLEASE! Don't rent a property from Haven Brook Homes EVER!!! I am a homeowner and a tree fell from one of their properties onto my chain-link fence, and the tree is in my yard as well. Leila Ray, the property manger from Haven Brook Homes is very rude and refused to talk to me and she also hung up the phone. Leila Ray told me the homeowner; that the fallen tree was an act of nature. Therefore each tenant is responsible for removing the tree from their property. I tried to tell very rude Leila Ray that I AM NO TENANT OF BROOK HAVEN HOMES!!!!!!! The tree fell from your rental property, your company should be responsible for the tree removal and the repairing of the fence. I gave 1 star because I had to select. I used to help take calls for Havenbrook homes and I can only describe the experience as dreadful. I used to work for a 3rd party company that would represent Havenbrook homes to go over properties for rent or to take maintenance calls. We honestly tried our absolute best to help residents but havenbrook homes made it so difficult for everyone in that office. We would have to take the brute of the pissed off residents because NONE of the property managers would follow up with anyone or the maintenance techs would never fix anything. A lot of people at my old job disliked HB because of this. So many cases of people calling for their 10th+ time with no response and the only thing we can tell them is that we can try to have them call back but these words have no more weight to them once we know that an agent will never call back. I felt so bad for the residents. There have been multiple times where I just wanted to tell people to not rent with havenbrook homes. I just wanted to do my part tell everyone my perspective from the inside. Havenbrook homes is a disgusting company. They will take years to fix anything and they do not care about the residents. They are happy to take your money but they could care less if you need anything in return for the services that you pay for. read more

I started off with MainStreet Renewal as of OCT 2018. We received correspondence via email after 6mos that MainStreet Renewal would no longer be the leasing agent over the property that I rent, it would now be Havenbrook homes. At 1st everything was okay because we were not experience any issues with the property except for simple maintenance. As of June 2019 I received a very high power bill. After calling the power company and speaking with them I was advised to contact the home owner regarding the AC unit in which I did. Havenbrook homes sent someone out to check both the electrical issues as well as the AC. I also sent havenbrook homes an email advising them that I would like to speak with someone regarding the extreme jump in my power bill due to the issue that both the AC and electrical technician had advised. To date I have not received any calls only have been given the run around that I need to contact my agent however they at Havenbrook homes have no idea whom that agent is. Not only that I received a rate increase email which I responded back to as well as asked someone to call me to speak further regarding the lease increase. I consider this to be very unprofessional as I have sent several request and/or correspondence to have someone to reach back out to me to no avail. I pay my rent on time EVERY month and as a courtesy I believe respect in returning tenants calls should be adhere to esp since this is "suppose" to be a professional business.... this company get's NO STARTS from me ...sincerely unhappy tenant :( read more

DO NOT RENT FROM THIS COMPANY I rented a two bedroom house from this company. Within the first week we started having plumbing issues were the toilet leaked and poop started coming out of the bathtub. A couple times a week we would have to clean poop out of the tub. We would call them multiple times a day to adress this issue. They kept claiming they were sending someone to fix it but it would take several weeks until someone came, when someone would come it was usually either at the wrong time or we were not told that they were coming and were not home. Even after several plumbers coming the problem kept happening. We had poop overflow the toilet and our bathroom was covered in dryed up poop. I had toilet water leak into my room and had to throw out a bunch of my stufff and sleep on the living room couch so I wasn't breathing it in while I slept. Every single AC duct in the house had a leak. We had a colony of mice too. There was also mold in my roommates' room which had been painted over by havenbrook. My roommate was unable to get out of bed and throwing up all day because of the conditions of the house. We stopped paying rent and because the house was unsuitable for living and they tryed to evict us but we threatned to sue so they let us break the lease. Do not rent from this company they are the Flint Michigan of realty companies. Our house was a low income house and a former co-worker of mine also from low income rents from this company and has poop leaking out into his front lawn. read more

This company is horrible. I have been renting a home from them since July of 2015. I have never once paid late on rent and simply want to live a quiet life in the home I have rented, and have maintenance issues fixed in a timely manner. I had a water leak in the bathroom on August 29, 2017 and of course immediately told Havenbrook about it. Through the course of the next 72 days I went through the process of having to shut off all water to the home, then two months with mold, continuous leaking, and an open wall 12 inches up where the tile should have been but instead a thin layer of plastic covered the moldy insulation. This home is a 1 1/2 bathroom house, so this is the only shower/tub in the home. I have a three year old who I had to bathe in the kitchen. I would call and call and they would either ignore me or make up excuses. What turned out to be a few hours worth of work in the end, dragged on for a total of 72 days because of their complete and utter negligence. I am looking forward to moving out at the end of my third lease term, since I have lost all faith in this company. read more

