I did not notice until we moved in, but it was definitely visible without needing to move anything. The airflow in one of the bedrooms is almost nonexistent, which should have been noted in the inspection. They also failed to recognize a dip in the roof near the chimney ($2500) which was visible to me the first week we moved in. These would have been deal breakers for us as home buyers.

I had the water, hot water tank and refrigerator turned off because the unit was vacant. Having no idea why the water was turned off he turned it on. He could have flooded my whole unit if I had left a pipe uncapped that he didn't know about. He claimed my kitchen sink drain leaked. It had never leaked in the two years I owned the unit. So when I looked under the sink I saw the the retaining collar had been loosed all the way. This just doesn't happen on it's own so it was very suspicious how it all of a sudden became undone. He also claimed that the toilet bowls we loose from the floor. When I checked them they were solid as a rock, it was only the seats that were loose. If he did find something minor like a switch plate being loose, he would write it down and then put multiple locations but would never say where those locations were. Other write ups I could not duplicate were ceiling fans wobbled. Shower exhaust fan noisy. Yes that's the sound of it working. He has been banned from my condo complex. If your a seller, don't let your buyer use him.

Randy Shores, who claims to be owner of RJ Bennett Construction curiously, was contracted by myself…read moreto inspect and perform post remediation Mold Testing on my home in Mexico Beach. Prior to his first testing samples being taken he was shown the property and extensive photographic evidence of the demolition, content removal, repair, cleaning and reconstruction that had occurred on the property. He was well aware of the fact that I had received a letter of non-renewal (cancellation) from the insurance company and that it was critical that I successfully pass the Mold Test and obtain a professional clearance report to submit as evidence that the remediation was complete. He tested the property on three occasions. On the first the Kitchen and Living areas passed easily with good air quality. Unfortunately, the bathroom failed the first and second round of testing. Thankfully through exhaustive and expensive efforts the bathroom passed on the third attempt. Mr. Shores took several weeks following the successful test to provide any evidence whatsoever of the passing result other than a complex lab spreadsheet which no layman, or insurance company could understand. Finally after much prodding he wrote a curt, cursory half page statement which failed to mention either of the first two tests, any of the photo evidence examined, any of the reconstruction (entire house carpet replacement, 3 rooms with new floors, a complete bathroom with walls, ceiling and tile replaced etc.) as he was well aware was required. Another week went by and then the lying began. He first claimed he was too busy, insulted my fishing hobby, lied that I would have a report within 24 hours, claimed he was waiting on a form from the state and a commission which does not exist and does not provide forms either, and is now ignoring BBB inquiries, Insurance Agent contacts and my emails. Here is a charlatan who is dishonest and whom I recommend that no one ever contract for a Mold Assessment job again. The industry standard is a polished professional report within one day of a successful test, he has failed repeatedly to meet that or any other reasonable expectation. Shame on Randy Shores and whoever RJ is or may be.

They gave her erroneous quotes on things that they had no idea what the cost is. 3 days before closing, the lady backed out because she was so scared. Shame on them. Had they been more professional as a construction company, they could have had her business as well on what SHE may have deemed as a necessary update. The house was found to be completely structurally sound. A few minor safety issues were found and they were fixed for under $100.00. The real estate firm that I used is very affluent in this town. They had never seen an inspection like this before. They will not use him as an inspector for their clients. This is not a very professional company and I would think twice before using them.

Upon moving into the home a long time ice maker leak in a built-in refrigerator was discovered. Cabinets and refrigerator could not be salvaged. Drywall had to be removed and mold remediation required. We then decided we needed to have the house checked by trade professionals. Air conditioning was not working properly. The split type cooling heating system in the sun room did not work at all. Gas fireplace did not work. Inspection stated that the roof was in good shape. But another inspection discovered major damage to flashing that if not repaired could lead to water damage. I might add that insurance is not covering the water and mold damage. We've been living (camping out really) in the house for 9 months and still waiting for a contractor with the time to start renovations.
