Robert and his team…read moreare so thorough and found a multitude of issues with the first property - so much so, that I ended up backing out of the sale. They literally saved me from buying a lemon of a home that would have cost me tens of thousands in repairs in the long run! In both cases, the inspectors walked me through all of their findings and made recommendations for repairs and areas that needed immediate attention. Robert provides an extremely detailed report with photos (and even video in one case), and it was easy for my realtor to select the items to be included in a request for repairs. It also gave me an inventory of less-crucial things I could take care of myself before moving in. Overall, I found Robert and his partner inspector to be knowledgeable, trustworthy, and thorough. Scheduling was prompt and payment was reasonable. I hope to be out of the real estate market for a good while, but would not hesitate to use them again!

Saw items that could be corrected on a punch list for a flipper. But more importantly, he found the concern which was under the mobile home and the foundation. He then did an excellent job walking us through everything and providing a great detailed report. PS the age of the mobile home did not require an inspection - always get an inspection! The second time was to buy a single family home. Same quality service. He coordinated with our real estate agent. He even found the leak in the master bath which was disappointing, but not a deal breaker. Same detailed report which allowed the seller to make repairs with their home warranty before the house closed escrow. I would highly recommend David. He is methodical, clear to understand, detail orientated, and provides a genuine answer. Both times I called and made the appointment and was always able to get an appointment time within a reasonable window.

As a first-time homebuyer, I purchased a 1,501 sq. ft. new construction home on Pioneer Dr. and…read morepaid a total package price of $963 for a full home inspection. The package included a Base New Construction Home Inspection, a Sewer Scope Camera Inspection, a Drone Roof Inspection, and Thermal Imaging. The initial inspection was excellent, with clear videos, photos, and orange markers that helped me understand everything perfectly. I trusted them completely, which is why I scheduled a Follow-Up Re-Inspection ($175) with them and agreed to pay by check, I was satisfied with Joshua's work who did the first inspection showing the exposed wires, and the Black Widow living in the garage. However, I have serious questions regarding how my re-inspection was handled by Robert only showing photos only showing minor stuff from the doors opposed to showing the serious things, and I would like to ask for opinions from other homeowners or professionals. Here is the timeline of my experience: 22nd: Re-inspection Day. The inspector arrived 15 minutes late. I expected a thorough report showing before-and-after photo comparisons to prove that the initial defects--such as water pressure, electrical wiring issues, paint defects, and a venomous spider found in the garage--had been properly fixed by the builder. Unfortunately, there were no before-and-after comparisons provided in the final report. Instead, the inspector just casually looked around and told me, "Everything is good." When we discovered two small spiders during the walk-through, the inspector brushed it off lightly. This prompted the builder, who was present, to make excuses by saying, "There are spiders everywhere anyway," completely dismissing my request for professional pest control for the venomous spider issue. 23rd: Builder Orientation Day. 27th (Monday): Closing Day (Final payment made). 28th: Received the keys. 29th: Moved into the new home. In the end, the re-inspection report I received only contains: Six photos of newly discovered defects that we found together during the walk-through. One photo of the ceiling insulation construction, which I specifically had to ask him to send again. That is the entire report. Is this how a standard re-inspection is typically conducted in the US? I paid for a professional's eyes and expertise to protect my safety before closing, but without any before-and-after documentation, it is hard to know what was actually checked. I am sharing my honest experience to see if this is normal.

Couple days later I go under house and immediately see a path where water has eroded soil around and under a support beam in the foundation. Not one mention of it in the report. Not a picture. So I paid a guy who obviously did not go under the house (and it is on a hill so you can stand and walk under it) and it took a layman buyer to find, with zero effort, a structural foundation issue that may cost tens of thousands to repair. There are many home inspectors out there - I'd move past this company as they are obviously mailing in their effort. I'd have given zero but it won't let me.

He was very thorough, gave detailed pictures, spent the time needed to check everything and listened and checked my potential concerns as well. We also happened to have a random and traumatic occurrence happen shortly after he had begun (teen had a heavy wall mirror drop on her foot and ended up with 3 broken toes). I had to rush her off to the ER and he understood and immediately offered to help and/or come back another time. Thankfully, we had another adult there so it was nice he could continue, but I wanted to point out that we received his full report less than 24 hours later and even though he was headed out on his own family trip, they sent a super kind gift to my daughter who'd gotten hurt! Totally unnecessary, but made her day much better and was a genuinely thoughtful gesture of someone going above and beyond. As yet another positive, when it seems literally everything has doubled in cost lately, his services were much more reasonable than someone we've used before. Buy Right will remain our go to!
