I STRONGLY recommend you use another company. First reason no one ever answers the phone. The door is always locked so very hard to talk to anyone and get any help. I lived with black mold for several months cause I could never get ahold of anyone. I had a bad cough and as soon as I left the house it suddenly went away. They ended up asking myself and 2 others I know to leave our homes around thanksgiving cause they were unable to get insurance on it: We now find out after trying to find a place to live around the stressful holidays that they fixed them all up and rented out for way more money. Could have just asked all of us to decide if we wanted to stay. Would have been nice if they fixed the house when we lived in it so we didn't experience all the bad leaks/black mold. Just a heads up they don't make anything convenient and will give you 30 days notice at anytime. Yes rent was always paid on time! read more

So either you're looking for a rental property or thinking of renting out your home and looking for a property management company. If you're currently considering the possibility of using Hartwig Property Management, that's your first mistake. We rented our west side Lancaster home through HPM and it was the worst experience. Your initial contact will be with Debi Patterson and she will very strategically tell you everything you want to hear. She will assure you that anything bad you read / heard is from a tenant who didn't pay their rent or is mad about losing money from their deposit. Please, do not buy the lies she sells. This company will not meet your reasonable expectations. I'll share with you a couple of reasons why I WOULD NEVER RECOMMEND HPM. -Collectively, their office staff is rude, virtually incompetent, and totally unprofessional. Renee is easily the rudest of them all. Linda paid my water bill late on more than one occasion and somehow that's my fault and I was responsible for the late fees. Linda has no phone etiquette; she's very rude and impatient. -Debi recommended that we pay to have our house professionally cleaned so that we could document and request it be returned to us professionally cleaned when the tenant moved out. Safe to say that didn't happen. -8 months into our lease, they contacted me and said we needed to pay for a business license through the city of Lancaster. I told them that's something they should have told us initially and that I would NOT pay for any penalties/late fees for applying months after the lease began. They requested that I leave the date area blank on the application. The city of Lancaster contacted me and stated that HPM gave them a lease date beginning in April 2018. Our lease began October 2017. Hmmmm sounds a lot like fraud to avoid paying for another one of their stupid mistakes. -The tenant refused to vacate our property after her lease expired and HPM did nothing to help us get her out. They were actually giving her boxes and helping her move into a different HPM property. What kind of rental company caters to tenants who violate lease terms? So if you have a tenant named Andrea, beware ;) -thinking about this actually makes me really mad so I'm just going to end the review there. HPM is the worst. I have been living in a HPM condo and also renting one. I had questions about certain rules and Debi Patterson was extremely helpful. She also helped me rent my unit and found me an awesome renter. The entire rental process was professionally handled by Debi and her staff. Everyone was polite and got back to me when they said they would. I never once had a question that wasn't answered, and everything has gone very smooth with payments. Any repairs I was notified of and we communicated very well and got it done. As you can see I've awarded HPM the 5 stars which I will back up as follows: My time renting a property through HPM started in April 2016 through to September 2019 as my family and I were living in Lancaster due to my work as a foreign national. From the initial contact with Debi Patterson through the years we stayed right up to when we vacated and moved back home, we had a very good relationship with Debi as it was mutually built on communication, honesty, integrity and respect. Because of our good relationship any required repairs or maintenance (Pest Control, HVAC filter, Garden) were dealt with promptly and executed professionally. This was also evident when we moved out as because my family and I kept Debi in the loop on any damage we had caused thus funding the agreed repair and having it all inspected, we kept our full deposit. Whenever I dealt with other staff at HPM, again pleasant people to deal with. It's amazing what can be achieved if both parties treat each other as human beings. If I ever find my work taking me back to Lancaster, I'll happily deal with with Debi and HPM Company once again. read more

HPM is the property manager for the HOA I live in. Debi Patterson is the worst ever. She always tries to pawn off her duties to work with vendors onto other Board Members, won't give homeowners advance notice of work being done on their property, refuses to issue fines for rule violations that Board members tell her to issue, especially when the violations are issued to properties that she also manages, all while she's working at her other job with Coldwell Banker and running personal errands. She is the MAIN contact for the HOA and she refuses to talk to some homeowners that have had issues with her or complained about work her personal friend contractors did. Basically HPM is getting paid to collect HOA fees and pay bills. Debi acts likes she's in charge when she is the EMPLOYEE. Best advice - go somewhere else. read more

I've been trying to locate a rental for last couple of months. I called into Hartwig at the beginning of March and was advised to call back on 3/28. So I called back and was told that a scheduler would call me to schedule a time to see their two available rentals in my price range. At this point, I informed the receptionist that I had been sent out of town for training and that my children's mother would be doing the viewing. I provided the receptionist with her phone number. Up until this point, the staff at Hartwig was incredibly professional. However, when the scheduler called to schedule the viewing the only times that were offered were in the middle of the workday and ended at 2 PM. When my children's mother attempted to schedule a viewing for the weekend, she was told that a responsible adult would take time off work so that they could schedule a time slot that is offered. I don't know of many places of employment that let you take time off at a moment's notice. Most require two weeks. Further, I don't know of many responsible adults that have jobs that are ok with you just cutting out so that you can handle personal business. I actually thought that I was being a responsible adult by having someone view the available properties while I was out of town for work. Guess I was wrong. I know that each property has many potential renters and the property management companies can be choosy. I just didn't think that a property management company would be so rude to a potential customer as to drive them away. Of course, if you want a responsible adult renting your property where they just take off work at a whim, then by all means use this company. read more