This place has no physical address in Oklahoma City that I could find, they must just sub contract agents in the area to handle business for them. Havenbrook has been in my opinion the most difficult, crooked, unethical property management company that I have ever done business with. They make it hard to contact anyone, you will usually get forwarded to a voicemail that goes unanswered or an email that never gets returned, it is nearly impossible to find the right person or department. So hopefully you have no problems or questions that need addressed or answered quickly because more than likely it won't happen in a timely manner, unless you want to give them money for something than you may hear from them. I would definitely not recommend renting/leasing from these people. I don't know how they stay in business with their scam like practices. I rented a home from Main Street Renewal (MSR) that Havenbrook Homes took over which is when all my problems began. I had problems getting ahold of them when the air conditioning unit went out during the 95-100 degree heat in Oklahoma in the middle of August. It was very inconvenient due to me having three kids one being a 5 month old in this blistering heat, it got up to 88 degrees in the house. At around 1pm when I realized the A/C wasn't working properly I started calling people to get it fixed. The emergency call center told me when I called, that a repairman would be calling me, which never happened. I then called them back at around 4pm to let them know I never received a call. They then told me they would put an expedited ticket out and I would get a call within the hour, this never happened either. I called back three more times with the same story about an expedited ticket, which never happened, I called the call center who gave me two different people to contact whose titles I can't remember, who didn't answer anyway, I then called assistant property manager, the call center supervisor, and the property manager to no avail, no one answered the call or returned the messages until the next morning at around 10am (nearly 21 hours from when the "emergency problem" began) when the assistant property manager called which I missed due to me being in a work meeting. She then emailed me and said she has called me several times (which she didn't she only called once) and said "that I had better listen to my voicemail and call them to schedule a repair person to come." The repairman called me an hour and a half before the assistant property manager did which tells me their organization and communication skills are lacking to say the least. They also violated the Oklahoma Landlord and Tenant Act Title 41 Section 115 Paragraph B by not returning my full deposit or explanation of charges within 45 days. They only mailed a $1075 of my $1275 deposit with absolutely no explanation included with the check. I then had to let them know they shorted me $200 for no reason and it took them an additional two weeks to get me the remainder of my money that was owed to me without so much as a sorry or expediting the process any, such as using overnight mail instead of regular mail. The property manager even acted as if they were doing us a favor by returning money that is rightfully mine. By the timeI got the money it was 8 days delinquent according to Oklahoma law. Oklahoma allows up to 45 days to return a deposit and it took them 53. It seems as if Havenbrook Homes follows their own set of laws instead of the actual law and works on a timeline that suits them instead of the tenant/customer. I have never had to complain and go through so much aggravation to get back money that rightfully belongs to me. And this was after letting them know what the Oklahoma Landlord Tenant Act states, and that I had over 15 videos and over 500 photos of move in and out documentation if I had to take this problem to task. I filed a complaint with the BBB on a Tue/Wed, but received the remainder of my check 4 days later. I will never do business with this organization again and will do my best to spread the word how my situation was handled. Also, look at the rental sites of any town they have listings and see how long their homes have been sitting on the market. Just in the Greater Oklahoma City Metro market they have over 2 dozen (24) homes that have been on the market for over 100 days. They even have one home in Edmond, Ok that has been on the market for 347 days and one in Midwest City that has been on the market for 294 days at the time of me writing this, so this should tell you something. Run and don't walk as far away from this company as you can if you plan on using them in any capacity. If you do decide to use this company I wish you lots of luck! Sorry for the lengthy review, I just wanted to be thorough. read more

Havenbrook Homes is one of the least professional companies I have ever worked with. We were one of the first renters in the Southeast Florida area, and they were awful. Their management is no help, even with serious problems in the house that could have been harmful to both the residents and Havenbrook themselves. They were unresponsive with any problems, and I would not recommend this company to anyone. AWFUL COMPANY AND VERY UNPROFESSIONAL. read more

