    Very frustrating process dealing with this company…read more We were attempting to rent a house and needed to move in quickly. When we contacted them, we were told conflicting things about house for rent. After explaining to us that the property had already been applied to (which they initially said we would be the first to apply) they suggested we wait to pay the fee. However, the next day they called to tell us they needed payment for the application, because there was another house for rent if the first application on the other house was approved. So we then paid the application fee only to have them tell us that both houses had been already rented. I understand applications are first come first serve but we were led to believe that if we did not get one house there was another available. We were also told that if we were willing to sign the lease without seeing the property beforehand, we would have priority over the other applications. This was clearly not the case. The only reason we paid the application fee was because of the implication that our application would allow us to rent one of two properties. They did not call to update us, and it was only after I called them that they indicated that both houses had been rented quickly. They either intentionally mislead us or they lack competence and professionalism. They say the application is good for 6 months, but she said the rentals they have are sporadic. Since we needed to find a place quickly and they had no other properties for rent, the application fee was a waste. It should be noted that based on their misrepresentations, we delayed applying to other places for 5 days. Now I have to find a new place to rent within the next week. I would definitely suggest getting any sort of promises or indications in writing.

    I am convinced this is a shell company used for money laundering because they have put so many…read moredeterrents in place for you to NOT want to rent a property from them and this has been going on for over a decade from the looks of other dated reviews. It's hard to believe but Jon really is as bad as people have said he is. STAY AWAY if you value respectful, professional, HONEST, courteous dialogue between yourself and your rental property management company. This is the first time I've ever written a review on a rental property management company but I felt compelled to inform any future prospects to avoid renting any properties under them like the plague. Jon was caught in a lie when he tried telling my fiance that the property we had put in an application for had multiple interested people and they were cancelling showings for us. He did this in order to create a sense of urgency for us to move in earlier than our move in date we wrote on the application. This was confirmed by Melinda earlier when we were told that we were the only applicants and there weren't any scheduled showings. When confronted, Jon was not shy about letting us know that Melinda would be spoken to FOR TELLING PROSPECTIVE TENANTS THE TRUTH! The first inkling of UNPROFESSIONALISM came when my employer was sent our full rental application instead of just their required portion to fill out. My employers' owners even thought that was unprofessional as they had never seen that happen to an employee when applying for a house and they've been in business nearly 60 years! Jon can't help himself but make rude remarks throughout a conversation, it's like a reflex for him. I won't repeat how belittling and dismissive he was to my fiance but he did not hesitate to inform us that he did not care about us multiple times. Although we were approved, we decided to walk away after experiencing Jon. We realized that if he was this bad before we even moved in, he could only get so much worse after we signed the lease and were locked in for a year. There are a plethora of anecdotes I could share but you get the picture. Hope this helps someone else out from almost making a huge mistake.

They will charge you for damages that were noted in agreement but yet charged for before moving out. Simple words as "dent" in door and turned into "hole" in door during final walk through."Scratched in over turned into "Peeled" Damages were done but charged us for it. The owner is impossible to talk to. Property management owner will show up to property un announced claiming he needs to do an inspection.

    My history with Rubin Properties dates back to 2003, when I first became the President of my HOA…read more My building had been happily using them since previous to that year, but when I became President, I experienced all the reasons why. I grew to become particularly impressed with one of the company's property managers. She was quick to respond to my emails (most times, within several minutes), and would meet my high standards of detail orientedness by copying all involved parties, with every single detail answered, checked, included, balanced, and unquestionable confirmation that the job was DONE. She impressed me even more a few years later when one of our condo owners discovered a leak and we had to do mold remediation. Our insurance company denied the claim, and it was only after this property manager pushed and appealed that they finally conceded and covered ALL the costs incurred by this issue. She personally saved my HOA around $15k - a HUGE win. She also re-negotiated the contract for one of our monthly bills, saving us $1,700 per year. My Board was super impressed with her email on that subject, because we didn't even realize that contract was negotiable. Fast forward a few years, and who do you think bought & took over Rubin Properties completely? My favorite highly detailed property manager, who already had a history of saving us money and providing excellent customer service: Heather Miller. Since taking ownership of the company, Heather modernized with an upgraded website, automatic dues payments, & online access for my Board to view copies of any invoice or payment, anytime. She has used her own high standards as a baseline & has mentored and taught her current team well; all the property managers on her team have consistently given me & my Board excellent support in times of emergency or routine maintenance, for years now. I know that Heather drives her team hard to support clients' needs - and she also rewards their hard work with lunches, dinners and team-building escape room challenges (nice, right?!). Plus during this pandemic, keeping each team member safe & well has been a priority. It makes me even happier to know that Rubin Properties consistently does such a great job for my HOA and our building AND it's a woman-owned business with a healthy workplace culture that values their employees. My Board and I count on Heather, Cesar & the whole team for: Emergency response Routine maintenance Contract negotiation Conflict resolution between owners and/ or tenants Excellent vendor referrals Budgeting and detailed statements Advising us in hairy situations Annual tax prep Keeping our HOA practices legal and compassionate Special project advising & coordinating HOA-related legal advice ...and so much more The icing on this cupcake for me personally is knowing I can trust Heather's opinions when I need to make decisions, or when she guides my Board as we rewrite our CC&Rs. To me, knowing that a strong moral compass exists at the core of our property management company's ownership is priceless.