Throughout my time there it was fine. they did repairs in a decent time and were friendly. However, after moving out they are being ridiculous with the charges. For instance, they did not like the lightbulbs I used so they charged me for new ones. When i disputed the charges they tried to tack on more charges. I rented from this Property Management Company several years ago. They had some pretty nice Rental Properties. I rented a house out for a couple years with my family. We always paid our rent on time. Anytime we had any kinda maintenance problems. They always sent somebody out pretty fast! The ONLY problem I ever had with this company is once we moved out we only got back a couple hundred dollars from our security deposit. We had to put down the amount of rent. Which was pretty expensive. And once we moved out we made sure our place was in perfect condition. We cleaned & had all repairs completed!!! I understand the normal cleaning charges that every complex & property management company charges. But they basically kept our WHOLE FREAKING deposit!!!! The staff was always FAIR!!! Never had any problems with anyone personally. They just keep your deposit once you move out!! Just wanted to let everyone know!!! read more

Don't rent with Hartwig Property Management. While their staff is nice enough, their business practices are shady, at best, and illegal at worst. When we moved in, the house on 3538 Club Rancho Dr., Palmdale, CA was filthy: there was writing on the cabinets, the cupboards were covered in grime, the microwave should have been thrown away and had holes in it (not sure how that happened, I fixed it myself), the light fixtures didn't work, the mirror was cracked, and there were nicks in the walls. We complained and Hartwig just said to take pictures and then fix it ourselves - they wouldn't charge us for it on the way out. That was a lie. We cleaned that house and then paid $300 for carpet cleaning, and they still charged us $700 to re-clean the house that was filthy when we moved in. I have pictures to prove it. Further, there is a leak in the roof when it rains in the mother-in-law suite. We asked them to fix it on three separate occasions and they never did. I will never rent from them again and neither should you. read more

I had this company manage my property a few years ago. If I could give them a negative 5, I would! Property owners, all this company does is milk you. They push tenants in/out as quickly as possible so that you would pay them to get your property back into livable conditions before other tenants could move in. I had a contract with them for 1 year and during that period, they pushed in and out 4 different tenants. Six out of 12 months, they weren't able to get me any rent saying the tenants aren't paying. Then they kick out the tenants and make me pay $1500-$2000 to get the property restored for new tenants. They always told me that Lancaster is full of bad tenants so it's expected. One time they charged me $300 to change the batteries to my smoke detectors saying it was really high. Bull bc ceilings were only 8 feet from the ground. The company does not focus on helping property owners with their investment. They are out to get what they can from good landlords. Ever since my horrible experience with them, I managed my own property and I have found great and devoted tenants who they seem to never be able to find. Personally, I think they made it difficult for tenants to live there so eventually tenants were pressured to move out. Even when it came to evictions, they wouldn't even do it and forced me to make the 2.5 hr drive to handle it. Beware... Property owners, don't hire them. Renters, don't rent from them. read more

DO NOT RENT FROM THIS COMPANY, unless you like to live with black mold and cockroaches. I rented two properties and this was what me and my family got. They will say anything you want to hear to get you into one of those substandard properties to rent. They even told me they could guarantee me purchase of the property. Well, a year later, the landlord decided to sell and I had to move my family. Upon move out, they fabricated charges, double charged on others, and my deposit was gone. I sent a certified letter to dispute the charges and Hartwig refused to accept the letter. They even tried to say that we owed them money. Renee is quick to demonize the landlord and use her personal problems as an excuse for everything while cursing up one wall and down another. Their landlord was able to get their house ready for the market at my expense. I guess because Hartwig is part of the Caldwell Banking Cartel, they will prove to you repeatedly that they can do anything they want and who can stop them? Hartwig Property Management in Lancaster could care less who they hurt. I've also been in the office to see how they treat their other tenants and they have particularly treated African Americans very poorly, so you can throw in racism on top of everything else. The worst realtor in town for renting. Debie or Debra Patterson she has no heart! On move in the place was dirty...i paint,replaced carpet and blind and electrical switches and outlets and covers..now 7 years later served a 60 day move out notice without reason..then couple days later mysteriously says her brother (a Coldwell banker) is selling house AS IS for the owner. Moving forward we moved out. 3 weeks after served..main reason is because of harassment of wanting to view and show the house without respect to our personal belongings being out & boxed up. Now we get to our inspection and they take every cent of the deposit plus 300 on top of our security....im thinking what? We owe them money! I was prompted to move fast and did with respect as we cleaned and even agreed to let them charge to clean carpets and deduct...but they did take avantage and more with threats of legal action if I don't pay..Be warned do not rent from these scam artists stay away Debbie Patterson is a snake..they take you to the limit with the laws and push it and don't care!...im out 6k to relocate on the holidays because of these clowns. Zero stars from me. Debbie stated at one time how nice the house was and that..she would give anything to have renters like us rent one of her properties....She is a liar and a thief! We rented a property from Hartwig for 3 years (military family). The house was dirty when we moved in, with a greasy substance on everything in the kitchen. I could excuse that for a rental home, and just cleaned prior to moving our things in. When the hot water tank exploded, they didn't offer a quick solution or any payment for the damages. But worst of all, when we moved out we scrubbed the place top to bottom. They didn't pay us back our deposit for months, and after I called back and left messages multiple times (the people who could help me were somehow always out of the office), they said they compared before and after pictures (which they didn't provide to us) and that it was "clean" when we moved in and "filthy" when we moved out. They would not listen or explain further, which was very frustrating since we left it in much better condition than we found it. If you use them, just be aware that they don't care about you, you won't see much (if any) of your deposit again, and there's nothing you can do about it. read more