This is the absolute WORST company to rent from. If you are thinking of renting with them, DONT! They have extremely poor customer service and lack communication. We were assigned an real estate agent and we were not able to rent the property we truly wanted because the agent "didn't have access codes" although it was listed on the site as available. We settled for a property, we paid the security deposit thinking were all set to move. She then says " we would not be able to move into 3 weeks from the date we locked in on. During the 3 weeks we did not hear anything from the agent. We sent multiple messages and called multiple time. No response on their end. I believe the only reason we were able to get a response was we accused the company of fraud because we felt as if we were scammed. The agent set a move in date and time to do the walk through, she never came to do a walk through she never reached out to follow up. The maintenance man ended up being the one who gave us the keys. Fast forward to 3 months later April, we paid rent our rent a week late, on the 16 of April. We reached out to the property manager via email to get the exact amount we would owe. We physically took it up to the office. They printed a receipt and signed it. However, on 26 April 2019 an eviction notice was posted on our door for court to be evicted from the property. We called and called our property manager.. no answer. We called the central office and "they don't handle billing". At this point we are panicking it's Friday and court is on Monday..AGAIN, we paid our rent so we baffled on why there is a notice. Not to mention there is a long list of things wrong with the property and only two things has been fixed out of like 7. They don't answer maintenance tickets they don't answer the phone and all together they are a terrible company. After calling and leaving a voice message the property manager sends an EMAIL stating the notice was in error and she supposedly canceled it on Tuesday. How can you cancel something and it still processes and delivered by a sheriff. That doesn't sound cancelled to me. If I can give them no stars I would absolutely do so. I am livid and will not EVER rent from them again read more

Every time a repair is needed, it takes weeks to get someone to respond, and longer to get repairs. Many of the repairs I requested when I moved into the house in November 2015 are still unresolved (such as broken hinge on dishwasher door.) I have called this property management company and their maintenance hotline repeatedly beginning June 5 for a broken A/C. After an initial maintenance visit to view the unit on June 8, no one has returned to repair/replace the unit. I have received 4 automated service repair order numbers, but no one is returning my messages. As of today, June 15, I have gone 10 days without air in 90+degree weather. I cannot stay there during the day to work from home nor can I sleep there at night due to the heat. read more

I am highly displeased with the level of customer service and follow-up that I have experienced from Haven Brook Homes. Over the course of the past month I have attempted on many occasions to connect with someone that adequately assisted me and provided insight on the status of a rental house that I am interested in. It is my understanding the house is still occupied. Understood. However, the house was posted nearly a month ago on Trulia and Zillow as "Coming Soon". I am unsure when the house was posted on Haven Brook but I imagine around the same time. I initially begain following the home on Trulia and Zillow and the lack of response led me straight to the source, Haven Brook. I have spoken with a couple of representatives who have taken my information and indicated they would forward to a leasing agent/manager to contact me and provide further information. I received a blanket email from Management in which I replied to twice in effort to receive status of home occupancy/vacancy. I received no response. Regardless of status, does anyone care to follow-up with a potential customer? I simply just want to know ---WHAT is the status of occupancy and WHEN will the home be vacant and available for a showing/renting? read more

Haven book Homes is a HORRIBLE property management company to rent with !! I have had 5/6 "property managers" since I moved in 9 months ago, their turnover rate is ridiculous . They give you the run around , If you call the 800 number for emergencies or whatever the case is don't expect to receive a call back in a timely manner if at all . I have had numerous repair issues that still until this day have not been fixed from termites, roof leaks, a/c not working , mold growing in a room which could not be used and they were aware my daughter was in the house . We tried to pay rent and Haven brook did not want to accept payment due to some fees they were trying to charge which were false vacancy fees , We have lived under that roof at no time has the house been vacant .It has been nothing but hell since our move in . Very Very Very poor management!!!! Do Not Rent From Them!!! While living in one of their units I experienced hell. The home was stricken with MOLE. It was really bad! I called a million times to get someone to do something after about 5 months they sent a guy out, he did his assessment, then some weeks later a team came back. They stripped away the entire kitchen, yes, my kitchen became the outdoors and the house was split in half...mind you, all this occurred while I was still occupying the home... Nevertheless, they replaced the kitchen. A few month (2-3months) later the MOLE came back... The mole was also all over the window panels, in the cabinet, eating away at the leather shoes and boots in the closet! Haven Brook never answered my cry! I could never seem to reach any of the managers directly, hardly ever. I was always forced to talk with a third party who was suppose to give them the message. I moved out finally and find myself amazed at how the new property managers are handling business. Haven Brook BYE! Oh and they had the audacity to KEEP the security deposit... Just cruel! read more

I wish I would have read reviews of this company before renting from them. It has been the worse experience of my entire renting history! I am located in Florida, however, by reading reviews I see that each location they are located have a lot of the same issues. They are really only rent collectors and nothing more! Forget ever reaching the management staff in any location. They will not respond to you via phone nor email. They are none existing. They never respond to any maintenance issues not even major issues such as leaks. If you rent any property from Havenbrook Homes be prepared to pay out of pocket for any repair that takes place during the course of your lease for they will never come out to your property to fix it. Also, if you try to reach out to corporate, that is also impossible but once you do, please be prepared to be a target. If you complain that they are not meeting your needs and not doing their job they will retaliate and make any and all type of complaints against you that they can. I would not even give them 1 star. There rating will be a negative with me.
