The beautiful towering Live Oaks gives it a nature feel and the trees are maintained well. Close to beaches without that sandy feel. Close to town within/ 10 minutes, of show,shopping,and excellent restaurants. I even had my groceries delivered out here from HEB( so you know it's close to town). The AT&T coverage, is 5 bars. The Wifi is over the top and not the usual spotting reception that is usually at RV parks. It is maintained with sprayers , every few weeks for bugs, the grounds are maintained by professional movers, so it kept top notched. As previous owners of a RV park, i know what to tune into, and i will proudly give Live Oak RV park a 5 start rating.

It's terrible. I thought I'd have a bad night with my 3 month old....& this is worse! The entire park is gravel, and holds standing water after a rainstorm. The 15/20 amp is blocked from use, thankfully we had a 50 amp converter. We were told to go to one site (without a map) and finally found it and someone was in it. Called the office and was redirected to a spot behind us and had to circle back around. Not a great experience but thankfully we're just using it as a place to (attempt to) sleep while we're visiting family in town.

Having stayed in parks from Seattle to here, I don't say that lightly. The beautiful oak trees provided a neverending stream of unique birds that were very amusing. The proximity to the gulf provided a great place to relax with a cool breeze. Scanning other parks close by showed us another beautiful place with a 450.00all inclusive rent. We are grandfathered in so our rent won't ever change. As a cancer patient I make several trips for treatment in Houston. There is a clinic close by. Electricity, surge protector is a must...ours activated three times in a two day stay, shut our camper off, the protector marked it as a brown out .... granted there was a windstorm but better safe than sorry. We ended up having to cut our stay in half because we needed to take our camper to the factory as we had some wind damage, naturally I did not expect any refund and did not receive one.

On special weekends they have bands play at the bar. The beach is easily accessible right across the street. They have a spot to rinse the sand off when returning from the beach. Rentals available for golf carts & kayaks. The management does a great job communicating with guests on a daily basis with the activities for the day making it very convenient. I recommend you bring mosquito spray as they come out at night sometimes. Also recommend to bring a wagon to carry things to beach and firewood & lighter fluid if you want to make a fire on the beach. This is our favorite place to camp at during the summer!

They have a nice laundry facility, game room, showers and restrooms. They had conveniently placed trash receptacles that were emptied in a timely matter daily. I like that we were just minutes from the activity on the island, yet we felt we were away from it all.....peaceful. There is an upper deck with lots of seating to enjoy the sunrise or sunset. We plan to go back again next year....
